Mountain View move-in!

Enough with the catty comments about no posts in two weeks. We’ll post when and if we feel like it, no matter what websites are on your toolbar. Today’s heralded homestead is from z2amiller and this is a hot, hot property! Why? Because it’s CLOSE TO GOOGLE!

Lot still has foundation left from house burn down Jan. 2013. Nice neighborhood close to HWY 101

The Streetview photos show the property before house burn down Jan. 2013 (but really, it’s a nice neighborhood close to HWY 101!)  Fortunately, z2a thinks bigger than that.

IMG_20131206-spring-fire2Okay so now I feel bad.  I went to take pictures of this place and there’s basically a person squatting here with possessions scattered around and it looks like they are taking shelter under a tarp tied up in a tree.

I am guessing it is the property owner, with as much stuff as there is the property, MV police would’ve kicked them out if they didn’t belong.  (I think?!)   Also based on the MV voice article the lady who lived there was a hoarder, so given the state of the property (all of the garbage bags and random stuff all over) maybe it is the same person.

IMG_20131206-spring-fire1You can see the back of the person’s head (DHO?) in one of the pictures, hanging out under the tarp.

Anyway I’m having a hard time being too snarky about it now.  :-/

I guess the neighbors will be pretty thrilled when the place sells.

And that could be you, Mr. or Ms. Burbed reader, all three of you. You could put up a six-story apartment house and become rich beyond measure renting out cubicles to Googlers who will only come home to sleep.

Nothing wrong with this listing that price cannot fix

There is nothing wrong with ANY listing that price cannot fix.  Remember that next time you find a place full of Burbed win and wonder just how the seller will unload it. Let’s take a look at a property that’s been on the market for so long, when it was listed Bush was still President.

Thanks very much to Burbed reader Tom Paine for this one.

Let’s check in with Major Tom:

130709-redwood-buildingsStarted at $860.5K ! And it comes with a teardown ( there’s a fee for that). Check out home prices in Windsor….

Okay, let’s check out home prices in Windsor.  There’s only two for sale, and they’re both right around this price. For the same money you can get a livable house on not that much land (5-6000 sf). Obviously nobody cares about the house and everyone cares about having lots and lots of space. You can always drag a teardown over from the neighbor’s lot.

But seriously, 2,612 days on Redfin? Which brings us to the next question, we know Redfin is seven years old, because so is Burbed.  So, do there exist listings that have been on the market longer than Redfin has been around?

2 lots; 430 Eddy St. & 519 Ellis St. There were previous approvals for 46 Senior Units. Approvals are expired. Offers will be reviewed on or after March 15th. There is no asking price. Seller reserves the right to reject any offer.

Whoa.  This is so different than all those other real estate deals where the seller has to take any offer, no matter how ridiculously insulting.  Like, say, $8 for two lots in San Francisco.  And not the part way the heck out by the fog, either.  No, this is in the Tenderloin, the sweetest neighborhood of all!  Now, let’s have a look at what they’re selling and forgot to photograph.

See that big red Pin with an A on it? That’s A for Approvals Are Expired, so their loss is your gain! Start your overbidding now!  You know why you should invest in this area?  It’s a growth opportunity!

Your Three Day Weekend Getaway (Read a book)

Today’s featured property is brought to you by Burbed reader wahnny.  It’s perfect for a quick little mini-vacay, because it’s an easy drive from Google, Facebook, Apple, or wherever you should be working this weekend.  Just plop down the cash (easily found behind the couch cushions or by redeeming a couple of stock options), pitch your tent, and enjoy!  Plus, you could build a house on it!

MLS#: 81304038

County: Santa Cruz

Perfect vacation spot with a self sufficient little cabin. Off the grid with spring fed water. A wonderful tree house, a zip line, a foot bridge PLUS your own beach on Soquel Creek (year round water) Great place to get away, enjoy the peace and quiet. Read a book, go for a hike, let you kids enjoy the the outdoors! Can’t see a neighbor who you all share in the road maintenance.

130217-tucker-insideHere’s why wahnny sent in this delightful home away from home (that is, if by home, we actually meant a place that doesn’t have a house for grown-ups on site).

