Welcome home to EAPLA! It’s like SoMa or FiDi, but a few miles south!

Wait… where is EAPLA you ask?

Here’s a clue!

31goo

Clearly the realtor of this learned a lot on marketing from Stringer Bell! Kudos!

It’ll only be a matter of time before the city with weather best by government test becomes known as ReWoCi. You heard it hear first!

Save 40% in Redwood City… Oops, too late!

Redwood City is always full of delightful surprises!  Today, Burbed reader Mole Man has one to share with all of you.  Unfortunately, it’s pending, but let’s enjoy it anyway.  Oh wait… they pulled the listing.  WTF?

1363 Gordon St
Redwood City, CA 94061
Sold on 4/21/2006 for $760,000

120126-gordon-redfin-nolisting

Fortunately, Burbed will stop at nothing to scour teh internets to find you photos, listing history, prices, anything we can, no matter how slimy the rock it’s under or how icky the bits in that old cache are.  Let’s see if we can come up with anything.

Ding! Ding! Ding!  Look what we found on Sawbuck!  Six photos and some listing lusciousness!

120126-gordon-sawbuck

Bedrooms : 2
Bathrooms : 1
Lot Size : 0.18 ac
Finished Sq Ft : 840 sq. ft.
Type : Detached Single Family
Year Built : 1946
Subdivision : Central Park Etc.
Stories : 1
MLS# : 81145133
WalkScore™ : 66 (Somewhat Walkable)

BANK-OWNED! Adorable starter home in move-in condition; hardwood floors throughout; updated bath; 6-car garage in the backyard perfect for car collectors. Hurry this won’t last! Sold AS IS! Bank of America Prequalification REQUIRED on all offers! Plus Proof of Funds! "Cash transactions are subject to special deed restrictions."

120126-gordon-kitchenHere’s why Mole Man thought this property belonged on the front page:

Check this redwood city gold mine out:

  • Sold for $760k in 2006
  • Now listed at $467,850
  • You save nearly 40%!

And don’t worry about the flood zone stuff– it’s been years since there was high water around there.

120126-gordon-garage-wtfUm… what flood zone stuff?  Is that why they pulled a pending listing?  And it looks like the price was cut some more, to $450,000, after Mole Man sent it in.  Somebody sure wanted a new house for the New Year, going into contract on December 30th.

Plus a six car garage?  Let’s say that again, an 840 square foot house with a SIX CAR GARAGE.  That means the garage is bigger than the house, as a two-car garage is 400 sf.

When I first saw this photo, I thought I was looking at a barn, and wondered where the riding tack was.

120126-gordon-bathAs you admire the rest of the photos (not available on most other sites!), remember, they really knew how to build them in 1946.  Look at those hardwood floors, and those hardwood floors!

And yet another Home Depot Bathroom Sink Special right up against the bathtub.  You can’t great design like this just anywhere.

Hurry, this won’t last.  That’s why it’s being sold as-is.

120126-gordon-emptyroom-2

120126-gordon-emptyroom-1

Any idea what the “special deed restrictions” might be for all-cash transactions?  At least they’re saying this place is Special.

This home is truly one of a kind!

We’ve got an awesome Guest Post for you today from Burbed reader Fun Dip, and it’s right in the back yard of Apple Computers!  As you all know, Cupertino has a reputation for having the highest prices for the most boring, unexceptional, bland (did I say boring?) tract houses anywhere in the Real Bay Area.

So how much would you have to pay for a Cupertino house you might stop and take a look at?  And would you stop if it were hidden among a group of others just like it?

Please give a big, warm, RBA welcome to Fun Dip, today’s Guest Blogger!

Spectacularly appointed throughout – this house is simply sticking. This Luxury home, which is one year old house has never been lived in. Check out this truly awesome house.  You can get completely lost in the beauty of this house.  So much so, that once I got to the ending pictures of the patio overlooking the rolling stretches of hills, I suddenly realized those rolling hills were just my imagination and that roof sitting two feet away really is the neighbor’s.

I mean, even for a Cupertino rebuild, this goes over the top… You would expect to be squarely inside the RBA to have to go for a build like this.  This is just Cupertino High at Monte Vista prices…

And two houses down?  Also on the market!

