Complete interior remodel, new maple kitchen cabinents with granite counters. Remodeled bath. .. .New hardwood floor and new berber carpeting. .. .New Roof, all new windows and landscaping. .. extra large lot. .. property is set back from street. Open house Sunday July 1.. .. from 1-4

120702-alameda-livingroomI pass by this house frequently.
It was always interesting – it lacked a fenced front yard, it sits on small weirdly-shaped lot with lots of shade along Alameda (and only about half a block from the fire station).
It was one of those houses that you could look at and think ‘hey, mine’s not THAT bad’.

Then it got put up for sale earlier this year and (surprisingly, to me at least) sold relatively quickly.
I saw the new owners were doing some work but instead of living in the house – a new ‘for sale’ sign appeared and I thought ‘ok, so someone is flipping it’.
I decided to check out what they wanted for the house.
They are asking for $679K which is $179K more than what they bought it for.

120702-alameda-kitchenDid the remodel really cost that much?  I assume the investor wants a 50% return on their investment so that would give an estimate of $90K in remodelling costs?  Too high?  Too low?
Would Burbed readers pay this for the house?  I mean, you get good San Carlos schools, easy access to a few churches, the fire station nearby and walking distance to the annual ‘CandyCane Lane/Xmas lights extravaganza’ held on nearby Birch lane….but is that worth $679K?

It’s not quite the cheapest house in San Carlos but it’s almost (I found a 1/1 listed on redfin for $610K but it’s further away from downtown and the Xmas lights extravaganza (and I can’t testify to the availability of churches, fire stations and other amenities)….

3 bedroom 2 bath home with lots of upgrades. Hardwood floors under carpet, recessed lighting, new stone fireplace, new tile entry, and kitchen floors. Large lot with big backyard fully landscaped. New french doors in Master bed. Great quiet neighborhood in White Oaks school District. PRICED TO SELL!!

120212-oakview-wallHere’s what Divasm had to say about this luscious listing:

So what’s up with this house? Here’s the Realtard description: 3 bedroom 2 bath home with lots of upgrades. Hardwood floors under carpet, recessed lighting, new stone fireplace, new tile entry, and kitchen floors. New french doors in Master bed.

120212-oakview-window-viewNow it’s important you read that carefully and try to picture it in your head. Sounds delightful right? That’s the chance you will get online to see it because of the 9 photos on the listing, NONE of them show the inside of the house! There are views from the inside of plants in the yard, views of the neighbors across the street, but nothing inside. What are they hiding

I suspect a portal to hell. Anyone else?

I would have liked to see the new french doors in Master bed.  That’s a different kind of Portal to Hell.

Classic charm to create your personal dream home. 2 downstairs bedrooms and an additional room w/ seperate entrance to be used as an office, den or exercise room. 3 upstairs bedrooms – 1 Master and 2 others that are 17’x15′. Enjoy cozy family dinners in the kitchen or family holidays in the dining room. Relax in front of the living room fireplace. Value beyond the sales price.

Thanks to Burbed reader A.E. for this find!

Sure the description above is on par with Don Draper’s famous nostalgia speech, but A.E. submitted this additional descriptional glory:

The Upside

This home could price out in the high $1.5 million based on the sq ft price model. Even when you adjust and compare homes with larger lots, the value could still be in the $1.4 million dollar range.

To be honest, this home has not been updated while most of the homes currently for sale have been. While these homes were upgraded based on the visions of the previous owner, you have a chance to give your client the opportunity to create the reality of their dream home.

We understand the hurdles involved in buying this home. The property is currently rented. The tenants have been given notice.  In addition to the needed upgrades, there are Section 1 repairs that should be completed.  This is the primary reason for the reduced price of $1,295,000.

The seller has offered to credit your buyer $40,000<
u> at COE
to help cover closing costs, repairs and or upgrades.

The seller is interested in entertaining all reasonable offers.

Let’s Forget the Price for a Second

Consider the opportunity for your client that wants a large and flexible living space.

Wow… watch out Palo Alto, San Carlos is gunning for you! Look at how flexible the buyer is – they’re even willing to give you back $40,000!

Frankly, this is an amazing steal! And, when you move in, look at how you will benefit the city and state:

image

Congrats! You’ll be adding $10,651 annually to help dig the state out of its economic crisis!

So do your patriotic duty this day before Thanksgiving, and buy buy buy this house!

Thanks for Burbed reader Rink Rat for sharing this!

Here’s what he had to say:

Oh my god.  Now I see where the term “Realtards” comes from.  Take a  look at MLS 80921524. It has been on the market since 6/17/08 —  basically a year — under a variety of brokerages.    So what do they do to convince people to buy a house that’s obviously massively overpriced?????  They drop  it $10,000.  I can hear the stampede of  buyers from here….

Could someone please call the police in San Carlos to let them know about a possible pending riot. I can see it now, hordes of people are going to descend on this house from San Jose, Washington DC, Seattle, Shanghai, Moscow to snatch it up before it goes off the market.

Traffic is going to be zoo. They’ll need riot gear.

Once this house goes off the market, it will be like the sun imploding – there will be no hope left. People will freak out. 4 horsemen, and all that.

$10,000 has already been droppped from the price. The warning shot has been fired.

Be prepared. Strap on the kevlar before you go.

Any predictions as to what will happen on 7/1?
