Watch the hawks soar with Portola Valley potential

There are many ways for a house to show Burbed win. One is for it to be completely overpriced, and the other is for it to be an utter crapbox.  Which kind do you like better? Can’t decide? Today’s house is BOTH!

130829-westridge-flagstoneOver 3 acres with spectacular southern exposure, views toward Monte Bello Ridge. Watch the hawks soar! Architect designed with Frank Lloyd Wright’s "Falling Water" in mind, this mid-century contemporary is ready for extensive remodel or build new. Owned by one family since 1953. Wonderful privacy. Two guest cottages. Much deferred maintenance; 3-stall barn w/ hayloft in disrepair. Potential!

130829-westridge-poleDesigned with “Falling Water” in mind? We guess we could say our mid-century modern shack was designed with Monticello in mind… and yet it was a suburban tract house in fact.  Only ours has fewer paper cranes.

This house also reminds us of the one yesterday: way more pictures outside than in, and no bedrooms snapped at all. Wonder why not? Maybe by deferred maintenance they really mean the owners haven’t gotten out of bed since 1953.

3000 SQ FT FALLING DOWN MANSION

130710-santacruz-thermosWe’ve been spending a bit of time in the flatlands, so time to check some elevated listings.  Our thanks to Burbed reader Swan for telling us about this find right off Highway 17. Oops, pending!  Even properties sitting around for almost a year go Pending when someone sends them in! It’s like a Real Estate Thermos. An insulated drink holder keeps hot things hot, and cold things cold. How does it know?

In this case, a correspondent sends in a tired listing… and BOOM! Again, how does it know?

SELLER WILL FINACNE W/ 25% DOWN FOR 3 YEARS.

130710-santacruz-anotherWe don’t have any architecture credentials, but still contend the top picture above is not a cabin.  Now, which of the other two is the “guest house”? Perhaps this is why Swan thought we’d be interested. We certainly seem to have our choice of which crappy building not to live in.

With nothing better to do on a 100 degree day, I am looking for properties in need of some Burbed lovin’!

This may be a Burbed first, a 3000 square foot falling down mansion!!!  Scotts Valley may not be RBA, but $699K (Pending!!!) for a guest house, barn, and falling down mansion on 9 acres – who cares where it is.  Be sure to check out the ideal commute location!

Interestingly, Movoto lists the same address for $5,000,000 in an expired listing.

Oh yes, let’s see that expired listing.

Unlike the active (whoops, Pending!) listing, this older one can’t be bothered showing any buildings. It’s almost ten million square feet, who needs buildings? That’s 228 acres sitting on the market for 649 days, and only nine acres are in the listing above. That’s pretty good, it took only half the time to sell 1/25th the land!  So if you subdivide this place into a Planned Unit Development with a bunch of 1,800 sf lots, you should be able to get one of them sold in only five months!

Good luck finding what happened to the rest of those properties so you can run some comps. At least the seller will FINACNE W/25% DOWN IN 3 YEARS.  If you’re not sure what to do, just put that FINACNE in your Thermos. How does it know?

Make this 6 BR house into a 6 BR retreat and please buy it already

We’re taking another drive by Redwood City this week, but this time we’re headed for the hills. Emerald Hills, that is. Or Cordilleras Heights, depending on which realtard portal you choose.  Thanks very much to Burbed reader laurenatuw for this find somewhere in the Woodside zip code.

Best lot in Emerald Hills. Excellent location. 3100 sq foot main house and guest house with additional 579 sq feet. Great possibilities await you. Make it into a 6 bedroom retreat.

130627-california-livingUnfortunately for us, we were unable to find the interesting photos that laurenatuw must have seen when sending this in:

wow, a gem

3100 square foot main house is apparently not big enough to have a couch that wouldn’t block the door.

and maybe they are simply suggesting projects by the abundance of remodel supplies in the pics: tractor, ladder, random plywood, traffic cone – its practically a where’s waldo of construction items hiding in a 1.7mill listing

Alas no remodeling supplies in the current pictures. And for 3100 feet of main house they’re being awfully skimpy on the photos, because here are the other two.

130627-california-guest130627-california-view

Fortunately, there are always some sites our there that take their sweet time updating listings.  Today we’re featuring a new one for you: HomeSwing.  (Wow, that sounds kind of sleazy, doesn’t it?  Maybe they arrange key parties.)

Wait, what… 647 days on market?  Unfortunately HomeSwing is leaving out some useful information, such as the MLS ID number so we could see just how old this listing is. But the 2011 copyright on the photos offer us a free clue.  (As do the exact same photos cached from California Moves, along with the MLS ID of #40541748.  As opposed to the other MLS ID of #40617479. Neither of which start with Lucky #8, so they’re probably dangerous.)

130627-california-couchThen we found a different couch blocking the door.

There was also a completely different random view from the second floor than in the most recent set of (only 4) pix.

Plus a photo of the fence, in case you were worried there weren’t any.  Fences.