This home is truly One of a Kind! Custom Built, Barely 5 yrs old. Exquisitely elegant, yet family friendly. Fine appointment throughtout-Cherry Hardwood Flooring downstairs. Gourmet Kitchen-open to nook and family room. Stainless Appliances. Built-in Cabinetry throughout. Downstairs Bedroom w/ full bath. Expansive suite upstairs-Too special to miss–

image(I’ll let you see the awesomeness around the front doors of this one for yourself, I just can’t bring myself to say it.)

This doesn’t seem a little like the first house for sale?  Or pretty much similar to the house in between these two?

wtf, is there a secret underground tunnel connecting these houses?  The houses look so similar, I initially didn’t realize there was a house in between them when looking on Street View.

image

And check out the description on the second listing.  “This home is truly One of A Kind!”  Really?  Are you sure?  “One of a Kind” as in this McMansion is nothing like the two McMansions right next to it?  Or does making “One of a Kind” in capital letters mean it’s pretty much the same as the one next to it, and slightly not as nice as the one after that?

imageSo what is going on here?  A midday hideaway for a former Apple executive? (rest in peace, dude).  I mean, if I had that kind of money and wanted to build a place to retreat near work, I would definitely build multiple houses in case my wife came over.  Or is someone trying to put this stretch of land back into the RBA?  Let’s face it, as far as Tiger Moms go, crossing over De Anza Blvd might as well be crossing over 101.  I’m really interested to see what happens to these!

Oh right, pan down to the end of Twig lane on Street View (two houses down).  Nice truck… Nicer trailer!

No expense was spared in creating this custome Moss Beach masterpiece

What with all the server problems this past weekend, maybe it’s time to step out for an early getaway this week.  Fortunately, Burbed reader The Klek has a destination in mind.

2010 Vallemar
Moss Beach, CA 94038
$4,875,000; delisted on 11/1/2011

image

Yr. Built: 2009
Builder: —
Sqft (land | living): 12500 land | 4370 living

Bed | Bath: 4.0 bd | 4.5 ba
Property Taxes: $15,414.22 (2009)
Stories: 2

imageYes, I’m linking to Trulia instead of Redfin this time because Trulia was kind enough to save the photos despite the listing going off market.

Here’s what The Klek has to say about the property:

Maybe you can help me solve the mystery of 2010 Vallemar in Moss Beach).

imageThe house never had a for sale sign but you couldn’t miss the $4.8 million price tag which is, uh, shockingly high for the area and the house isn’t even gold plated! The realtard still has the house listed as active but SFBlockshopper said it was recently delisted. Was this one of those vanity listings where the owner smugly laughs at all the people with distant dreams of upscale homeownership? And how was this property ever accessed at that value? Or is that property actually a quantum bubble of the RBA, circa 2007??

image

Here’s the listing copy from the agent site:

Enjoy the best of ocean front living from the newest construction on the San Mateo Coastline.  Located on a wide double lot of over 12,000 sq. ft. with durable materials, exciting architecture and spacious rooms, no expense was spared in creating this masterpiece while subtly blending with the environment.  Understated from the street and shielded with beautiful courtyard walls, maximum attention has been given to creating a sheltered water front experience.

Smooth alder cabinets with cherry finish and Travertine -Tuscani Procini flooring are in all rooms except bedrooms.  Brazilian white bay granite enhances the kitchen counters and fireplace surrounds.  Sub-Zero, Bosch, Fisher/Pakel and Frank brands adorn the kitchen.  Hand blown custome light fixtures by Doug Brown.

The separate guest room with kitchenette also enjoys a private patio overlooking the ocean, and has direct access to the main house.  The primary master suite is on the main floor, while the guest master suite and additional bedroom are on the second floor.  Hardi-Plank siding and steel trowel smooth stucco grace the exterior.  Copper gutters, downspouts, flashings, vents and outside lights insure years of care free maintenance.  Double pane low-E glass windows, trex decking and a Hot Springs Spa add to the joy of ocean life.

