Did we mention this house is on a busy street? So many people will admire your new home every day!  We had some follow-up conversation with mtv-renter on the house and hood:

Yeah, you’re right, it’s not that crappy of a part of sunnyvale. I exaggerate about Sunnyvale because I don’t like it much after looking at a lot of houses there; few neighborhoods are walkable to anything but your car, and the downtown area, despite much development, feels kind of dead.

Also, check out the street view image for this house. The realtor used every trick in the book to make the house look like it’s a palace on a large lot: wide angle lens and a very low point of view to make the bushes up front seem like they’re hiding a large house far in the distance. In reality, that long walkway up to the entry-way is just a crooked asphalt footpath, and your neighbors are close enough to smell them on a hot day, which probably happens a lot given the lack of insulation in these places :)

Vintage property on Park Avenue, shown by appointmnet only

Sure, Park Avenue is a destination address in The Big Apple. Today’s house, however, is located in a different Big City, namely Wait, That’s A Top Ten City? or as it’s also known, Bigger Than San Francisco? RU SRS?  Being serious, can you name one major company headquartered in San Jose? Saving the best for last, I give you 1083 Park Ave., San Jose. This listing is full of Burbed Win!  First, five beautiful, out of focus pictures of the front of the house.

Worst, Best, they are definitely in a class by themselves, which is why it’s good these are far from the Real Bay Area.

Just imagine the chaos if any place could have overbidding.  For one, these weird-ass curtain designs would force their way in here and then where would we be? We’d have houses looking like day care centers, that’s what.

Now that’s the potential for quick DIY equity.  That and using a large storage shed as fencing.

Unlike the "mini-San Simeon" property, this one actually has a zip line, as well as other fun structures (cabin, treehouse), and isn’t as far from civilization/paved roads.  And it has "beach" access (to the creek) too!

Every rule we’ve ever heard about staging a property for sale says to take family photos out of the house, because the buyers want to visualize themselves in the house. If they see pictures of your family, then that makes it harder for them to see themselves living there.  Obviously either the agent never heard of this rule, or she has some really obstinate sellers.  Why?  This property features a bunch of family snaps instead of the usual listing photos.

Just wait until you meet “can’t see a neighbor who you all share in the road maintenance.”  We double dog dare you to share in the road maintenance with someone you can’t see.

Maybe we’re not lost but this house is. The price has been reduced twice, and the agent couldn’t be bothered to clean up before taking the listing pix.  Even the dog carrier stays.
