Yup, you definitely have to look beneath the surface – a surface of dust, dirt, grime, and age. Despite all that surface, though, it’s a wonderful $800k diamond in the rough on a crappy intersection in a crappy part of Sunnyvale. These days, anything under $1M is a bargain!

Not just a bargain, a ton of potential!  Let’s examine several pounds of it.

Did we mention this house is on a busy street? So many people will admire your new home every day!  We had some follow-up conversation with mtv-renter on the house and hood:

Yeah, you’re right, it’s not that crappy of a part of sunnyvale. I exaggerate about Sunnyvale because I don’t like it much after looking at a lot of houses there; few neighborhoods are walkable to anything but your car, and the downtown area, despite much development, feels kind of dead.

Also, check out the street view image for this house. The realtor used every trick in the book to make the house look like it’s a palace on a large lot: wide angle lens and a very low point of view to make the bushes up front seem like they’re hiding a large house far in the distance. In reality, that long walkway up to the entry-way is just a crooked asphalt footpath, and your neighbors are close enough to smell them on a hot day, which probably happens a lot given the lack of insulation in these places :)

Plus the backsplash design in the kitchen will wake you up every time you enter the room.  It’s not that the colors are particularly objectionable; we’re just not sure that design goes with the alder, the bamboo, the quartz and the stainless.

We haven’t even gotten into the slate.

So, nice open Eichler plan, recent remodel of a 50 year old house.  Ready to plop down almost a mil for the second best elementary in the Sunnyvale school district?  Maybe you should first check the location, location, location.

Because living on the corner of a secondary arterial and the route to a park and tennis center means the whole city will have many opportunities to admire your hedge!  No wonder it went pending — BOOM!

Here’s a moldy oldie that got stuck to the lining of the ol’ Burbed inbox.  Of course you can no longer buy it since it went pending in ten days and has now sold. brooklineThere’s no doubt that the Real Bay Area is hot, hot, hot!  But even here in the Corridor of Not Quite (which hugs El Camino Real), there’s hard evidence of overbidding.  This house sold for 7.5% above asking!  How else can anyone explain the sale price for this home that doesn’t have Cupertino schools or even the best Sunnyvale elementary?

At least the photographer did a nice job lining up photos 3 and 4 so everyone could really enjoy that pitched roof.

Too bad the same care wasn’t applied to the HDR.