It’s hard work building spec houses, let alone financing them!  Do you have any idea how much that HDR photography cost, not to mention having to wait for the one day in June that the sun came out?

Now check out what used to be in this location, location, location!

Be sure to snag this copper-guttered beach cottage, a 2010 winner at a 2006 price!

Welcome to this spacious home

It’s been far too long since we’ve heard from Burbed reader Petsmart Groomer.  PG has been sending in some great finds that are often pulled off MLS by the time we’re ready to give them some good ol’ Burbed lovin’.  But this one was willing to stay put long enough for a big ol’ sloppy Burbed kiss.

Welcome to this spacious home featuring 5 bedrooms & 2 separate offices with 3 full bathrooms. This special home has a large living room and a fireplace, a convenient separate family & inside laundry room. Attached one car garage w/ ample extra storage. Nice sized patio and fenced yard with mature landscaping and fruit trees. Close to parks & excellent Palo Alto Schools – buyer to verify schools.

imageimage

imageimage

This house is Special, the listing copy says so.  The above pictures showcase the luxurious living you get for one and a quarter million dollars.

Or as PG says, “Simply beautiful.”  Let’s see if the Redfin agent agrees.

image

But the closest schools are a fifth of a mile away, if we go by Redfin’s own school information.  Could the agent have been referring to this place directly across the street?  It looks a church-run day care center.

image

Oh good, they take older kids as well as babies.  So you’ll be guaranteed to be running into extra traffic at both ends of your commute, and most of the time in between.  It’s the little touches like these that make this house so Special.

Plus, the current owners are taxed on a $100K assessment.  Buy this house, remove one more Prop 13 entitlement boomer, and help balance the City budget!

No es Nada in El Grenada

Here comes a three day weekend!  So let’s travel a little further away from the US 101/I-280 Axis of Specialness, and see what’s over the mountains, through the woods, and down by the bay ocean.  Fasten your seatbelts, it’s going to be a bumpy night find.

Thanks very much to Burbed reader The Klek for this beachy little number for a quick little getaway.

LOOK AT THIS PRICE HURRY WON”T LAST!! GREAT LOCATION!! 3 Bedroom 2 Bathroom is priced to sell * . Wood burning stove. Split level with Master Bedroom. Hot Tub. Property needs TLC. Close to the beautiful Ocean Beach enjoy walking along the seaside. Close to the Princeton Harbor and restaurants. Enjoy the sites of watching the surfers. COME BACK and SEE THE Painting exterior/Interior Plus * * * *

imageHere’s what The Klek had to say about today’s fine listing:

Here’s a good example of some lazy work on the part of the realtor who couldn’t be bothered with turning on the lights before taking pictures and editing those same pictures to remove any duplicates.

Still, I suppose the shadows and general darkness really underline the cozy quality. The grammar of the description needs work but I like how she mentioned the local sights (all at least 1/4-mile away) confusing the reader that the house offers views of surfers curling on a wave. Views of your neighbor couch surfing is more likely.

Oh, the poor buyers, thinking they’re signing up for volleyball and shell-collecting, when this is what they’re going to be looking at every day.

image

And have a look at the neighborhood.  The Klek was right about how close the beach was (that is, not yet in the big picture).

image

imageThere is something seriously hinky going on over on Redfin when you try to look at the house on Streetview, probably because, for some reason, it’s classified as being in Half Moon Bay.  You’ll find yourself a block and a half away, and on the wrong street as well.  But Google Maps had no trouble finding it right away.

Now that we’ve found Home Sweet Home, guess it’s time to soak in the hot tub.

¡Perfecto!

Park-a-palooza at Santana Row!

Today’s find is from Burbed reader Swan, and what a find it is.  Have you always hankered to create a side business, where you simply find a need and fill it?  This house will have carloads of cash leaping into your pockets!  Ka-ching!

SUBJECT TO RELEASE OF CONTRACT. CAMPBELL SCHOOL DISTRICT. SANTANA ROW. CLOSE TO SHOPPING, FREEWAYS AND/OR TRANSPORTATION. BACKYARD. BUYER TO VERIFY USE.

imageAnd here’s why Swan brought this domestic discovery to discussion:

Here’s a listing longing for some Burbed lovin’!

