It’s a grand old flag in Menlo Park

Today’s fantastic find has been brought to you by Burbed reader Pralay.  Remember, if you find a listing that makes you wonder how some real estate agents could call themselves professionals, send it in!  We’ll show it as much Real Bay Area love as we can.

150 ft long private tree lined drive way leads to this 3-yr new custom built nestled in matured trees. 1 story home w/ 5br, 5baths. 1/4 acre lot, Min. 9′ceilings, 8′doors. Gourmet Kitchen, Crown Molding, hdwd flr, A/Cm intercom, central vacuum, alarm, custom steel entry door, Sub zero refrig, body sprays. .. & more. ..

120222-oconnor-propertylinesHere’s what Pralay had to say about this Menlo Park pick:

There are some interesting properties in this area. Essentially it is a house in someone else’s backyard. I am not sure how the lot size be 10,822 sqft. It that *was* the lot size was divided into two? "Custom built", "Gourmet Kitchen", "Crown Molding", "Custom steel entry door" and most importantly "Sub zero refrig". Built in 2008. Too bad, the owner is not able to enjoy for little bit longer time, as he has to sell it to cash in "Facebook effect".

Wow, a 150 foot driveway!  That means you get to drive past the house in the front yard.  But the best way to check on how true the quarter acre lot claim is?  Zillow.

image

120222-oconnor-drivewayZillow makes it easy to click on every house in a neighborhood and quickly see the important numbers, including house and lot size.  And that claimed property area looks reasonable, given what the surrounding measurements show.  We’ve seen homes piled three deep on one lot while the agent claims every square foot of the original grounds. Alas, that didn’t happen here.

But all is not lost with this listing, despite the 10,000 foot lot size being completely legit.  By going to the Zillow map, we also notice the lovely mansions right over the back fence, complete with Palo Alto address, Eastern division.

So you can assure your colleagues that you have arrived, because you’re in a neighborhood of much more expensive 32 bedroom homes.

Bonita Means Pretty, and so is this Place: Pretty Awful

Thanks to Burbed reader Tracy for this, um, well, I guess you could call it a house.

338 BONITA Ave, San Jose, CA 95116
$354, 250

Two story, with separate living quarters on second floor. Has great potential, some updating completed, needs finishing. Property is situated at rear of flag lot. Single family, zoned R2, 2828 sqft interior, 7054 sqft lot per county records, buyer to verify zoning, permits & all square footage.

Here’s what Tracy had to say about this, um, delightful domicile:

Weird flag lot
Strange prices

imageOh oh.  When the listing says a lot is one size and the realtard says ignore that, it’s actually five times bigger, we know there’ll be hijinks aplenty closing on this one!

Also, if the listing figures are accurate, that means the FAR is 2000 sf/1332 sf = 1.50.  I don’t know what the allowable FAR is on an R2 lot, but I suspect it’s a lot lower than that, like maybe on the order of 0.5.

Plus it’s a really patriotic house.  Not only will you be rescuing the economy by purchasing it, it’s even on a flag lot!

Wow, the satellite imagery is so much more informative than the plat map!  image

Here’s a nice view of the house, complete with deck (CAN YOU GO ON THE DECK?) and a few dozen of the neighbor’s favorite vehicles.  And I call shenanigans on this realtard.  If 338 Bonita is a 7000 sf lot, that means it backs up to a trailer park full of 5000 sf manufactured tin boxes McMansions.

Also be sure to try to check this place out on Google Streetview.  Dick Cheney spent millions of our tax dollars on an undisclosed location.  You can have one for under $400,000!

A chance to live in a great neighborhood! Nice Driveway leads to this charming home on a large lot. Quiet location away from street. Walking distance to Top schools (Monta Vista, Kennedy & Lincoln). Large, well manicured backyard to entertain guests. Ample parking space outside in front of 2 car garage. Walk to parks and golf course. Great potential to expand, build new home, or rent.

As we continue to wait for our saviour, Jesus Christ 15% annual year over year home value appreciation, some will suffer. This Cupertino house is one of them.

At just $1076 per square feet, I really feel for this owner. Just a year ago, this probably would’ve sold for $1576 per square foot. But… his loss is your gain. Just check out this hot kitchen you’re getting:

Check out the array of colors in this staged house. Can you say “Googly”?

But more importantly, let’s check out the aerial view:

Check it out! Walking distance to the Bay Area’s famous De Anza College! And check out that interesting driveway – wow it’s like having a private street!!

Here’s an idea… just put up an arm there so that when the lot at De Anza gets full, you can offer parking! Sweet! Monetization! Cha-ching!!
