Oh… it’s one of those price reductions. A “nudge nudge wink wink” kind of price reductions.

But what really caught the attention of O.S.C. was the comment about walking distance. According to Google Maps, this is a .8 mile walk to the Redwood City Caltrain station. It requires a pleasant walk down bucolic and peaceful streets like Broadway and, the street of royalty, El Camino Real.

Is this considered walking distance by your standards?

Hey, the house that caused a 210 post-war… is BACK ON THE MARKET!

Surprisingly, it never sold at 1.05 million. Shocking, I know. Zillow lets us know they stared out at 1.14 million. After 3 years of watching housing tank they think that their precious house suffered a terrible loss of almost 17% and they’re now offering it for $949k. How generous of them! While other markets suffered 30-60% losses, Belmont is so special that 17% is a gift to the buyer!

It’ll be interesting to see if they manage to move the house this time. If the bought it for 750 and truly ripped it down to the studs, they’re probably selling it at ‘cost’ now. 200k for redoing everything in a house plus the outside seems about right. Unless you live somewhere non-special, where 200k would buy you a 3,000 sq foot new build.

I don’t think you understand this Spring Bounce idea, sfbb,  You see, prices in the RBA always go up.  Guaranteed.  That’s why this house is shaped the way it is:

Stop me if I have this wrong, but isn’t this seller asking for almost a million bucks for a glorified box?  Face it, every child’s drawing of a house has something that this house is lacking in.  Maybe you can look at the listing image above and figure it out.

Anyway, I headed over to Zillow to find out the asking price from 2009, and discovered that there was a Make Me Move price on the house.  And it was $970,000. Now, Make Me Move can be complete utter Wishing Price, as there’s no obligation to sell it just because you entered it into Zillow.

Only this seller decided that the Make Me Move Wishing Price was a perfectly good place to start as an actual Asking Price.  We can see just how well that worked.

So after such drastic price cuts as 2% followed by 1%, the seller takes the listing off the market completely… and then it’s back two years later.  It’s back at its first price reduction, which shows the seller really hasn’t learned a danged thing in two years.

Somebody buy this and Make Them Move, because they aren’t going to do it on their own.

imageYes, it might be SubPar, but it’s still a real 10+!  And the garage is an amazing playroom with heat and air.  That’s amazing alright.  Most of the houses I’ve looked at didn’t have to call out that they had a breathable gas mix.  Maybe in Menlo Park the atmosphere is so rarefied you had better verify before submitting an offer.  Perhaps that’s why the lighting is receessed.

You do realize that they’re saying this house is much too valuable to waste any space for parking cars.  Let’s see, viking range (small v), check, stainless steel appliances, check, granite counters, check, what’s missing?  Pergo?  Hummer on the driveway?  Letter from a would-be buyer?  5% first mortgage and 15% second, with no out-of-pocket?  How about what the 2004 sellers pulled off, listing the place for $795K and selling it for $904K?  Is this place worth more now than it was then?  Remember, the garage is an amazing playroom and it’s in an amazing family neighborhood. With schools, even.  That’s almost as amazing as the heat and air.

You remember the phrase “the value is in the land”?  Usually that’s said when calling the house a crapbox is an insult to outdoor toilets everywhere. Let’s just say that today’s land isn’t much to talk about, either.  So, where is the value?  Because today’s house is a value!  Read on to find out if it’s a positive or a negative value.

Well, it has a kitchen.  At least I think this is a kitchen.  It’s hard to tell because while it has cabinetry and counter-like fixtures, this room seems decidedly short on luxury kitchen-type appliances. You know, such as, say, an oven or a refrigerator.

It’s got a sink, okay?  Plug in a microwave next to it and you can make all the ramen you want.  And you don’t need a fridge for PB&J.  What’s that?  You do?  You’re just not being flexible enough.  There should be room to keep a small ice chest in one of those cabinets.  Store the peanut butter and jelly jars in the cooler.  Problem solved.

What?  You’re worried about where to get more ice for the cooler?  Right here:

imageSee that circled area at the bottom?  That’s a Mini-Mart at the gas station.  See that school between your future house and the Mini-Mart?  That school is the reason this architectural armpit has a wishing price of $930,000.  You are not buying this house unless you have at least one child who will attend every one of those Three Good Schools.  So make the little brat bring home ten pounds of ice for the cooler every day.  It’s the least the ungrateful wretch can do for you after you spent almost a million dollars for public school.

imageThe value of this place is not in the land, as the backyard demonstrates.  The value is obviously in The Three Good Schools.  And proximity to the Mini-Mart.  And so convenient to the freeway and the Los Altos Border!  Why, Caltrans has installed a handball court right across the street!  So not only will your kids attend The Three Good Schools, you need not waste money on sports leagues or appliances!

imageYou know those other homes with all three Good schools you’re supposed to compare to this one?  They not only cost more, the kids living there will have to travel much further to play handball for free.  Every time you look at this sound wall handball court (which means whenever you leave this house), you can pretend you’re living in an exclusive, ivied walled compound, just like in Atherton.  A very, very large one, because it’s so Full of Win.

Yes, you read that right.  This house sold for 15% less than today’s asking price… nine and a half years ago.  So if this house goes for the wishing price, the owners will have made a whopping 1.96% a year on their investment, and if we take out the standard 6% for the agents’ commissions and 1% for moving and related expenses (7% total), that’s a net profit of 1.18% a year.  I bet they’re so glad they bought this house and not a bag of useless gold coins!

Sure it’s on a busy street, just one house away from an even busier street.  I guess neither of those streets were busy in 2001 when it traded hands then.  Yeah.  That must be it.

94087 used to be in the RBA, but this house ensured that zip will never be invited back.  This traitor to doubling every ten years sold on 10/31/2001 for $680,000.  It was listed in April 2009 for an unknown amount, and taken off the market in October.  October 2009.  Then it was listed again for $998,888, with the price reduced to $950K in March.  Taking away all those eights didn’t improve its luck.

Maybe the problem is the vanishing second floor.  When you look straight at it, it disappears.  It even fooled the GoogleCam.  You can see daylight through the trees.  That’s just like not seeing a vampire in a mirror, only it’s a Halloween house and a camera, and you can see the bottom floor fine.  Plus all the trash cans!

Meanwhile, the poor lonely house is still waiting for a suitor.  Can you give it some dating advice before another Halloween passes by?
