We got Zip

130429-scrabble-ztileZoinks! Today’s the very last day of the Blogging from A to Z Challenge, and it’s also the last of the Triple Threat of Cityless Letters! There are no cities or towns in the Bay Area that start with Z. There aren’t even any neighborhoods in our two largest cities willing to cooperate. What to do, what to do?

BlogAtoZ-ZWe could discuss the complete fail that is the Zero lot line home. (How can you water your own lawn when there’s a house in the way?)  We could really Zone you out by digging deep into tl;dr territory with some Zoning violations! Or how about our favorite series on this site, ever? Yes, Zillions of Zip Codes!

Fortunately, we’re not going there. Instead, let’s drop by one of our favorite real estate sites.

Market Guide

Zillow predicts Santa Teresa home values will rise 5.8% next year, compared to a 5.9% rise for San Jose as a whole. Among Santa Teresa homes, this home is 21.1% more expensive than the mid-point(median) home, and is priced 9.3% more per square foot.

130429-zileman-bathroomZounds! That stormy sky is no Zephyr! More like dialing the HDR up to 11 when Zero would have been more appropriate. Yeah, photographer was too Zealous. And when we Zip inside, best bring your Geiger counter, because there’s particle decay in them thar bedspreads. Watch out for Zeta rays (there’s no such thing, but it sounds all science-y and danger Zone if you get Zapped by them).

Most of all, Z is for Zestimate, Zillow’s best known feature. This home’s Zestimate is $570K, when it was listed for $650K and went pending in 3 days. What do you predict this house will end up selling for?  Don’t forget the curbappeal.

One of a kind with creek and stone bridge that adds to its charm

How would you like to live in Los Gatos and not spend a million dollars?  Wish granted!  Thanks very much to Burbed reader wahnny for this, um, residence.

Los Gatos Schools. Unique property on desired street. Upscale neighborhood surrounded by multimillion dollar properties. House has beautiful country setting with beautiful redwoods. It’s tranquil and private. One of a kind with creek and stone bridge that adds to its charm. Close to town, restaurants, Whole Food Market, etc. Additional storage or workshop inside of garage. Lots of potential.

130311-shannon-frontYou know this is going to be a good one when they don’t’ show the house until picture #5.  Now let’s check in with wahnny.

Some additional data points that further support the Bubble 4.0 hypothesis.

A cobbled-together 1940s cottage in (possibly RBA) Los Gatos.

The photos don’t do it justice.

130311-shannon-livingVisited during open house (along with several other groups), and although nicely staged, the place is tiny (or, as the Redfin video understates, "compact")!

It was amusing to listen to the realtor speak of all the positive possibilities (e.g., the house could be torn down or rebuilt (e.g., adding 2nd level)) while minimizing the downsides (creekside property is literally in a flood zone, and would require special build permits/fun with the county).  Yes, yes, value is in the land, but is it really worth more than the Bubble 3.0 sold price?

We also love how the video states that the house is “on the water” and that the 1-car garage means “you’ll always have a place to park your car!”  Also the view of the back patio reminded us of a famous house.

Bay Area Bubble 4.0: Seller Sez Make Me Move from Millbrae

We’ve been calling Bubble on the Real Bay Area for several months.  For the next few days we’ll continue to make the case that the housing bubble in the Bay Area is absolutely unmistakable.  Yesterday, we had a 35% overbid in Prime Palo Alto for a tear-down bungalow on a lot too small for subdivision.  Today, we have an even smaller lot with a return of what we called a “wishing price” when the Bubble was about to pop.  But before it did, we had another name for a WTF asking price.  Let’s see what one would look like in Millbrae.

130304-magnolia-redfin140 MAGNOLIA Ave

MLS#: 81306376

Charming Two Bedroom and One Bathroom Single Family Home situated on a Lot that is Zoned R-2 (Residential Duplex). This home is located conveniently around the corner from Downtown Millbrae’s Finest Restaurants and Shopping. Great Development Potential, come see this home!

130304-magnolia-shrinkwrapA thousand a foot is a fair price for convenient access to SFO plus two freeways! Plus this is primo real estate photography. At least the agent isn’t snapping pictures in corners like yesterday.

Plus this home is located conveniently around the corner from Downtown Millbrae’s Finest Restaurants and Shopping.  According to Yelp, the Best Restaurant in Millbrae is the Millbrae Pancake House, so we’re talking haute cuisine.  Or at least hot cuisine.

130304-magnolia-oldlistingNow, this lovely home last changed hands in September 2010, for $675,000.  Aren’t you sorry you didn’t snag it then?  Look at all the instant equity you missed out on!  As you can see from the old listing photo (right), the only improvement done to the home since then was to Photoshop in a better sky.  Also back then the place was “Close to BART, Airport, Freeways and schools.”

Not any longer!  Now it’s just one big Great Development Potential opportunity for you! With a price like this, this is now a Real Bay Area house, therefore the train tracks, airport and freeways must have been relocated.

