WOW! So many exclamation points in Walnut Creek all done with permits!

To finish out the workweek, let’s check out a place perfect for the athlete in us all. Thanks very much to Burbed reader J from Alameda for this well-sited wonder in Walnut Creek.  (You can laugh about our including yet another East Bay listing, but we have just one word to say about that. PENDING!)

WOW! Immaculate 3 bedroom/2 bathroom home in cul-de-sac location with separate 1 bedroom/1 bath cottage all done with permits! Gleaming hardwood floors, designer colors, and more. Nicely landscaped yards with Jacuzzi and lighted SPORTS COURT! Walk to Olympic in 2 minutes on nearby trail!

130516-bonita-sportscourtHere’s why J sent this house in:

This is a first: freeway noise wall in a listing photo! Granted its a photo of a cool basketball court but still. Cute house but what’s the air quality going to be like? Forget asking about noise issues. I’ve heard the freeway noise in these neighborhoods described as ‘a waterfall’, ‘white noise’, ‘rushing water’. Will it go over asking? Will it get multiple offers? Could a house with a freeway wall in the backyard ever sell in a market that is not red hot? Discuss.

130516-bonita-collectionsYou see a freeway wall, J. We see a lighted SPORTS COURT!

And note the Redfin Collections this house is part of. Is this a new category we’ve managed to miss until now? How can you even tell a property is subject to a bidding war unless you’re one of the people bidding on it?

Or was this one of those places where you had to wait in line to get into the Open House, where you felt obligated to submit an overbid when it was finally your turn to tour the interior?

Great starter home ready for your family to move in. Freshly painted exterior. New kitchen cabinets & counter tops. New flooring throughout. Large rear yard, design to your liking, would be great for family or entertaining. Hot water heater new in 2004.

130515-duane-oldkitchenSee that? Even not-Real-Bay-Area homes are such a fantastic investment, you don’t even have to brag about a hot water heater that was new in 2004 anymore. Just buy a house, any house, and put it right back on the market.

Then sit back in your large lot to entertain and relax while the overbids come pouring in.

You could even keep the hot water heater.

Lafayette Schools are exceptional – some of the highest-ranked Public Schools in California. Also Open Houses on Saturday 03-02 and Sunday 03-03 from 1pm to 4pm. Please no drive-by’s on weekends during non-Open House hours or after 5pm. Offers reviewed Monday 03-04 at 3pm.

130514-hunsaker-frontPaging Stefan in Lafayette, white courtesy phone!

Here is a two bedroom house that has room for….um, two bedrooms? But on the bright side you can have up to 20 plus cars. But the date and time for reviews of the offers has passed…does that mean me and my 20 cars are out of luck?

130514-hunsaker-laundryWow, so many numbers in this listing you’re going to need a CPA to audit it for you. FOUR acres, 20+ cars, 2 or 3 bedrooms, a million miles away yet only 15 minutes to the freeway.

Too bad the Open Houses were 60 days ago.  Wouldn’t have wanted to be at that agent’s desk Monday 03-04 at 3 pm!

Bunus: If you were thinking this street name sounded awfully familiar, you were right.  Can anyone find a murder at this house too, preferably San Jose Sharks-related?

Los Altos Hills Property Available at Full Price

Yesterday we featured a humongous three and a half million dollar spread on half an acre in San Jose. It was a block from the actual Rose Garden that gives the Rosegarden district its name, but still, San Jose. For three and a half million. Yeah, we don’t think it computes either, unless we want to talk Bay Area Bubble 4.0 some more.

Now, today’s property and its pricing won’t make your eyes pop out because it’s in the Real Bay Area! Let’s find out why it won’t sell!  Thanks very much to Burbed reader nomadic for sending in this Real Realty Reject.

Excellent floorplan with a huge kitchen/breakfast/family "Great Room" opening to a beautiful backyard. Luxurious master suite. Guest suite on main floor. Excellent Los Altos schools. 6 bedrooms, 6 baths.

Upcoming Open Houses

Saturday, May 18: 2:00-4:30 pm

130513-francemont-gameFirst let’s check in with nomadic.

I sent this to a friend a few minutes ago before taking a good look at the listing copy and history.  This should go on burbed.  “Available at full price.”  It’s been on the market since November 2010 and went pending twice, failing to close both times.  The price has been raised at least twice in the past year – now up $700k from last April.

The icing?  It’s an REO.

130513-francemont-counterWell, it doesn’t say it’s an REO in the listing, but the history admits to a foreclosure back in June. June, 2010.  But still, compare this property to yesterday’s! It’s on a full acre instead of a half, it’s got an extra bed and bath, and it’s in the RBA! All this for just “not a lot of money” more! Yet it’s been a languishing listing for at least a year, and that doesn’t even cover all that time before it went pending twice.

Why didn’t this place sell? There are definitely homes in this price range on this street.  Maybe this comment on short sales from a local Realtor might explain things:

The only active short sale in Los Altos Hills, located on Francemont, has been on and off the market since 2006. While it’s a nice house, it has had many offers and still seems to be having trouble closing. It’s unusual for any home to remain on the market so long. In my opinion this is an issue with the bank and not the home.

And the owner of the home is… BAC Home Loans Servicing, through ReconTrust! Thanks a lot, B of A! We all know it really stands for Bunch of A-holes.

Bunus: Virtual tour guaranteed to give you motion sickness.

