It’s Pending! Again! For the 9th Time!

Here’s another terrific find in comments by Burbed reader Sam Adu!  Thanks very much, Sam!

Want to be on the front page like today’s Guest Blogger? Find a winner of a listing (like this one!) and write it up. Send it in with pictures you’ve taken, or we’ll use what’s on the listing.

Don’t think you can write as well as Sam? Just send in the listing, we can’t write as well as Sam either.

Please give Sam Adu a big, warm Real Bay Area welcome, as today’s featured Guest Blogger with another eye-popping property from the highly-desired Campbell neighborhood that’s not in Campbell.

Yesterday (last week) there was the awesome house that had its price reduced again and again and again.

How about this house that has gone pending again and again and again and again and again and again and again and again and again (Yes, that’s 9 times pending!!!!!!!) since it was first listed for sale in 2009.

Great value! The garage was converted to a family room (with permits) offering an additional 460 sqft of living space. Two bathrooms were remodeled before the home went on the market. Don’t let the days on market keep you from seeing this home! Great neighborhood!!

imageimageAll-in-all a pretty unremarkable home although the garage conversion looks pretty hideous from the outside of the house and is darn annoying from a utility/usability standpoint.

I love this part of the listing: “Don’t let the days on market keep you from seeing this home!”. The person responsible for setting the price of this home should be interned in an insane asylum since it has been their crazy pricing strategy that is responsible for this home being on the market since 2009.

What sort of spooky skeletons are hiding in this property to cause it to fall through pending 9 times? Or maybe the pendings are some sort of anomaly in the way the property history is being displayed?

Anyone care to guess how many more times this property goes pending before it gets sold? My completely wild-ass guess is 11.

Please make sure all doors are locked and lights off when leaving

Here’s a house direct from comments by Burbed reader (and occasional Guest Editor) sfbubblebuyer.

Great little single level, 1330 sq. ft, 3bdrm/1ba bungalow in Emerald Hills w/ pool. Tiny peak of bay. Roy Cloud School around corner. Location and price make this a winner! This home would be fabulous with some updating! CAR FORMS ONLY PLEASE. Please make sure all doors are locked and lights off when leaving.

Here’s what sfbb had to say about this house:

imageThat whole tract [area around Stony Hill Road] is picked clean right now. There were some SERIOUS crapfests that I was sure weren’t going to sell. Of course, the worst offenders have disappeared without being marked as ‘sold’ so I’m sure they’ll be back.

Here’s a house for you in the general area, a short sale listed for less than the 1999 sale price. As you can see, this piping hot potato was passed many times before it decided to burn the bejeebus out of the current holders. That’s gonna leave a mark!

No need to water your own lawn, either, all the water’s in the pool!

imageI’ve heard that school district is one of the most important priorities people have in buying a property, but including this photo (right) is ridiculous.

We got a Redfin agent tour on this place, too!  Let’s see how they’ll help us find our perfect home this time.

image

Agent listing descriptions sometimes reveal things they don’t mean to, such as the last line implying the housing price adventure is lurching toward its lonely conclusion.  Lock up and lights out, people.  And that other phrase: Tiny peak of bay.  This place for $875K was a tiny peak all right. A tiny peak price.

image

The bank can accept or decline your offer, even if your overbidding brings the price up to where it should be.  After all, it doesn’t want to get stiffed on the last house of the Mohican.

A Duel of Sparrows

Thanks very much to Burbed reader Michael Boltonestater for this double-your-pleasure set of listings.  Michael says this is a great street name, as it reminds him of one of his favorite film characters.

Amazing Curb Appeal. Beautiful Home Nestled at the end of a Cul-De-Sac. Enjoy all the features of a newly built home. Vaulted Ceilings, Bright Open Floor Plan and Spacious Design. Great CASH FLOW for Investment. Make offer subject to inspection. TENANT OCCUPIED-RENT CONTROL. DO NOT DISTURB OCCUPANTS.

Your decision to make: Do you want the exact same house on an 8,000 sf lot for $300K, or do you want to pay an extra $200K for the same house on 2,400 fewer square feet… BUT… you get a description!  Also, 4 Sparrow has been foreclosed not once, not twice, but three separate times!

image

Take all the time you need to decide.  I think you should go with 4 Sparrow: it sold for $790K in 2006, so it has much more instant equity, and therefore much better stories about the previous owners.  That’s #4 in the red outline, and #6 with the big lot at the end of the block.

Keep your eye on the sparrow!

Condo in Prime Palo Alto at 1980s Pricing. Yes, 1980s.

Here’s a find from comments by Burbed reader SEA.  Perhaps Fortress Palo Alto is… looking a lot more like an actual fortress.

Sophisticated living in downtown PA. Top floor condo with security gate entry. Unit has been customized  or modern lifestyle! Chic finishes incl. cherry flooring, Macassar Ebony paneling, FP with Brazilian marble slab surround and granite counters in updated kitchen. Master suite enjoys lavish bath with amazing shower, 2nd ensuite has dressing area and spa-bath. Secured bldg. , underground garage.

imageAh, one reason to visit this place.  I always wondered what an antimacassar protected against, other than a tongue-tied serial killer. This place has “Macassar Ebony paneling,” so bring your Victorian furniture doilies when you tour this customized unit.  I’d hate to imagine how little it would be worth if the owner had left this place stock.  Although the (cough) $521 a month HOA dues don’t help matters here.  I suspect those were slightly lower when the place last changed hands; it was only 9 years old then.

