CONTRACTORS DREAM! in Fremont

Happy Monday! Let’s get back to some housing win by sticking our toe just the teensiest bit into the East Bay. Noooo, we don’t mean Oakland or Berkeley or Richmond. We mean just over the Alameda County line but almost in Silicon Valley: Fremont! Or as our hard-working real estate professionals call it: Fre-tastic!*

FIXER UPPER! HANDYMAN SPECIAL! CONTRACTORS DREAM! TWO HOMES ON ONE 10,000 SQ FT LOT! 880 SQ FT SHOP! LOTS OF PARKING! CHECK W/ CITY REGARDING POSSIBILITIES!

130915-mission-cabinets* This is somewhat of an exaggeration on our part (by which we mean a complete lie). We don’t know anyone who calls the city Fre-tastic, although we did overhear one realtard tell a client that this area was Fre-netic. That’s good, right?

And speaking of good, this will be an awesome house for any small children you happen to have lying around. Not only is the playground all set up in front, look what’s in your back yard!

130915-mission-railway

That’s not just ordinary railroad tracks, but a railroad station for Niles Canyon Railway. Yes, good old-fashioned trains, in your very own backyard! Or close enough to smell them, anyway! Whoo-whoo!  Oops, we mean WHOO-WHOO!

CHECK W/ CITY REGARDING POSSIBILITIES!

Look beyond the surface in Sunnyvale

Okay, back to properties! There’s only so many times we can talk about commuting, or gentrification, or rising rents, or Facebook stock options. Instead, let’s have a look at this honey of a house that Burbed reader mtv-renter espied in Sunnyvale!  Oops, missing in action on Redfin… hellooooooo, Movoto!  Who says it’s still Active, even though Redfin says it went Pending Do Not Show ten days ago!

130909-remington-movoto693 W Remington Dr
Sunnyvale, CA 94087
$799,999

Loan Payment: $3,148/mo
Bedrooms: 3
Bathrooms: 2&1/2
Size: 2,015 sqft
$/sqft: $397/sqft
Type: Single Family House
Year Built: 1966
Lot Size: 6,000
Days on Movoto: 21 days
Neighborhood: Sunnyvale
MLS#: 81330762
Status: Active

Look beyond the surface and you will see that this property has a ton of potential. Large deck off kitchen overlooks what can be a lovely backyard. Separate dining and family rooms both with sliding patio doors to the backyard area. Walk to shopping and Las Palmas park * Cumberland Elementary, Sunnyvale Middle schools

130909-remington-floorBut let’s hear more from mtv-renter.

I thought this place might be burbed-worthy. I love the Realtor ™ description.

Yup, you definitely have to look beneath the surface – a surface of dust, dirt, grime, and age. Despite all that surface, though, it’s a wonderful $800k diamond in the rough on a crappy intersection in a crappy part of Sunnyvale. These days, anything under $1M is a bargain!

Not just a bargain, a ton of potential!  Let’s examine several pounds of it.

130909-remington-good-housekeeping

Did we mention this house is on a busy street? So many people will admire your new home every day!  We had some follow-up conversation with mtv-renter on the house and hood:

Yeah, you’re right, it’s not that crappy of a part of sunnyvale. I exaggerate about Sunnyvale because I don’t like it much after looking at a lot of houses there; few neighborhoods are walkable to anything but your car, and the downtown area, despite much development, feels kind of dead.

130909-remington-streetview

Also, check out the street view image for this house. The realtor used every trick in the book to make the house look like it’s a palace on a large lot: wide angle lens and a very low point of view to make the bushes up front seem like they’re hiding a large house far in the distance. In reality, that long walkway up to the entry-way is just a crooked asphalt footpath, and your neighbors are close enough to smell them on a hot day, which probably happens a lot given the lack of insulation in these places :)

Thirteen Forty Seven: Diamond in the rough part of Old Palo Alto

Yesterday’s house didn’t seem to do it for our readers, or at least the readers who enjoy commenting about properties featured on our site. So today we’re going back to a tried but true perennial: the Palo Alto crapbox, with bunus WTF pricing.  And no, we don’t mean that the way you think we do.

Thanks very much to Burbed reader Michael Boltonestater for sending in today’s house. Oh yeah, one more thing.  PENDING!