We hope you realize this is THE SECRET of how to make money in Bay Area real estate:

  1. Buy house not in the Real Bay Area due to its location fail
  2. Eliminate location fail so house moves to RBA
  3. ???
  4. PROFIT!

Remember, a WTF asking price isn’t a Wishing Price unless there’s no chance of getting it. This is a Bubble Price.  This seller is saying, “You want this house? You’re going to have to pay me enough to Make Me Move.”

Stayin’ Alive in Alameda: Not just a good idea, it’s the law!

Today’s delicious domicile comes to you from Alameda, the island garden of the Bay.  Or should we say Oakland Afloat? Estuary Estates? Maybe you have an even better name for Alameda than those! Thanks very much to Burbed reader JL for finding a house with a creative command to the buyer.

Very sunny duet home W/ big lot, great size open backyd, spacious driveway, cul-de-sac. Extra high ceiling grand entrance. Gorgeous new kitchen. double pane window. HOA cover exterior, roof, front yd & insurance. close to ferry terminal. One of a kind. Must see. Nobody pass away inside the house.

130210-mcdonnel-kitchenHere’s what JL had to say about the house:

Burbed is the best! I had to pass along an Alameda listing that has generous and inexplicable amounts of fail.

First, there’s only outside pictures. Never a good sign. But the best thing is the description. Granted, I think we may have a non-native speaker as the writer, but the last line is hilarious no matter what.

130210-mcdonnel-streetviewThe strange thing is, this looks like a nice house. The redfin Streetview link takes you to a street over a block, but if you go to Google street view directly, it shows a decent-looking place. So the Redfin listing could have been nice, but instead was awesomely bad.

Awesomely bad? It’s not every house that’s not just part of a cookie-cutter tract but a gol-durn “duet home” in a cookie cutter tract that can call itself “one of a kind”! Now that’s awesomely something!  Plus there’s insurance in the front yard! The $365 a month HOA fees are just the cherry on this Win Sundae!

We tried to find the collection of “only outside pictures” without success.  Other listing sites either had the photos removed (with the listing marked as off market) or a slightly different set of photos, inside as well as out.  Here are a couple more, just in case Redfin yanks these bright and early Monday morning.

130210-mcdonnel-hdromg130210-mcdonnel-hdromg2

And we mean it about the bright, as the Cherenkov radiation is strong in this one.  Just for grins, check out the outdoor pix on Zillow!  Must see.

130210-mcdonnel-yard130210-mcdonnel-wtf

Serious WHOA.  Of course if we had a yard like that, we wouldn’t pass away inside the house either.

Another Wave of the Bubble Wand: A $6.5M Crapbox in Palo Alto

130209-webster-bubblewandYesterday we had a brief summary of snapshots showing that we are indeed entering the early stages of a new real estate bubble.  Far-flung areas are still far below their ridiculous 2005-6 peak pricing, and nearby but unloved neighborhoods are being scraped up by investors rather than the outbid mortgage mooches.

But core Real Bay Area listings near high-paying tech jobs are at or even above their insane 2008 peak pricing.  Yes, 2008.  Crap areas hit their high-water marks much earlier than premium places, and it’s the high end that has come back first and letting us know it.  We promised we had a doozy for you today, and we weren’t kidding.  Thanks very much to Burbed reader Wendie for bringing by the bubbly by the carboy.

Location, Location, Location! Teardown: $6.5 Million

Need proof that the Palo Alto housing market has heated up?

130902-webster-patchBy Beatrice Karnes; February 8, 2013

It’s not enough to live in Palo Alto—homebuyers want to live in specific neighborhoods. A home in Old Palo Alto has gone on the market and it’s being advertised as a tear-down or a remodel. Asking price: $6.5 million.

It’s a simple, middle class home built in the mid-1930s and boasts four bedrooms, 3.5 bathrooms, hardwood floors, some linoleum or vinyl floors, and a one car garage.

Let’s have a look.

  • A teardown, but you could remodel. After spending Six. Point. Five. Million. Dollars.
  • A teardown, 78 years old (2 years too young for the “old house” tag)
  • A teardown, with a named architect.
  • A teardown, sold for its potential to build two houses. But why stop there, bribe the appropriate agencies and cram in four!  Heck, how about a 20 story condo tower? Buyer to verify with City of Palo Alto.
  • A teardown, with 22, yes twenty-two mostly similar photos in full HDR.  Have you ever seen HDR photos of a workshop, a basement, or a garden hose left on the ground?  You’re about to.

Fastest Flippers in the West?

We love flips.  Take your vintage crapbox that hasn’t been updated since the original owners signed the restrictive covenant, let it marinate for 57 years and mix thoroughly with a cash sale.  Wait 3–6 months and then garnish with new appliances, new paint, new countertops. Of course it’s the same old house under the makeup.

Today’s Los Gatos lovely was sent in by Burbed reader nomadic.  See how long it takes you to figure out what’s wrong with this picture.

