This is "JL" in Alameda, bringing your attention to a crazily-priced home here. This 3bdrm/2.5 bath house just went on sale and is priced FAR over anything on this street has gone for in years — at $985,000!!

Granted, it’s a nice house with a great backyard, right out on the Bay. Also, it’s probably the nicest remodel I’ve ever seen of this 1960s-era house (there are a bunch with the same 130820-bayview-rectangleslayout on this street). But you can’t remodel away the fact that it’s still stuck to another house! These homes are all "duets" or whatever you call them — two houses that share a wall.

The history for this house may shed light on the high price — the owners paid $1 million for it in 2005!!! Insane. So maybe they’re just trying to use the latest bubble to recoup some of their loss from the last bubble.

Stayin’ Alive in Alameda: Not just a good idea, it’s the law!

Burbed is the best! I had to pass along an Alameda listing that has generous and inexplicable amounts of fail.

First, there’s only outside pictures. Never a good sign. But the best thing is the description. Granted, I think we may have a non-native speaker as the writer, but the last line is hilarious no matter what.

130210-mcdonnel-streetviewThe strange thing is, this looks like a nice house. The redfin Streetview link takes you to a street over a block, but if you go to Google street view directly, it shows a decent-looking place. So the Redfin listing could have been nice, but instead was awesomely bad.

Awesomely bad? It’s not every house that’s not just part of a cookie-cutter tract but a gol-durn “duet home” in a cookie cutter tract that can call itself “one of a kind”! Now that’s awesomely something!  Plus there’s insurance in the front yard! The $365 a month HOA fees are just the cherry on this Win Sundae!

We tried to find the collection of “only outside pictures” without success.  Other listing sites either had the photos removed (with the listing marked as off market) or a slightly different set of photos, inside as well as out.  Here are a couple more, just in case Redfin yanks these bright and early Monday morning.

Unfortunately, would you believe this property was delisted, we swear we are not making this up, the very day we head off to Redfin to write it up?  Which means we don’t know how many days it was on the market for but about two years.  We’ve already done a property that was sitting on MLS for four years!  And this one for more than three!

But while you may be at sea here, the agent says it’s close to everything: BART, ferry, train, and Fwy. It’s even closer to the Posey (underground) tube.  The map clearly shows it runs right underneath you.

Meanwhile, we looked high (Zillow) and low (Sawbuck) for the newly pulled listing without much success.  Here’s what we found in Google cache, but it appears to be a completely different floating house, despite the listing history lining up perfectly.

121031-court-kitchenGood news! We’d hoped a house that’s 107 years old would have at least one appliance eligible for Social Security.  Better buy it quick before Congress decides to implement Dishwasher Death Panels.  We hope the paneling will match the engineered floors.

Here’s what J thought about this property:

Here is a question to ponder: investor buys house. Puts some money into it. Then ups the price – was it $400,000? No, more. Be that as it may, for that huge profit, do you think they could hire a real photographer? One with a clean lens (photo 9)? Who can take a bathroom photo without appearing in it (photo 10)? This is in a lovely neighborhood but I predict it will sit. Something about that 3,000+ sf house on a 4,000 sf lot does not bode well.

It’s raining instant equity!  Bunus: Buy this house for almost a million dollars and you get to choose whatever washer and dryer you want!  That’s right, hookups only.  Super Bunus: Zillow sez: “This home is done! Just move in your belongings!”  Laundry appliances are belongings, too.

So first, let’s first admire that Water view we were promised.

Get out your FasTrak box, we’re crossing over to the East Bay today!  Thanks very much to Burbed reader J from Alameda, who reminds us that anyplace, no matter how unlike the RBA, can be Burbed-worthy.  Remember, if a property is in the Bay Area, it can be Burbed too!

Here’s why J sent in this Alameda amazement.

Not RBA but perhaps Burbed worthy. So, it’s a partially finished remodel – not new news that someone ran out of money.

However, the photos. It’s sort of ‘staged’ – table in dining room, cabinet in living room, bed in bedroom (did not have time to get the comforter on right). The stair photo – written on the top stair is ‘keep out’. Finally, the lovely wall mounted fire extinguisher near the window in the other bedroom. Fascinating what an agent does, or does not bother to do.

You know what that lonely table in the dining room reminds us of?  Those abandoned real estate as art photos by Edgar Martins.  The bedroom photos are suggestive of his work as well.  Here are the two J mentioned above.

What does $1,199,999 buy Alameda these days?

Thanks to Burbed reader RinkRat for this find. Now, as we all know, Burbed doesn’t do a heck of a lot of East Bay – let’s face it, it’s not really Real Bay Area.

But if this is true, then perhaps it is time to reevaluate that and include Alameda in that designation!

Anyone familiar with Alameda and can share some of the biggest selling points of that area?

Looks nice huh? Those floppers did a really good job on the outside, what with all that beautiful resin lattice work ($20 a sheet from home depot). I see no reason they shouldn’t expect a 200% return on their investment in a little over a year.

Uh, Adam – Alameda is prime. The sheer fact that it’s in the Bay Area means it deserves returns like that. Now, granted, it’s not as prime as Milpitas, where some houses appreciated $1500+ per day (check back next week to see this!) – but still, it’s special here.

I predict this will double again next year. It’s inevitable especially with the strong job growth here!
