Media Room In Search of Some Action

That is, if by “action” I really meant “trademark violation lawsuit.”  Here’s a weekend WTF for your enjoyment, thanks to Burbed reader James M.

Media_Room

Here’s what James has to say about this photo:

Here’s a great shot of a "media room" from a 6000+ sq ft Toll Bros monstrosity in San Ramon… Perfect for that tech baron in all of us!  That little TV looks pathetic…

Alas, according to Redfin, this listing was removed this past Thursday.  It was still on Trulia, though.

This is an Open Thread.  Let us know about the Open House action you saw this weekend, and how the big the flat-screen TVs are now that rents are going up again.

* TOO MANY FEATURES TO MENTION * * *

Today’s featured home shows that even at the very top of the housing pile, you can still find an agent cutting corners.  Or in this case, bulldozing them.  This entry is not only courtesy of Burbed reader Swan, it was written by Swan as well.  Yes, that means we have a new Guest Blogger for you to enjoy.

So let’s take a trip through the wilds of Woodside, and find out if it’s still the Real Bay Area.  And please give a warm, RBA welcome to Swan!

I think the comment of “TOO MANY FEATURES TO MENTION,” is code for “I’m too lazy.”  For example,

  1. I’m too lazy to turn off the CAPS LOCK.
  2. I’m too lazy to put the E in PRMITTED and the A in DRIVEWY.
  3. I’m too lazy to turn the flash on when I take pictures of the living room.
  4. I’m too lazy to make the swimming pool look inviting.
  5. I’m too lazy to change the date on my camera.  As a result, some of the pictures are dated December 20, 2003.  Maybe that’s why the pictures are so dark.  2003 is back in the dark ages before smartphones, the iPad, and Burbed (sorry, don’t know the birthdate of Burbed).  (February 4, 2006, with this Redwood City beauty. –ed.)
  6. I’m too lazy to ask someone, preferably the maid or butler, to clean up the island and countertop in the kitchen.  By the way, what is the red mystery object on the lone chair at the island?  At first, I thought it was a tomato.  On further inspection, I think it’s a Kong toy for dogs.

A simple search on Google yielded some better representations of this property.

  1. http://www.commorancyproperties.com/925mountain_home.htm.  Note the clean kitchen and bright living room.  How about the woodwork around that fireplace?  And, wait a minute!  It’s got an indoor pool with retractable roof!  Who knew?
  2. http://www.kerinicholas.com/ has a virtual tour.  But, OOPS!!, if you go to the tour, the price is listed as $13,900.  What a steal!

Sorry, this is one short sale the bank won’t let you touch.  There’s no Streetview, either, but here’s the house:

image

And here’s the neighborhood.

image

This house is a 7,111 square foot behemoth, and none of them are for sale.  JP Morgan Chase needs to be told what “selling shortly” is all about.  That street name was somewhat prescient.

PropertyShark has this place owned by the same people for the last 30 years.  All they listed was a refinance in 1998 for $750,000.  How’d they manage to get it auctioned off to the bank?  There’s a story here.  And it’s okay if you don’t know it, because this is also a Weekend Open Thread, so tell us any other story you wish.

EXQUISITE TUSCAN LOS GATOS ESTATE WITH OVER 6,000 SQFT * NO EXPENSE HAS BEEN SPARRED ON THIS FIVE BEDROOM, FIVE BATHROOM & TWO HALF BATH ESTATE * ENORMOUS KITCHEN W/ EVERY DESIGNER FEATURE * BARREL & CATHEDRAL CEILINGS * HAND SCRAPED PLANK HARDWOOD FLOORS * ANDERSON WINDOWS * AMAZING KNOTTY ALDER DOORS * FOUR FIRE PLACES * GREAT ROOM * BILLARDS ROOM * HUGE COMPLETED BASEMENT W/ WET BAR * INDOOR/OUTDOOR ROOM W/ FIREPLACE

Here’s what nomadic had to say about this place:

No expense has been sparred!  (sic)  Except, that is, the cost of actually finishing this monstrosity.

$2.8M and not even in the LG-Saratoga school district.  Tsk, tsk.

But nomadic, lots of people want those excellent Union elementary schools, and as this house shows, they’ll pay top dollar to ensure it!  Campbell High Schools are just a “bunus”!  And what makes you so sure they didn’t finish the house?  Didn’t you read what it says in the “Location Information”?