Huge lot. Incredible Gorgeous tree-lined street in highly desirable Los Gatos neighborhood! This home is another SVHOME renovation that includes stunning remodeled kitchen featuring granite counters, new appliances, new lighting and laminate flooring; baths feature extensive use of travertine stonework. New plumbing fixtures, vanities and lighting; plush new carpeting in all bedrooms, fresh paint

130121-anne-svhomeLet’s check in with nomadic on why this house deserves your attention:

Bought November 16, pergranisteel kitchen, new baths and some paint by December 26, when it was re-listed.  Instantly pending!  $284k price delta.

The flippers’ site: http://www.svhome.com/

Yes, the flipper’s have a site, including a ginormous animated photo-graphic that literally flips in segments while you watch.  They also have a page of all their pending properties, including this one.  Most of the others have a virtual tour.  This one does not.

130121-anne-powerlinesThis one also does not have any photos of that stunning remodeled kitchen featuring granite counters, new appliances, new lighting and laminate flooring. The flippers are asking us to take their word for it about the extensive use of travertine stonework.  They wouldn’t even give us a peek at the plush new carpeting, fresh paint.

Although we are giving you a really good ogle at those sturdy power transmission lines running through the back yard.  Now, check out this unbelievable listing history, courtesy of Zillow:

130121-anne-history

Are you sure there was a flip here?  Really super sure?  Because if there was, it’s still selling for less than they tried to get for it five years ago. (And according to Redfin, they were trying to sell it in 2006 as well.) The November sale price is an eye-opener.  Looks like after five or six years of chasing the market down, the owners finally bailed.  Just a month later it’s back in seven digit range.  All it took was a little pergranisteel and traverstone.

50 Shades of Brown in Campbell

Decor is an important part of getting a house ready for sale.  Decor isn’t just furnishings, but wall treatments, art, floor materials, paint, and of course, tchotchkes.  Today’s featured find is furnished fully with an eye for consistency.  Thanks very much to Burbed reader wahnny for this crib in Campbell!

Regular Sale! An entertainer’s Spanish style dream home! This house has it all and you must see to appreciate the attention to detail in this custom beauty by Jay Andre Construction. This home has been totally rebuilt in 2005 with countless amenities. 2 spa/saunas, luxurious office, a gourmet kitchen w/ granite counter tops, tile, and hardwood floors. Too many to list! Open House 1/12 & 1/13 1-3PM

Over 4,000 square feet and the photographer remembered to water the driveway before taking pictures!  Either that or that moody sky had plenty of rain.  Now let’s hear from wahnny on why this house is so Special.

130116-audrey-officeRecently came across this lavishly adorned villa in the middla Campbell.

Almost every photo shows the house in various shades of brown (in keeping with the spanish colonial/western/desert theme, no doubt).  And talk about sophistication … in addition to the obligatory “kawlumns”, a variety of plumbing fixtures are included (see tour website for photos)!  Very elegans/earthy!

Location/neighbors aside, it’s probably worth at least the asking price!

130116-audrey-kawlums

At least worth the asking price?  Oh no, in the time since wahnny sent this listing in, we are sure that this property has probably increased at least 15% over the asking price.

After all, this is a Regular Sale!  And nothing says “dream home” like having to reassure buyers that the house isn’t an REO or short sale!

But what about the location and the neighbors?  With a quarter acre lot, why would you worry about neighbors?  You’ve got enough room to dig a moat and put in Rottweilers.

Although the next-door neighbor does seem to have more cars than driveway.  For $1.7 million one would expect the neighbors to collect something less intrusive yet more expensive, such as Facebook put options.

130116-audrey-streetview

Must see to appreciate!

Perhaps the most beautiful studio photographs in San Francisco

Stunning Pacific Heights Jewel Box. This Lafayette Park view pied-a-terre in a desirable 1920′s steel frame building on top of the hill is sure to charm you with its attitude. Perhaps the most beautiful studio in San Francisco. Impressive chef’s kitchen. Formal dining area with built-ins. Hardwood floors and high ceilings. Handsome black and white tile bath. Inviting sleeping alcove. Good closets. Laundry, strg and small car deeded parking in bldg. Stunning lobby and facade. Elevator. A+ reserves. Professionally managed. Newly renovated Lafayette and tennis courts, Fillmore, Union, Polk, cultural meccas, downtown, Muni and Whole Foods.… Small pets ok.

121213-gough-facadeSorry, pending, and Redfin’s already yanked the pictures down but you can see the old listing copy, and better yet, the old (2003) price of $335K.  Also the old number of bedrooms (1) and the old HOA dues of $263. What the dues are now is a mystery. Perhaps this is a case of if you have to ask…

The missing photos are really a shame, as this curated photography gallery will really give your eyeballs a great workout.  We’ve included some of the better examples in case Trulia also goes dark on us.

121213-gough-herbs

Let’s begin with something you don’t often get to see in real estate photography: an actual action shot.  As you can see, not only is the building painted white, but vehicles can drive right by the front door.  Time-lapse photography illustrates how this could work in real life.

Also, in case the top photo made you wonder about the interior decorating scheme, we have plenty more that should assure you the current owner really did go all in on the burnt pumpkin and expired cream palette.

Click on through to see those and more!