We’re sorry we couldn’t find the construction equipment scavenger hunt, but while we’re not finding any, feel free to predict just what the correct price level is to induce the proper overbidding.  This agent is off to a great start raising the price $20K on a house that didn’t sell in two years.

130627-california-view2130627-california-fence

Bunus: Did you make your best price estimate? See how well you tracked Zillow’s Zestimates! They didn’t think this house was appreciating very quickly. It must have been built in one of those Not Actually In The Real Bay Area portions of an otherwise RBA zip code.

WOW! So many exclamation points in Walnut Creek all done with permits!

To finish out the workweek, let’s check out a place perfect for the athlete in us all. Thanks very much to Burbed reader J from Alameda for this well-sited wonder in Walnut Creek.  (You can laugh about our including yet another East Bay listing, but we have just one word to say about that. 130516-bonita-sportscourtHere’s why J sent this house in:

This is a first: freeway noise wall in a listing photo! Granted its a photo of a cool basketball court but still. Cute house but what’s the air quality going to be like? Forget asking about noise issues. I’ve heard the freeway noise in these neighborhoods described as ‘a waterfall’, ‘white noise’, ‘rushing water’. Will it go over asking? Will it get multiple offers? Could a house with a freeway wall in the backyard ever sell in a market that is not red hot? Discuss.

130516-bonita-collectionsYou see a freeway wall, J. We see a lighted SPORTS COURT!

And note the Redfin Collections this house is part of. Is this a new category we’ve managed to miss until now? How can you even tell a property is subject to a bidding war unless you’re one of the people bidding on it?

Or was this one of those places where you had to wait in line to get into the Open House, where you felt obligated to submit an overbid when it was finally your turn to tour the interior?

Who Ya Gonna Call in Los Gatos?

Properties featured on Burbed can be one of several things.  They can be the classic ridiculously high-priced crapbox, which is our bread, butter, and without so much rat in it.  There’s your basic eye-popping completely-overdone-for-the-neighborhood McMansion.  There’s your that’s-not-eclectic-that’s-just-WTF white elephant that doubles as a falling knife.

Today’s property seems to fit into that third category. Thanks very much to longtime Burbed reader sonarrat, back with more Bay Area Real Estate Win!  And speaking of Realty Win, today’s winner is also Movoto because Redfin is on the blink and wouldn’t load this listing up.  (Or maybe they blocked us because they’re sick of our whining about those trackbacks.)

130227-blackberry-dhoLos Gatos – $4 million, Ghostbusters pool.  Built in 2010, never lived in. Is it any wonder?

Is the house also infested with ectoplasmic residue, or is all telekinetic activity confined to the pool?  Also for some reason Movoto doesn’t provide the lot size.  Per Zillow, it’s 87,120 sq ft, sufficient to snag an acreage tag.

130213-eastbrook-frontWe’ll leave it as an exercise to the reader to find out why Zillow led with the cabinet picture instead of the front of the house.  Now let’s check in with Dibber:

Or maybe it never left?  Winchester Mystery House, Los Altos Hills campus.   Check out the listing history.  Who says Silicon Valley is expensive.  I can get you into Los Altos Hills baby!  And only $269 per square foot.  I’m thinking listing mistake…Concord?

130213-eastbrook-dungeonPerfect for the large extended family?  Honey, please show aunt Betty to the 2100 square foot guest house, but this time please keep her out of the wine cellar and off the roof deck.  And honey, the kids really shouldn’t be playing pick-up soccer on the 280.

Yes, ridicuously cheap.  Too bad Foothill College doesn’t have fraternities.  This place would would be perfect… traffic noise would drown out the party noise!

Wonder why this never got snapped up last time we featured it… And here it is all the way from 2010!  Remember this one?

130213-eastbrook-1009-reprise

Wow, has the unwitting seller finally dropped the price low enough price to find a buyer?  Or is this just a coincidence that prices are finally going up again?

Today in Portola Valley: Guest Blogger on Guest House

burbed_guest_bloggerWe haven’t had a guest post for a while, so we’re going to sleep in while Burbed reader Dr. Jim takes over today’s column.  Thanks very much!  Please give Dr. Jim a big, warm, Real Bay Area welcome to the front page as today’s guest blogger!

Stunning historic estate originally built by Herbert E. Law completely renovated with state of the art contemporary finishes. Turreted castle main residence (3 br) incl. 1000 sq. ft new construction, stone guest cottage, 1200 sq. ft workshop. 1.2 flat ac. in prime PV, western views, pool, bocce court, enclosed rose garden, diamond plaster top quality appliances incl. La Cornue stove, Miele appl.

130203-portola-gatehouseCheck it out:

They expect to make $4,645,000 profit on a house that they bought 1.5 years ago for $1,850,000!  That’s $1106/sf for remodeling.  And the cottage and workshop were there already.  Granted, the land is valuable, but that’s already accounted for in the original purchase price.  Let’s say they spent a ridiculous million dollars on renovation.  That’s still a 28% ROI, which is wildly ambitious.