Directions: YOU MUST SEE THIS BRAND NEW CUSTOM ESTATE IN LOS GATOS. THIS EXQUISITE HOME IS 6,000 SQFT AND WILL BE COMPLETED IN MARCH/APRIL 2011. FROM BLOSSOM HILL ROAD TURN ONTO CAMINO DEL CERRO, TURN RIGHT ON BLOSSOM GLEN, TURN RIGHT ONTO DOVER COURT

Now why would a Real Estate professional lie about that?  I’m sure if he says it’s finished, then it’s finished, unless, of course, he didn’t bother updating the listing since March 1st.

But I do think the term “ESTATE” is a bit generous.  When I hear “estate” I think of some historically important building with character, set in its own park with acres and acres of space to keep out the riff raff.  This house just looks like a tract tumor:

image

I’m going to include a few of the photos from the virtual tour, just so you can see how hard they’re working to finish this house by March or April!

The agent has done his job making sure his name appears nice and prominently in the second picture. We got lots more for you after the break.

Absolutely gorgeous traditional style 5 bed/4.5 bath home with Bay and city views. This very charming custom home has been featured in many magazines. Warm fir floors, tall multi-paned windows, fine molding details and a wonderful floor plan are some of the many features of this exceptional home. The property is set on 6.47 acres and is minutes from Woodside town center.

Check it out! DOUBLE DECKER COLUMNS! Clearly this is a house of style and sophistication. Surely you can imagine having a ‘coming out’ party for your debutante daughter at this glorious estate! She could pull an ‘upper decker’ and wave to guests from the second story balcony flanked by not two, but FOUR glorious columns, with another four below her to hold her aloft on her princess pedestal!

imageThe listing agent also has taste and discretion by omitting pictures of the kitchen. Only the help see the kitchen. We’d rather not sully ourselves by crossing over a thresh-hold into an area where manual labor might be in progress! And note the profusion of windows to keep those lazy maids at work! Maybe you could hire one of the local urchins to smudge the windows for you to make sure the maids never have a moment to spare! Idle hands are the devil’s playthings and all that.

imageSpeaking of idle hands, you won’t have to worry about yours being idle as you laze around your pool ordering the butlers to march back and forth between the house and your chaise refreshing your lemonade and Southern Comfort. It really is amazing how hard you have to work to keep the household humming along. In fact, you better send the chauffeur out to pick up some more brandy. The Chesterwicks are coming over for a couple of rubbers of bridge tonight. It’s a pity you can’t get them interested in a PROPER card game like whist. Ah well, such is the life of the landed gentry in America.

Mark Zuckerberg Done with Renting

Facebook’s Mark Zuckerberg buys house in Palo Alto

By Mike Swift and Pete Carey, SJ Mercury News
Posted: 05/05/2011 07:30:35 AM PDT, Updated: 05/05/2011 07:30:42 AM PDT

imageLong after he became a billionaire, Facebook CEO Mark Zuckerberg still rented modest digs. But now one of Silicon Valley’s top tech celebrities has become a first-time homeowner, recently buying a large house in Palo Alto that is a 10-minute drive from what will soon be Facebook’s new corporate campus in Menlo Park.

Zuckerberg has lived in Palo Alto almost continuously since he moved Facebook to Silicon Valley straight from his Harvard dorm room in 2004. Now, with the fast-growing company preparing for a widely expected initial public stock offering and a move into its first permanent home in the former Sun Microsystems campus, Zuckerberg also appears to be settling down.

While the subject of the Hollywood hit "The Social Network" isn’t expected to move in for several months, his new home in a leafy and affluent Palo Alto neighborhood has more than 5,000 square feet, with a saltwater pool, a music alcove and five bedrooms for when friends and family of the Facebook founder come to visit.

Sources close to Facebook confirmed that Zuckerberg bought a house in Palo Alto, but declined to say which one. The real estate transaction did not close under Zuckerberg’s name. However, public records requests revealed a trail of clues leading to a property purchased for $7 million.

This newspaper is not printing the address because of concerns for the privacy of the sellers, who still live there, and Zuckerberg.

image

Don’t worry, this blog wouldn’t let a little thing like privacy stop us from Liking Mark’s new Mansion.  Or at least Friending it.  So, since the Merc was kind enough to give us a few details, such as more than 5000 sf, 17,000 sf lot and a $7 million dollar purchase price, it wasn’t that difficult to find:

Nobody would ever have suspected that “1456 EDGEWOOD DR HOLDINGS LLC” was actually the Facebook Dude.  Free Clue: Next time you buy a house, name your holding corporation after some people.