130826-alma-movoto1347 Alma St
Palo Alto, CA 94301
$625,000

Loan Payment: $2,423/mo
Bedrooms: 2
Bathrooms: 1
Size: 848 sqft
$/sqft: $737/sqft
Type: Single Family House
Year Built: 1925
Lot Size: 1,100
Days on Movoto: 8 days
Neighborhood: Old Palo Alto
MLS#: 81329852
Status: Pending – Do Not Show

Diamond in the rough! Contractor special for a property that needs cosmetic and some possible structural intervention. Price reflects condition. Many possibilities! Don’t miss this great opportunity!

130826-alma-framingDid you say possible structural intervention? Say no more! Nothing like a real challenge to whet the appetite on a Tuesday morning, because the usual shortcomings of a busy street and Elon Musk’s Hyperloop right across from it aren’t sufficient. And if you think that would scare anyone away, think again! How many other properties on 1100 square foot lots went pending in 8 days?

We were sure than lot size was a typo until we took a look at the aerial view.

130826-alma-satellite

This is a one-story house, 848 square feet. Looks like a similarly-sized house shares the lot. 1100 could well be correct. But, seriously, is any price too high for your own quarter of a tenth of an acre in Palo Alto?

Fixer Upper in Mountain View, $50K over asking

Yes, we love Mountain View. Not only is it Close to Google, all those highly paid Googlers can duke it out for the privilege of buying excellent properties like this one. Thanks very much to Burbed reader dollarbin for this amazing find.  Oops, gone!  Sorry, and thank you for playing!

MLS#: 81317367

Central location. Fixer upper in Mountain View CA. 3/2 Needs some TLC. 7000 sq ft lot. Home can be lived in right now but eventually needs windows and roof work. See all reports. Private back yard, fireplace in family room. Garage conversion done years ago with permits making this a large living room for your family. Ice block tiles in master shower. Needs carpeting and paint.

Take it away, dollarbin!

130716-nedson-iceblockI don’t tour many homes these days, but this one is close and my curiosity got the best of me. Photo #8 does not do justice to the unevenness of the master bedroom floor. Don’t be fooled by the Cul-de-Sac address, the bedroom windows look right out onto busy Middlefield Rd.. This one shouldn’t stay on the market, the listing agent told me they already had an all cash offer for $800K after one day of open house, and they expected more and higher bids to come.

130716-nedson-tilefloorIt’s kind of funny, I came to burbed in 2011 so I only experienced the last bubble in archive form, but it seems like these Mountain View listings are exactly like the kind of WTF listings that we saw in Palo Alto back in the early days of burbed. There might be a few of these legacy crap-shacks in PA still, but I guess now they probably are just quietly sold as teardowns, whereas prices have finally risen in MV to tempt the truly unsell-able stock onto the market.

You keep using that word, unsellable. We do not think it means what you think it means.

Live in a million dollar city… for under a mil

We just noted that the cost of a median single family house in San Francisco is now a million dollars. So we really appreciate this contribution from Burbed reader sonarrat, who found us a bargain in Baghdad by the Bay. (Warning: Old Herb Caen references indicate blogger is older than the dirt you won’t get with this property.)  Let’s see what’s selling in San Francisco!

Gorgeous period details include softwood floors, high coved ceilings, & moldings. Lovely, bay windows with views of trees & the city. The unit has abundant natural light, good closet space & additional storage. A short walk to the Valencia St. Corridor, the Castro, Mid-Market, MUNI & BART.

130605-octavia-distressedNo land, and it’s a Tenancy In Common? What could possibly go wrong? Let’s ask sonarrat.

Burbed doesn’t visit the City by the Bay all that often, but it’s worth a visit now and again. And if you play your cards right, then you, too, might be able to enjoy the round-the-clock traffic jams, endemic vagrancy, picayune city ordinances, and high prices that make San Francisco so great. Because what says you’ve arrived better than living in a city that hardly anyone can afford to tolerate?

Aw, you say that like it’s a bad thing! Look at how this living opportunity is close to everything!

130605-octavia-aerial

If you’re providing services to mobile temps working from their cars (and seriously, who among us isn’t?), you can’t beat the location! You’re the first stop off the freeway!

Bay Area Bubble 4.0: Past Peak in Oakland

We keep hearing from supposed real estate experts who want to assure would-be buyers that This Time It’s Different and There’s No Bubble Here. And we’ll be here to keep reminding everyone that in the Bay Area, Where It’s Special, There Most Certainly Is A Real Estate Bubble.  There’s been one before and there’s one again right now. Today we have yet another in our continuing Exhibitions of Proof Beyond Ultimate Proof.  Thanks very much to Burbed Reader Bob in Oakland for sending in this luscious listing!