Just came across this offbeat/offgrid Scotts Valley getaway.  What an interesting use of children, to help sell property.  And deep in the woods no less!

Unlike the "mini-San Simeon" property, this one actually has a zip line, as well as other fun structures (cabin, treehouse), and isn’t as far from civilization/paved roads.  And it has "beach" access (to the creek) too!

130217-tucker-treehouseGiven its relative proximity to the RBA, relative RBA pricing, and r3ltrd copyspeak, it’s quite clear who this would appeal to!

Every rule we’ve ever heard about staging a property for sale says to take family photos out of the house, because the buyers want to visualize themselves in the house. If they see pictures of your family, then that makes it harder for them to see themselves living there.  Obviously either the agent never heard of this rule, or she has some really obstinate sellers.  Why?  This property features a bunch of family snaps instead of the usual listing photos.

130217-tucker-woodsAnd whoever’s idea this was, they really want you to admire the family.  The pictures of the grounds that left the wife and kiddies out are not the sharpest prints in the drawer.

Just wait until you meet “can’t see a neighbor who you all share in the road maintenance.”  We double dog dare you to share in the road maintenance with someone you can’t see.

130217-tucker-oldlistingBunus: Be sure to check out the listing history.

Extra-super-bunus: Last sale (at $190K in 2007) and the older photos are still available for your viewing pleasure.  You can tell this one on the right is from the old set, because it’s actually focused.

130114-pruneridge-lotlinesWow, was that listing copy written by an attorney who doesn’t want anyone to notice the details? Or perhaps a claustrophobic, because whoever typed that in is afraid of spaces.  Now let’s have a good look at this opportunity with an existing 52 year old house that encroaches on New Property Line.

The red line appears to be for Lot #1, the bigger 8614 sf parcel. As you can see it cuts through the east side of the existing house, but fortunately, it did not bring the cooties of Santa Clara Schools all the way to the front door.

Yes, we hope you noticed that Lot #1 is Cupertino Schools and Lot #2 isn’t.  But wait! There’s more!

130114-pruneridge-satellite

See those little words in the driveway?  Yes, technically your driveway is an actual city street that ends a few feet before the back fence.  Here’s another look at the neighborhood.

So not only do you have one house with several inches on the other lotline, you also have a named city street taking up most of it.

How are you going to design your way out of this configuration?  We assume one of the lots boasts a Portal to Hell for extra storage.

One other solution: Street Fair Every Day.  Now we’re talking Serious Opportunity!  Call up some of those Gourmet Food Trucks, have them kick back some of the take, and you’ll be paying this place off in no time.

Right.  As the Burbed reader who sent it in quipped, “Department of redundancy department?”

Keep calm and carry on in comments.  If you happen to mention elections we won’t complain, but verify with city first.

Non-RBA property for (don’t laugh) $2,583 a square foot

Today’s house is absolutely, positively, we promise and pinky swear, really, truly NOT IN MOUNTAIN VIEW.  It isn’t even in Palo Alto.  Today, we are headed up to Contra Costa County, where Burbed reader J from Alameda has a little real estate riddle for us.

Meanwhile, are you someone who doesn’t live in or look at houses in Mountain View or Palo Alto?  If you find one that’s #winning, send it on over!  Heck, send us more houses in Mountain View and Palo Alto too.  We’re willing to point and laugh at almost anything.

120829-quail-frontNewer 1200 SF Guest Cottage sits on 4.35± acres w/ flat building pad for a 5700± SF home, 6 stall Castlebrook barn, sport court & 360 degree view. 2nd parcel of 49± Agric. zoned acres has 2.5± acres planted w/ 3100 vines & expansion to 20+ acres possible. Abuts EBMUD open space and trails.

Here’s why J sent this in:

Over the hills and through the woods….I just had to send this in (not going anywhere fast) its just 120829-quail-far-awaysuch an incredible RBA price per square foot – $2583 – but not in the RBA. Now you get a lovely barn, sport court and ‘guest house’ with one bedroom and one bath….some teeny tiny grape vines – and yes, that lovely cement pad just waiting for its 5,700 sf, give or take – house. What, by the way is sport court? And, it’s not even in the RBA! It’s a long way down the hill(s) to get on Orinda Bart (yes, Bart) to get to RBA land. Or the other hill into the backside of Oakland.