Here’s something fascinating, the house was listed for $5,850,000, which means the Zuckster overbid on this hot property down the street from the Beautiful Eichler with Poo!  Here’s what the GoogleCam has on this house:

image

We can give you a better view than that.  Whoever set up 1456edgewooddrive.com forgot to take all their pages down!

image

There’s page after page of house pr0n on this fact sheet, but just a look at the master bedroom suite description makes me wonder if this is really the ZuckerFriend we’re talking about:

  • Double interior French doors open to this personal retreat complete with crown molding, built-in speakers and a pocket door accessing the walk-in closet with custom built-ins
  • The light-filled spa-inspired master bath is opulently finished with Carrera marble flooring and slab countertops; marble slab baseboards are set beneath paneled wainscoting; two windows over the deep soaking tub with exposed nickel features welcome floods of natural light; additional appointments include Nuheat® electric heated floors, his and hers sink vanities with built-in mirrored medicine cabinets flanked by two wall sconces, a tremendous Carrera marble lined stall shower with dual showerheads and hexagonal tile flooring & a separately enclosed commode with skylight

image

Bonus: Thrilling history of the property document has the address wrong on starting on the second page!

Update: Literally right after I uploaded this, Burbed reader San Matean shared this post from the Chronicle, with more pictures.  That’s the downside of a one article a day kind of blog.  However, the Chron in turn quotes the LA Times, which has this terrific description of the area from one of Mark’s new neighbors-to-be.

[The neighbor] described a neighborhood that is friendly but not that friendly. "Generally people do know who lives next door and across the street and say hello, but that’s about it," [he] said. He recalled that the most recent block party was held in 1976. "Everyone agreed we’d have to do it again," he said.

Palo Alto Online has the story too.  Honest, we had all this two days ago!

Another High Asking Price Where it’s Special

Remember the $75 million Los Altos Hills property that Yuri Milner bought?  It turned out that he actually paid $100 million, making it one of the most expensive private residential sales in the United States.  We’re #1!  We’re #1!

This one isn’t #2, but it’s still a pretty healthy chunk of change.

Silicon Valley Estate Hits Market for $59.5 Million

The Wall Street Journal, Private Properties, April 29th 2011

imageA 12-acre Silicon Valley property that belonged to a great-grandniece of Levi Strauss is asking $59.5 million.

The sellers of the Atherton, Calif., property, called Pine Brook, are the children of San Francisco philanthropist Madeleine Haas Russell, who died in 1999. The family has owned it for a century and used it as a summer retreat. There’s a main, English Tudor-style house of more than 11,000 square feet. There’s also a 6,500-square-foot guest house, a swimming pool, pool house, tennis court and gardens.

The family members say in a statement that they always intended to eventually sell the land. Listing agent Mary Gullixson of Alain Pinel Realtors says the estate is an unusually large offering.

Can’t find it on Zillow or Redfin, but a search for “Pine Brook Atherton” yields the address 237 Atherton Avenue, owned by Pine Brook LLC.  And that property is a 5 bedroom, 2 bath, 2050 square footer, with another 2280 unfinished.  And it’s sitting on… 414,600 square feet?  That’s nine and a half acres.  In Atherton.  So how did they get 12 acres, do they own some of the other parcels too?

image

Here it is from the back, best view there is.

image

But the WSJ piece says that the property has an 11,000 sf English Tudor main house and a 6,500 sf guest house.  Wonder who at the assessor’s office missed all that?  They sure fooled Zillow; the Zestimate on this place is $1,913,500, and you should be able to rent it for just $7828 a month.  And if you want a comp, here’s ten acres in Atherton with a much larger house that was offered for $22.5 and scooped up for only $18 million.

In 2007.

Obviously this listing is so hush hush that the agent won’t even feature it on her website.

You won’t find anything like this available for sale within 20 miles

A couple of weeks ago we featured this, um, charming house in Palo Alto.  Within 7 days, the price went up $150k, because if house was featured here, it was obviously worth far more than that lazy realtard had suggested!  Obviously he/she just wanted a quick commission and didn’t care how little money the bank netted after eating the first mortgage, the second mortgage, the HELOC, the hazardous cleaning team, and the poo guy.

But after making the front page of Burbed,  the Beautiful Eichler with Pool got a more upscale description: “Live down the street from $7,495,000 home.”

