Irreplaceable at this price in Monte Sereno!!

Let’s have a look at a property that isn’t jumping into somebody’s lap and getting overbids out the wazoo. Your job is to figure out what is preventing this normal Real Bay Area behavior from taking place.  Thanks very much to Burbed reader nomadic for this find.  Bunus: no longer available on Redfin!

Neoclassical Estate–one of a kind–irreplaceable at this price!! Main home has 3 bedroom suites, library, plus full guest quarters with kitchen, bedroom & bath. Separate pool cabana with full bedroom, bath, & kitchen (square footage includes cabana and guest quarters). City lights, mountain views, gated, beautiful pool, minutes to Los Gatos plus fabulus Los Gatos Schools. Five Car Garage!!!

131213-lexington-studyNow let’s check in with nomadic:

Look what I found at Mausoleums R Us.  It isn’t exactly a Black Friday special, given that it’s been on the market nearly five months without a price reduction.

Looks like it went pending after nomadic sent it on, on December 9th, and the agent promptly yanked it with the useful Pending/Do Not Show designation.  And while Redfin doesn’t have a thing for us to see, both Trulia and Zillow have plenty of pictures, and Zillow also has the listing history.  Check this out!

Any predictions on what the selling price will end up being? We’re throwing in for fifteen million!

A house every agent will fall in love with

There are houses that wow buyers.  This is a house that will make the real estate professionals thrilled.  Why?  Take a look and find out!  Thanks loads to Burbed reader waiting_for_the_fall for this San Bruno spectacular!

Gorgeous and Affordable Single Family Home! 3 bedrooms, 2 bath with 1 master suite. Featuring a Delightfully Upgraded Granite Countertops, Stainless Steel Appliances, Hardwood floor Double Pane Windows, and Crown molding. Laundry Inside. Close to transportation, Tanforan Mall, SFO Airport and freeways. Street Parking. Good Size Backyard. Great for investment!

131027-walnut-yardSo, why is this a Realtard’s dream?

It’s not just the trifecta of stainless, granite and hardwood, or the “affordable” price of not much less than not a lot of money.  It’s not even the HDR photography that lovingly picks up every bit of the shredded plastic in the back yard.

Let’s hear the answer from wftf:

I have a perfect representation of the last 2 or 3 housing bubbles, all in one house!

131027-walnut-frontdoorMaybe people didn’t realize planes would be rumbling by overhead and couldn’t take it anymore after a year. This might explain the rapid turnover/flipping activity, but not all of it.

Selling 8 times in 25 years and going for number 9?  That’s got to be some kind of record.

Maybe the agent just has their card laminated onto the room divider when the residents give up.

That’s also a record for the fewest steps from the front door to the kitchen we’ve ever seen.  But check this out, the agent wasn’t kidding about close to transportation. And yes, that’s the airport off the right margin of US 101.

Move-in, remodel or tear down and start over in Orinda

Sometimes our readers forget that we are a Northern California real estate blog, not just Silicon Valley. We realize with so little of the Real Bay Area outside Where Innovation Happens it’s easy to forget this. However, Burbed Win can be found almost anywhere. Today’s featured funhouse from Burbed reader edie takes us to the wild and uncivilized jungle of Orinda! (That’s in CoCoCo, in case you haven’t gone anywhere but Google via Google Bus in the last two years.)  But one thing this place has in common with so many other Burbed properties: Pending!

This charming cottage is on a great oak-studded . 28 acre lot in the Orinda Country Club area. It’s an idyllic setting! The house is a 2 bedroom, 2 bathroom, 1200+ sf in two stories with a 2 car detached garage. Ready to move-in, remodel or tear down and start over.

130828-linda-kitchenHere’s why edie thought you’d want to venture out of your comfort zone and look at this place:

Check out the price history. The place went up by 200K in a year when it clearly hasn’t been touched in that time. (Unless "creepy backwoods cabin" is the new aesthetic among flippers.

Though pathetically, after going to yesterday’s open houses in the East Bay, this place doesn’t seem so bad to me.

130828-linda-garageWe always wonder about listings where there are 3 times as many outside as inside pix, and it’s not like the outside shots are showing different parts of the grounds. We can only assume that the current owner has some secret Web 6.0 Electric Motor SuperDuperHyperUltraLoop High Speed mass transit project in those bedrooms that Cannot Be Photographed Upon Pain of Death or initialing every one of the 400 pages in the NDA.

Or, this being Orinda rather than Saratoga, it’s more likely a bunch of dead primates.

Another atrocious East Bay listing when you should buy in Mountain View

It’s time to point and laugh at the East Bay again, and Burbed reader Bob in Oakland has got just the place. Thanks very much for keeping us apprised of all the wanna-bes who won’t be living in the Real Bay Area no matter how much they try overbidding. After all, anyone can show 365 percent profit when houses like this were selling for way less than Not A Lot Of Money.

Gorgeous Tudor/arched entry, Juliet balcony, sunken LR/ exposed beam ceilings. Perfect combination of old & new. Upgraded kit/caesarstone/ tiled backsplash & stainless appliances. Updated baths. Plus rooms. Lovely yard/ brick patio. Super house for entertaining. Close to BART, shop. & restaurants.

130719-yuba-decorOk, Bob, why did you nominate today’s Tudor?

365 percent appreciation in El Cerrito!

Actually that appreciation was just from March to August of last year:  375k to 745k in five months.
It just sold AGAIN – the third time in 16 months.
Listed at 779k, went pending in two weeks, and sold for 903k (16 percent over asking).
Yes, it’s a good-sized house on a good-sized lot. But 240 percent appreciation in 16 months – W…T…F!!

130719-yuba-kitchenWTF, indeed, where do you get 365 percent increase going from 375 to 903? One percent for every day this year. Is that East Bay math?

