This is "JL" in Alameda, bringing your attention to a crazily-priced home here. This 3bdrm/2.5 bath house just went on sale and is priced FAR over anything on this street has gone for in years — at $985,000!!

Granted, it’s a nice house with a great backyard, right out on the Bay. Also, it’s probably the nicest remodel I’ve ever seen of this 1960s-era house (there are a bunch with the same 130820-bayview-rectangleslayout on this street). But you can’t remodel away the fact that it’s still stuck to another house! These homes are all "duets" or whatever you call them — two houses that share a wall.

The history for this house may shed light on the high price — the owners paid $1 million for it in 2005!!! Insane. So maybe they’re just trying to use the latest bubble to recoup some of their loss from the last bubble.

Just came across this quite georgious estate.

Asking price is WAY less than its assessed value.  Lotsa cauwlums and ornate finishings adorn the "10 YEARS YOUNG" 7500+sqft estate on 3+acres.  Aside from overhead powerlines, rather small pool, and location on the fringes of the RBA, it might still incite a bidding war, as per AGENT INTENT.

This house is firmly situated somewhere south of You Have Got To Be Kidding Me. The only advantage it has is that it’s only 22 miles to the Tesla Supercharging station in Gilroy.  And if you can buy a house this size for the price of a gingerbread shack in San Bruno, of course you should expect some mawbul kawlums thrown in.

As to that AGENT INTENT, here’s what the FAQ in the disclosures packet has to say about that asking price:

8. Why list so low?
Sellers are aware that neither appraisers, nor realtors determine what the VALUE or the final sales price of a home will be, it’s the BUYERS that determine the final price thus the new market value of the home.  They wanted to market and list their home non-traditional and something innovative that would attract plenty of interest and one good offer that had the best price and terms.

Bunus: Not only does this property have a “well lien” because of the 3 abandoned wells onsite (seller can’t find two of them), there’s also an HOA for shared roads with voting rights based on property size. This home has an effective veto over the other properties because any vote must pass by 75%.  So you could really make life interesting for four other homeowners!

How can this be when it’s only a dollar a square foot? More importantly, how can they fit 855,888 square feet onto that tiny lot? This is a terrific location, because nobody will be able to enter or exit this complex without driving right by your home.  Be sure to remind each and every one of them that this place was used as a Model Home from June 15th to todays date .

So, I know Vallejo isn’t included in the RBA – but enjoyed the listing pictures on this one very much – especially coupled with the copy.

I think my favorite pic is the pillows surrounding the fireplace.

It’s hard for us to choose just one favorite pic, and it was even harder for the realtard to do so.  And she didn’t have to! The same shots appear over and over and over!  For example, here are pictures 3,4,5 and 11.  Also #10 looks suspiciously like #8 above (the pillows undergoing flammability testing).

There are 23 pictures in the listing. See how many distinct images there are (hint, fewer than you think!). And yet not one of the ez access to Fway.

LAKEPORT, Calif. (AP) — For months homeowners agonized as houses in their subdivision sank one-by-one into a California hilltop. It got so dangerous that the U.S. Postal Service refused to deliver mail.

Now, they say they know the reason eight homes were destroyed and 10 others are in danger, and they’ve taken the first step toward recouping damages by filing a claim against Lake County.

A leaking county water system that went undetected for months saturated the hillside and caused the ground to give way, said Michael Green, an attorney for the 41 homeowners in the subdivision with sweeping views of Clear Lake in Northern California.

Green is seeking $5 million for each homeowner in the claim filed last month against the county.

The homeowners are blaming the county over the leaking water system, and the county is blaming the homeowners association, saying their irrigation system contributed to the unusual behavior of the houses. Yeah, we know whenever a sprinkler system busts a leak, our Silicon Valley homes completely fall apart too.

Oh wait, that’s not because of the sprinklers, that’s the TCE plume.

For extra lawsuit lusciousness, the county supervisors asked for a disaster declaration from the governor. That was refused.

Next time, only buy in the RBA, where these sort of things never, ever, ever, ever, ever happen.

Just saw this listing go sold recently. It was listed at $724,900 and sold for $825,000 which is incidentally the exact amount paid for it by the owners back in Oct 2005 – peak of the peak during that bubble. Nothing new was done to the house and it’s not anything special in that area….

130702-westbury-patioThat’s one diference between the RBA and the East No Way, namely when the market peaked. RBA homes peaked in 2008, except You Are Priced Out Forever AGAIN this year. What’s great is you can choose whether you can’t afford Palo Alto or whether you can’t afford Dublin.

Just remember what you can’t afford for $825K in Palo Alto.

Bunus: Holy Planned Unit Development, Batman, this place has a FAR of 0.63.  That’s what your HOA fees bring: the bribes development fees to make that even legal.