130203-portola-ladderA couple of notes on the listing copy: (1) This is not the Herbert E. Law estate, this is the former GATEHOUSE for the Law estate (Villa Lauriston).  (2) A La Cornue oven, oh boy!  It looks like the $35,000 model (Chateau 120).  If they had put in a $299 Kenmore range, I suppose they would be asking $6,460,299.  Not really much difference.

Thank goodness for the Internet.  Just a few years ago, prior sale info was more difficult to obtain.  I think part of the current real estate slump is due to all of the information on the web: people are no longer being duped as readily by realtors.

Messy hobby? Not enough parking? You’ll love this Los Gatos garage!

Our readers have mentioned what they’re looking for in an ideal home.  Some want a big, well-organized kitchen, some want spectacular views, some want the best school district possible.  And since Silicon Valley is We-Built-That Central, we’ve heard from many readers who want nothing more than a lot of garage and workshop space.  This lascivious Los Gatos listing, lobbed in by Burbed reader nomadic, may be where you’ll end up dropping your tools, banging your head, and having the time of your life.

Oh yeah, there’s supposedly a house somewhere on the property.

SF includes separate guest unit(960 SF) w/ 1 BR & 1.5 BA * Unit has 4 car garages. Total 7 car garages.

121002-harwood-viewHere’s why nomadic sent in the gorgeous garage (with ginormous garrison).

A trunkey Mediterranean (sic)! 7 car garages (huh?) 2 of the bedrooms are suits with Jacuzzis (how do you keep the water out of your shoes?)

Purchased at the height of the bubble for $2.3M, now in the “middle of remodeling” and the seller is trying for $2.9M.  Comparing with the 2008 listing, it looks like they added 1500sf, but I suspect that’s the size of the “guest house” because looking at the site, it doesn’t appear that they’ve expanded the house.  The bedroom/bath counts match up with the old 2008 listing too.

121002-harwood-listing-2008I go past this house regularly, and it seems like they’ve been working on the new tile roof for at least a year.  I figured the owner was doing it himself and was low on cash.

Alas, the listing doesn’t show the garage as it goes through construction.  Instead, all we get are exterior shots such as this smoggy and obstructed view of Milpitas, except there’s a bunch of buildings blocking The Great Mall.  (The photo at right is from the aforementioned old listing.)

121002-harwood-construction-nomadicFortunately, nomadic took some actual on-site pictures!  Ready?

As promised, here are the pictures of the current state of the house on Harwood.  It’s kind of bizarre that he started putting pavers down for the driveway and quit part way through.  Usually you can put them in pretty quickly once the hard part (the base and leveling) is done.

The guest house (bottom left) looks kind of abandoned, just like the main house.  The view from the main house is pretty good; you can see Communications Hill (no big deal) and downtown San Jose.

121002-harwood-guest-nomadic121002-harwood-driveway-nomadic

Still can’t see the Great Mall.  Might as well go back to the garage and enjoy that seller financing.

120903-partington-ocean-viewAnd here’s why Dr. Jim took the time to share this with you:

Just found your web site – love it!
What’s going on with this one?  The property history is bizarre.

Property history?  What about the tiny little pictures that don’t show the 25% of the house that isn’t complete?  Talk about an awesome opportunity… to take on someone else’s money pit!

120903-partington-exposed-beamBut Dr. Jim is right.  Head over to the Redfin link and check out that property history.  We’d include it here, but it goes on for so long that we literally cannot copy it into one screenshot. Instead we’ll send you over there to have a scavenger hunt, where you have to find the not-an-arms-length transaction, the foreclosure, the sale at more than twice the above asking price, and count the exact number of times it went pending.

And then there’s this, back when the property was sold 9 years ago (for more than today’s asking price), when those plans for a “2800 SQ FT DREAM HOME MOSTLY FLAT” hadn’t been acted on yet.

Today’s house is absolutely, positively, we promise and pinky swear, really, truly NOT IN MOUNTAIN VIEW.  It isn’t even in Palo Alto.  Today, we are headed up to Contra Costa County, where Burbed reader J from Alameda has a little real estate riddle for us.

Meanwhile, are you someone who doesn’t live in or look at houses in Mountain View or Palo Alto?  If you find one that’s #winning, send it on over!  Heck, send us more houses in Mountain View and Palo Alto too.  We’re willing to point and laugh at almost anything.

What, by the way is sport court? And, it’s not even in the RBA! It’s a long way down the hill(s) to get on Orinda Bart (yes, Bart) to get to RBA land. Or the other hill into the backside of Oakland.

And the 120829-quail-sportcourtrealator was nice enough to note – those 40 some odd acres are zoned agricultural – meaning, I imagine, no subdividing. What, exactly, was the original buyer thinking? Spec guest house? Forget to leave some money in the budget for the house?

Ps – out looking at houses on Sunday and drove by the half finished house – the one with the lovely garbage can shot on Olympic (Lafayette?) – I recognized the plywood. Looks about the same.

Wait, wait, you left out the best part.  The street name is half English, half Mandarin!  We can’t figure out if it’s named for where the quail are run over by vehicles or merely shot by Dick Cheney.