Come and see this custom built Eichler in Oakland. You will own the house that everyone talks about. This house is an architectural masterpiece and the additional master bed and bath make it incredible. This is the only Eichler in this part of Oakland. Open House April 6th, 10 AM- 12PM.

130508-83rd-saluteHere’s what dollarbin thought of the place:

I’ve been sitting on this one for quite some time and it’s finally pending but as a short sale, I bet it will have a long luxurious escrow.  Check out the listing price history, more ups and downs than a whack-a-mole game. Bring on the Eichler lovers!

There’s so much to salute about this property, it’s hard to figure out where to start the rollout.  How about we take a look at all the attractive price points it has offered in search of the One True Buyer.

130508-83rd-history

No wonder it’s selling shortly!  Don’t miss the Open House, either! Um, whoops.  Hey, this is the only Eichler in this part of Oakland!

SHORT SALE. SALES PRICE AND COMMISSION SUBJECT TO LENDER’S APPROVAL.

130507-alden-graphJust because the price went up 63 percent due to a GRANITE COUNTER TOP doesn’t mean we’re in a bubble.

Why, just take a look at the price history for this palace.  We have a lovely little line graph for you as well as the screenshot from Redfin.

Obviously there’s no Bubble 4.0 in this part of Redwood City, because it was completely derailed after 2006. All the dots on the graph are sales except for the last one on the right, that’s the current asking price.

Do you have any doubt where this investment is heading? In case you don’t, the house itself has the answer for you.

130502-wagner-garage130502-wagner-drumkit

Let’s check in with Swan on this swank setting:

130502-wagner-storageI have many properties I’ve been planning to send you, but I came across the following this morning and it rose to the top of the list:

At first, I thought I’d submit this home because of the realtard’s line, "Vastly improved property from two years ago." What is that realtor speak for?  Then, in looking at the pictures, I realized I’d seen this somewhere before!

130502-wagner-burbed-121230Yes, a finished home is a vast improvement!  Landscaping helps too!  From the pictures, it seems someone has been living there. The listing history goes on… Be sure to check out photo number 24 of the storage room.  An 8500 square foot home and you need 600 square feet of storage?  The current occupants have sure put the storage room to good use!

Have at it…

Yes, this place looks familiar, doesn’t it?  Or maybe not, since they finished painting and put all those ladders in the 600 square foot storage room.  It sold in May, 2011, for $5.75 million, and these listing photos look a little different than what we covered here.

130502-wagner-kitchen-before

Although we miss the ladders.  Made the place look like part of an Edgar Martins exhibition.

Also, we found the before before pictures.  Don’t miss them (kitchen pictured at left).  They might have asked for $3.95M that round, but they got $1.8.  You really have to check out the property history, because before that it was foreclosed on, maybe even twice in two weeks, and before that it was listed for $7.8M.  Good luck figuring out if it sold for $5.6M, or $7M or both or neither!  This house and its grounds have been nothing but a big and very expensive game of Hot Potato going back all the way to 2000!

So, Burbed readers, why is this amazing estate still on the market after an eternity of 45 days? Do you think the flippers are waiting to collect even more overbids?  Now that would be an even happier ending.

There are no cities or towns in the Bay Area that start with Z. There aren’t even any neighborhoods in our two largest cities willing to cooperate. What to do, what to do?

(How can you water your own lawn when there’s a house in the way?)  We could really Zone you out by digging deep into tl;dr territory with some Zoning violations! Or how about our favorite series on this site, ever? Yes, Zillions of Zip Codes!

Zillow predicts Santa Teresa home values will rise 5.8% next year, compared to a 5.9% rise for San Jose as a whole. Among Santa Teresa homes, this home is 21.1% more expensive than the mid-point(median) home, and is priced 9.3% more per square foot.

And when we Zip inside, best bring your Geiger counter, because there’s particle decay in them thar bedspreads. Watch out for Zeta rays (there’s no such thing, but it sounds all science-y and danger Zone if you get Zapped by them).

Most of all, Z is for Zestimate, Zillow’s best known feature. This home’s Zestimate is $570K, when it was listed for $650K and went pending in 3 days. What do you predict this house will end up selling for?  Don’t forget the curbappeal.

This is the finest residential property in Yountville

BlogAtoZ-YYes, we’re getting near the end of the Blogging from A to Z Challenge. Aren’t You thrilled? Today we’re heading up to the whine, whoops wine country to see what prices are doing far from the SF/SV axis of insanity.

And, Yoiks! This doesn’t look much different!  A generous but not ginormous house, on a comfortable, but by no means estate-quality lot. Perhaps the owners thought they were in Saratoga or something?

Extraordinary custom-built California craftsman style home. Two-story main house with 3BD/2.5BA; pool house with kitchen & full bath; pool/spa plus numerous special features. Top quality throughout. This is the finest residential property in Yountville.

130428-jefferson-bedThere isn’t much for sale in Yountville right now, and we wondered which best exemplified the market.  There’s a snouty looking condo, two cottages crammed onto one lot, a brand new place with some really tired-looking pix, a tornado-watch of charming trailer mobile homes, and this Extraordinary custom-built California craftsman style home.

Or should we say this Extraordinary custom-built California craftsman style home that’s been sitting on the market for 116 days.  Built right when the bottom was Yanked out of the exurban market in 2006, Yet.

Yikes, what to do? How about You let us know what You’d pick if you had to live in Yountville?