What’s not to love?

ALL CAPS, 460 days on Redfin, concrete front yard, what was the realtard thinking photos, proximity to the famed Santa Row (never worry about finding parking again – you’re within walking distance), and the always fun, “BUYER TO VERIFY USE.”

imageConcrete front yard?  You see a front yard, I see satellite parking lot.  This is all about location, location, location.  Santana Row is somewhere in the same timezone, and you could probably park eight cars in front of the house.  Set up a few orange cones and reserve street parking for your concession as well.

And there’s a backyard too!  No wonder you have to verify use!

Look, when opportunity like this knocks, you had better fling that door wide open.  You never know what’s going to be on the other side.

Do not go direct to San Mateo

imageOne of the interesting things about reading so many real estate listings is noticing just how few agents have a decent command of the English language.  When the market was red-hot back in the mid-oughties, listing copy was slapdash because the homes, RBA or not, essentially sold themselves.  And now that market action is found at the very high and very low ends, nothing says low-end like a listing that doesn’t even try to scan.

Today’s housing horror, from Burbed reader MS, is a good example of this.  The copy sounds like a Monopoly instruction.  The only question is whether this property is in the Dark Purples (now Browns) or the Light Blues, because it sure as heck isn’t Boardwalk.

Tenant occupied. Two large dogs. Do Not Go Direct. As Is Sale, No Seller Warranty, Additions may or may not have permits

imageHere’s what MS had to say about this fantastic find:

All tenant-occupied places mean you have to call agent for appointment. . Just to get the point across about how real this short is,  these tenants have TWO LARGE DOGS that make showings even more difficult, not that you planned to! And then there’s the unpermitted additions. What are they in a 3/5.5?
How’d they add onto it, to get that configuration?
I’m stumped. I’ll go if someone goes with me.

Have a look.  It seems like they just kept moving on back.

image

Whoah.  Come for the “may or may not have permits” additions, stay for the high-voltage transmission lines.  And if you’re ever worried about not having enough power to run your flatscreen television collection, just tap in behind your fence.

image

“Bunus”: Golf course right across the street means random broken windows!

Fremont wants back into the RBA

We’ve had many discussions on what makes a place Real Bay Area (RBA) and more importantly, what makes a place Not.  Good schools, professionals for neighbors, and no uncorrectable deficits such as freeways, airports, and toxic waste dumps is a start.  But what’s a real tip-off that a place is in the RBA?

Not only is it way too expensive for what you’re buying, but the asking price has been increased.  Many thanks to Burbed reader Praveen for today’s featured listing.

ON REDFIN: 1 day NEW LISTING (24 HOURS)

Very exclusive Mission Highlands East section of Chadbourne. One level four bedroom with huge remodeled kitchen and family room. Large master bedroom newly remodeled master bath. Large yard. Wonderful layout. Easy wlk to Mission High, Chadbourne elementary.

imageThis not particularly large home on a not particularly large lot was listed for $1,099,000 on EBRD, the East Bay multiple listing service, last Friday.  But when it appeared on MLS (used by the West Counties) the following Monday, the price had gone up tenfold.  What happened?

Simple. Houses marketed to East Bay buyers aren’t as Special as houses for Peninsula and South Bay buyers.  That’s why there’s one price for the East Bay and a higher, better, more exclusive, lots more Real Price for Silicon Valley lucky duckies.

And boy, some Silicon Valley home-owner-to-be is going to want this place!  Doesn’t that location, location, location suggest rural isolation and quiet evenings at home?

image

Absolutely!

Get your overbids ready, because photography like you see for this listing doesn’t come cheap!

Reduce your footprint with this house!

1102 HOLLYBURNE Ave
Menlo Park, CA 94025

$319,500

These the rage is all about reducing your footprint on the earth. Well, this house takes it to the next level. Look at how much this house achieves in just a 2,744 square foot lot. Wowsers!

It’s unclear how many square feet this house is… but let’s just say that all your furniture better be kind of skinny. You’ll also need a really really really flat and thin screen tv or it might not fit at all.

Take that Japanese Pencil Buildings! We’re coming after you!