And the 120829-quail-sportcourtrealator was nice enough to note – those 40 some odd acres are zoned agricultural – meaning, I imagine, no subdividing. What, exactly, was the original buyer thinking? Spec guest house? Forget to leave some money in the budget for the house?

Ps – out looking at houses on Sunday and drove by the half finished house – the one with the lovely garbage can shot on Olympic (Lafayette?) – I recognized the plywood. Looks about the same.

Wait, wait, you left out the best part.  The street name is half English, half Mandarin!  We can’t figure out if it’s named for where the quail are run over by vehicles or merely shot by Dick Cheney.

Over 20K put into bridge, foundation and engineered plans

Does seeing all those houses next to each other make you want to get away to your own private retreat?  Somewhere with elbow room for just you and the trees?

Today Burbed reader wahnny has a place for you in Gilroy.  Hope you think nines are lucky!  And let’s have a big, warm, Real Bay Area welcome for wahnny who is today’s Guest Blogger!

Magic Springs Drive. Also includes APN #810-03-004 for total of 4.36 acres. Beautiful and private creekside retreat among the giant redwoods and ferns. Over 20k put into bridge, foundation and engineered plans. No permits. Underground phone line and community spring fed water. Perfect for recreational getaway.

120808-gilroy-scgisWith all the recent chatter about “value in land only”, I thought this might make for an interesting, if not cautionary, tale.

This 4+acre property is nestled deep within a magical forest west of Gilroy.  Since it has no street address, Redfin can’t map it, but the Santa Clara County GIS can (via APN 810-03-022).

The property last sold for $800K during the peak of the bubble years.  Apparently, the seller planned to build a dream house there, investing over $20K towards improvements, but then gave up (the ogre/county wouldn’t permit it?).

With hopes dashed, the seller resigned to sell the property, but seemed conflicted on asking price (at one point asking twice what was paid for it).  Currently, the seller has settled on a less fanciful price of $100K.

It just goes to show that RBA dreaming can only be truly realized in the RBA.

Our Peacock laid an Egg. On his face.

Here’s the denouement of a Burbed perennial, and best of all, it’s even in Mountain View!  Thanks very much to Burbed reader mabel du for giving this turkey one more roast with this fine guest post.

And speaking of birds, soon we’re going to have to talk Mountain View and Chik-Fil-A, but we did enough politics yesterday next door in Los Altos.  So please give mabel du a real, warm, RBA welcome as today’s Guest Blogger!

Do you prefer a bath or a shower?

This flipper-to-be sure took a bath in his bubblicious real estate gamble.  A fun bubble bath?    Not so much.

Plans to feather his nest ran afowl when he ate more than $200k to unload this rotten egg, and that ain’t chicken scratch.   Buyers didn’t flock in as hoped, so after hovering for years on a wing and a prayer he finally ended the drag and landed a buyer.

Purchased for in 2007 for $674K, dropped more cash to remove the previous crapshack, finally sold for $475 in 2012.  I don’t think that’s how RE investments are supposed to work, certainly not in the RBA.

To wax nostalgic on this oldie but goodie, let’s revisit previous Burbed entries for this 4H fowl failure:

Mole Man says, “Check it out: a 1/3 acre slice of super-exclusive Palomar Park can be yours for $100k (house extra).”  That’s a nice big chunk of land to build your dream house.  That is, it would be if it weren’t for this tiny little thing we found on the assessor maps.

120802-palomar-assessor-map

120802-palomar-driveNow we wonder what those little dashed lines marked “EASE” could refer to?  Could it be the ease with which you’ll be able to build on this double lot?  Or did the surveyor think the land was so beautiful that an artist ought to set up with paints and an easel here?

Or it’s just a big arrow pointing to lot number 9, which is EAST of 10 and 11.  You know what terrible handwriting those surveyors have.

We doubt there will be any trouble getting permits to build here at all.  How could there be, when the seller is a licensed real estate agent?  With loads of experience.  Just look at how many different listings there have been for practice?

Now is the time to buy, because this one has to be right!