Maybe the way it works is that this house gets extra price increase boosts, because the value of a typical listing is actually dropping simply by being exposed to other homes located in the East Bay.  Think of it as a belt of lead weights, or a heavy chain connected to a big ol’ Oakland anchor.

130719-yuba-bedroomWhy would anyone buy this house for $903,000, when it’s full of exposed hardwood and the living room is sinking plus it has a frighteningly large kitchen? It makes much more sense to buy a fixer-upper in Mountain View instead. Think of all the time you’ll save when everything is at your fingertips because the rooms are so conveniently close-in. And the Bay views from El Cerrito will lead to woolgathering when you’ll be needing to focus on work. Mountain View Eichloids don’t have those distractions! Besides, it’s not like you’d be leaving Google during daylight hours anyway.

Mawbul Kawlumz + Palo Alto + Short Sale + ??? = PROFIT!

Here’s a Palo Alto property that will be selling shortly. At least it would be if the agent hadn’t used such teeny tiny little listing photos.  Our thanks to Burbed reader Petsmart Groomer for alerting us to this winner. And you know by winner we actually mean something that rhymes with “snoozer.”

Majestic pool, with a hot tub and cabana.

130718-laurel-another-kawlumHere’s PG with an actual comment, for once:

I can’t believe this wasn’t featured already. Or did it become a short sale recently?

Recently? Sure, if “newly constructed” can mean a six year old house, why the heck not?  At least there are mawbul kawlumz on the inside too.  (Sorry no red arrows, the pictures are so small we’re worried they’d break.)

Also check out the listing history!

130718-laurel-listing-history

Price cuts, price increases, pending, relisted, this place has it all!  Even a bargain basement $720 back in 2011 during the slowdown!  All we can say for sure is based on this comment, whoever owns it was dealing with three other foreclosures a couple of years ago – ALL of them in Palo Alto.

130515-duane-oldkitchenSee that? Even not-Real-Bay-Area homes are such a fantastic investment, you don’t even have to brag about a hot water heater that was new in 2004 anymore. Just buy a house, any house, and put it right back on the market.

Then sit back in your large lot to entertain and relax while the overbids come pouring in.

You could even keep the hot water heater.

Los Altos Hills Property Available at Full Price

Yesterday we featured a humongous three and a half million dollar spread on half an acre in San Jose. It was a block from the actual Rose Garden that gives the Rosegarden district its name, but still, San Jose. For three and a half million. Yeah, we don’t think it computes either, unless we want to talk Bay Area Bubble 4.0 some more.

Now, today’s property and its pricing won’t make your eyes pop out because it’s in the Real Bay Area! Let’s find out why it won’t sell!  Thanks very much to Burbed reader nomadic for sending in this Real Realty Reject.

Upcoming Open Houses

Saturday, May 18: 2:00-4:30 pm

130513-francemont-gameFirst let’s check in with nomadic.

I sent this to a friend a few minutes ago before taking a good look at the listing copy and history.  This should go on burbed.  “Available at full price.”  It’s been on the market since November 2010 and went pending twice, failing to close both times.  The price has been raised at least twice in the past year – now up $700k from last April.

The icing?  It’s an REO.

130513-francemont-counterWell, it doesn’t say it’s an REO in the listing, but the history admits to a foreclosure back in June. June, 2010.  But still, compare this property to yesterday’s! It’s on a full acre instead of a half, it’s got an extra bed and bath, and it’s in the RBA! All this for just “not a lot of money” more! Yet it’s been a languishing listing for at least a year, and that doesn’t even cover all that time before it went pending twice.

Why didn’t this place sell? There are definitely homes in this price range on this street.  Maybe this comment on short sales from a local Realtor might explain things:

The only active short sale in Los Altos Hills, located on Francemont, has been on and off the market since 2006. While it’s a nice house, it has had many offers and still seems to be having trouble closing. It’s unusual for any home to remain on the market so long. In my opinion this is an issue with the bank and not the home.

And the owner of the home is… BAC Home Loans Servicing, through ReconTrust! Thanks a lot, B of A! We all know it really stands for Bunch of A-holes.

130502-wagner-garage130502-wagner-drumkit

Let’s check in with Swan on this swank setting:

130502-wagner-storageI have many properties I’ve been planning to send you, but I came across the following this morning and it rose to the top of the list:

At first, I thought I’d submit this home because of the realtard’s line, "Vastly improved property from two years ago." What is that realtor speak for?  Then, in looking at the pictures, I realized I’d seen this somewhere before!

130502-wagner-burbed-121230Yes, a finished home is a vast improvement!  Landscaping helps too!  From the pictures, it seems someone has been living there. The listing history goes on… Be sure to check out photo number 24 of the storage room.  An 8500 square foot home and you need 600 square feet of storage?  The current occupants have sure put the storage room to good use!

Have at it…

Yes, this place looks familiar, doesn’t it?  Or maybe not, since they finished painting and put all those ladders in the 600 square foot storage room.  It sold in May, 2011, for $5.75 million, and these listing photos look a little different than what we covered here.

130502-wagner-kitchen-before

Although we miss the ladders.  Made the place look like part of an Edgar Martins exhibition.

Also, we found the before before pictures.  Don’t miss them (kitchen pictured at left).  They might have asked for $3.95M that round, but they got $1.8.  You really have to check out the property history, because before that it was foreclosed on, maybe even twice in two weeks, and before that it was listed for $7.8M.  Good luck figuring out if it sold for $5.6M, or $7M or both or neither!  This house and its grounds have been nothing but a big and very expensive game of Hot Potato going back all the way to 2000!

So, Burbed readers, why is this amazing estate still on the market after an eternity of 45 days? Do you think the flippers are waiting to collect even more overbids?  Now that would be an even happier ending.