So without any further ado, here is the $7.5M house!  Thanks very much to Burbed reader Petsmart Groomer for mentioning this house in comments.

Incredible Hampton Style home with all the bells and whistles. Great North Palo Alto location, large lot and terrific Palo Alto schools. A rare opportunity to get a move-in home of first class quality and design. Designed and built for family living, you won’t find anything like this available for sale within 20 miles, let alone in Palo Alto.

imageWe’ve already discussed that a homedebtor can list a house for whatever s/he wants, but it’s what a buyer will pay for it that determines the “value.”  Back in the heady days of Pay Option ARMs and OPM and PPM (whoops, that refers to how much poo per million in the swimming area), a buyer would look at the asking price and offer 15% above that. Then they’d hope the homemade cookies, the family photo, and the offer to hand-wax the seller’s Porsche for the next five years would lead to an offer being accepted.  Now, with the housing market in freefall, anything goes, which unfortunately includes agents too lazy to include the full nine pictures on Redfin when six will do.  Just six pictures, for a house with an asking price of $7.5 million.

imageSo, is this house actually worth $7.5M?  Don’t forget that it’s “down the street” from the Beautiful Eichler, let alone in Palo Alto.  0.7 miles “down the street.”

The good news is that for an extra $6.5 million, you aren’t next to a freeway exit ramp, so you have a better chance of pretending you’re in the Hamptons.  The bad news is you’re next to East Palo Alto instead.

I mean next to EPA, not “down the street” from itRight behind the back yard on the other side of the creek is Collective Roots, a nonprofit that teaches sustainable gardening and food system change (I think that’s PC for eating stuff that was actually alive).  It’s educational, which means lots of East Palo Alto kids visit their site, which is behind this house.

Let’s take a good look at what kind of neighborhood you get for $7.5 million.

image

Yeah, you won’t find another $7.5 million place next to this much high-density housing within 20 miles!

Party House in Los Gatos

Everything you ever dreamed of is right here in this magnificent French Chateau Estate. Main house 9,000sf, 6 complete suites, gold leafed fireplace, music room, library, wine cellar. Guest house is 3,500sf with guest suite, caterer’s kitchen, ballroom, theater, game room, onyx bar. Infinity pool, impressive portico, band and dance area many more special features. Incredible estate.

Here’s what nomadic had to say about this house:

imageDo you suppose this house comes with the band, and requires you to board all of the guests seated around the table? I guess for $7.5M you should get live-in entertainment included.

We already had a house ready for a party back at the beginning of the year, but this may be the first time the photos featured a party actually in progress.  Do you think the guests will sue or are they Facebooking their friends to say “Did you see I made Redfin?”  Actually from the age of this crowd I should ask if they’re telexing their friends, that is if they can’t get the houseboy to run down to Western Union.

imageimage

Another thing to ask is just what this agent was trying to accomplish with this particular selection of photos.  It’s not so much that they’re bad photo, they aren’t.  But there’s a sameness about them that seems curious in trying to sell a home of this type.

imageimage

Also I refrained from breaking out the little red arrows, but we have some mawbul kawlums going on here, or at least kawnkrete.

imageimage

Okay, I’ll say it.  Seven and a half megageorges for this house, and they can’t be bothered to photograph the inside?  Maybe they’re trying the exclusivity angle by restricting the view to qualified buyers only.  But I’ve seen enough people pretending they have money when the whole financial structure is cantilevered atop playing cards and toothpicks, or in the real estate world, Different Piles of Other Peoples’ Money.  The upside of leverage is the profit when home prices go up, and the downside, well, if you aren’t smart enough to work that out then you get what you deserve.

Maybe they didn’t show the inside because the FBs can’t afford to furnish the place.

Okay, that was a cheap shot, but Redfin didn’t have a link to any other pictures.  I did go over to Zillow, intending to get the missing listing prices, and they had inside pictures plus they link to the virtual tour.  In a way, I’m kind of sorry I found it.  Not only is this place overdecorated like a simulacrum of “rich people’s furnishings,” the audio track is pseudo-wealthy music, too: the goddamned Pachelbel’s Canon in D.

kennedy_rd_liv_rm

I hate Pachelbel’s Canon with a passion.  Maybe that’s why the house hasn’t sold in more than two years. (253 days on Redfin, my sackbutt.)

image

This house may not be on VH1’s I Love the 1680s, but it sure loves 2006.  I say it’s going to party like it’s 1999.