MLS#: 40611221

Very charming craftsman bungalow with abundant period details. Just blocks from Peet’s, Trader Joes, Farmers Market, Arizmendi and the Transbay bus. Large terraced back yard ready for your creative touches.

130602-mandana-kitchenLet’s listen in as Bob talks to himself, because nobody in their right mind would leave the Real Bay Area to visit Oakland.

This one just sold for more than at the peak of the last bubble: $720,000 this year, vs $677,000 in 2006.

The underwater seller sold it last year (3/23/12) for $465k.

Without any work having been done (at least, there was none mentioned in the listing), it listed on April 18 this year for $569k.

130603-mandana-kitchen2Redfin associate says ‘interior shows well, but could use some updates, especially the kitchen. Floors are a bit wonk.’

Went pending 11 days later, and sold for $720k.  Whoever sold it last year got taken, big time.

No bubble here folks. Just move along. Nothing to see.

130603-mandana-mapIt’s a decent part of Oakland, but a reasonably busy street…

Although at these prices it looks like the Real Bay Area is visiting after all.  And why not? This house is much closer to the Trestle Glen and Lakeshore neighborhoods than Crocker Highlands, but if it can go for 27% above asking in 11 days, why not choose a community 27% more impressive as well?

They’re on their way with the 27% busier street, now with more yellow on the map! Let’s see what your creative touches can do with that.

Two Two Too Good To Be True Home in Santa Clara

It’s been far too long since we’ve heard from Burbed reader Petsmart Groomer.  Today’s superlative siting is situated in supreme Santa Clara! Let’s hear it for those low-cost utilities, yayyyyyy! Notice we’re using Zillow today? There’s a good reason: Redfin’s already yanked the listing because… yup, PENDING!

Too good to be true home. Tremendous amounts of living space, huge backyard on prime culdesac with CUPERTINO schools. Inspections show this house is in great shape. Heat/AC, hardwood floors, CAT 5 wiring, special sound resistant windows and walls, black out shades, Audio.Visual tech dream home, granite counters, surround sound, etc. This home will not last long. Office area is built in & stays.

130530-claremont-tvWait, what’s this about sound resistant windows and walls and black out shades? This makes it a too good to be true home?

Those shades aren’t even black! We think the agent is pulling a fast one here. Same thing with the “Audio.Visual tech dream home” when all that’s visible is a giant-ass flatscreen. For all we know those cabinets are full of useless things like cinnamon and pastry bags.

130530-claremont-locationWe did determine why they mentioned the special sound resistant windows and walls, though.  Location, location, location! Hoe Lee Crap, this house is on a six lane major thoroughfare next to an eight lane major expressway and an eight lane freeway.

This is a rare location fail trifecta: Busy street, expressway and freeway. Plus it backs up to a commercial zone.

Now what would you pay? Not only is Santa Clara hosting million dollar houses, but million dollar houses in challenging locations! Can you imagine what you’re going to have to pay for a house near nothing but other houses?

If you think we’re exaggerating about the commercial zone, check out what you see when you hit Redfin right now.

Go on over there, click on the map to make it full size, and note where you find yourself. This home will not last long, indeed.

130114-pruneridge-lotlinesWow, was that listing copy written by an attorney who doesn’t want anyone to notice the details? Or perhaps a claustrophobic, because whoever typed that in is afraid of spaces.  Now let’s have a good look at this opportunity with an existing 52 year old house that encroaches on New Property Line.

The red line appears to be for Lot #1, the bigger 8614 sf parcel. As you can see it cuts through the east side of the existing house, but fortunately, it did not bring the cooties of Santa Clara Schools all the way to the front door.

Yes, we hope you noticed that Lot #1 is Cupertino Schools and Lot #2 isn’t.  But wait! There’s more!

130114-pruneridge-satellite

See those little words in the driveway?  Yes, technically your driveway is an actual city street that ends a few feet before the back fence.  Here’s another look at the neighborhood.

So not only do you have one house with several inches on the other lotline, you also have a named city street taking up most of it.

How are you going to design your way out of this configuration?  We assume one of the lots boasts a Portal to Hell for extra storage.

One other solution: Street Fair Every Day.  Now we’re talking Serious Opportunity!  Call up some of those Gourmet Food Trucks, have them kick back some of the take, and you’ll be paying this place off in no time.