Now, not only could you have paid more for this place 22 years ago, in 1989 dollars, but also we discover that the seller is somewhat thin-skinned:

image

imageWhat kind of owner doesn’t want blogs discussing their property for sale?  Either someone who can’t take any kind of criticism, or someone who knows they have an absolute pig and wants us to admire the lipstick.  And look at all the penciling on this porker.  Got granite?

Don’t stop with the 9 pictures included in a Redfin listing, there’s a Virtual Tour, too!  For example, this one is entitled “Community” but I am still thinking “Fortress” from the first picture.

image

And this one is mistakenly titled Living Room.

image

I think a better title would be, “Lost over $200,000 in equity over 22 years despite buying in can’t-miss downtown Palo Alto, where property values should double every ten years, yet owner has still not thrown the flat screen TV out the window.”

Newer sliding door to backyard. Refinish Hardwood floors throughout the house. Cozy Fireplace in Living room. Beautiful private Backyard. TOO MANY UPGRADES TO LIST. OPEN-HOUSE 5/22/2011 from 1-4pm

imageI hope you caught that they expect the seller buyer to refinish the hardwood floors throughout the house.  (That was an order, right?)  For $829K you can’t have everything.

Here’s something else they didn’t list: sold for $950K with overbidding, just 3 years ago!  Now the asking price is closer to the 2004 sale price.

image

How high did the overbidding go this round?  And why won’t anyone stay in this house more than 4 years?  Is it a Presidential Campaign stop?  Buy this house, and sell it with overbidding in 2016!

Five Years of Circling the Drain

Who here doesn’t love overpriced crapboxes?  Anyone?  Of course we all do!  Overpriced crapboxes are what makes Burbed Burbed!  And today’s listing is not just an overpriced crapbox, but an overpriced crapbox with a mystery!  And you will NEVER guess where it is!

Thanks very much to Burbed reader sfbubblebuyer, who has a house to sell you.  Or maybe it’s a house to stay away from.  I just know that buy it or drive 25 miles in the other direction, you will not forget this place.

Here’s what sfbubblebuyer had to say about this house:

I was going to post this to compare its crackerbox joylessness with the current crackerbox from Mountain View, but thought the listing history might deserve a post all of its own. I’m HOPING you know some people with access to the MLS for listing histories, because Redfin only shows it redacted, and Zillow seems to be ignoring the old listings history, but check this bad boy out.

image

image

image

imageOn sale since 2006, and they’re still in denial! It’ll be their 5 year anniversary of chasing the market down on the 26th. Oh man, I want the juicy listing data to see where these geniuses started at and how they overplayed their hand for 5 years. How the hell do you try and sell in 2006 and FAIL? SERIOUSLY? They must have priced this bitch at 1.2 million or something to start!

Okay, sfbb, I feel your pain.  And I found this:

image

imageLook!  It’s the same agent as now, all the way back in 2008, and the asking price was only $120K more.  Why, $120K wouldn’t even cover an East Palo Alto down payment in 2006.

Maybe this place was where they put the melamine in the milk products, or where our former Governor met up with bimbettes who weren’t classy enough to merit the Sacramento Hyatt Regency.

Pending five times? Is there a portal to hell in the basement?

burbedguestbloggerWell, you Burbed readers are a tough crowd.  I’ve been recovering from a nasty bout of fever, so I dialed in a quickie Open Houses and Open Thread on Sunday.  You guys, I swear!  I don’t think any column in Burbed ever got 5 negative votes before.  Even a listing credited to a commenter who collects thumbs downs the way East San Jose collects foreclosures did better than that!

Good thing Burbed reader sfbubblebuyer sent in a great listing with commentary ready to go, so I can hide under the covers in my depreciating former RBA house until the recession is over.  Keep those contributions coming in, it means the zip code entries will be put off a long, long time!

Please give sfbubblebuyer a big, warm Real Bay Area welcome with today’s Guest Post from beautiful downtown Burbank San Carlos!

PANORAMIC BAY VIEWS FROM BOTH LEVELS. HUGE SOLAR POOL-MULTI LEVEL REDWOOD DECKS. GORGEOUS NEIGHBORHOOD. DECK HAS BUILT IN/CUSTOM BBQ GRILL. RECESSED LIGHTING. GREAT AMBIANCE. EMAIL ONLY joyadeeb@gmail. com

imageThis house is a short sell WAY below the prices of other houses in San Carlos, yet it has fallen out of escrow four times. (It’s in escrow again! Let’s see how long THIS one lasts.) Why would it be falling out of escrow when it’s almost not-a-lot-of-money less than other houses in the neighborhood? Nearby houses range from 1.1 to 1.6 million! Clearly there is a gaping portal to hell disgorging denizens of the netherworld into the house’s crawlspace! Or perhaps it has foundation issues that would make Bill Murray’s makeup artist blanch with fear. Perhaps Gilbert Gottfried lives in the house next door?

image

imageWhatever the reason, this house is slowly crushing the current owner’s balance sheet into a fine paste. Now’s the chance to buy it, slap in some mawbahl cawlums and flip it for 1.5! Get busy! I mean, think of all the flat screen televisions you could have! And you’d finally have the confidence to start that harem you’ve always wanted! BUY BUY BUY!

(But be sure to keep the Ghostbuster’s number handy in case that portal to hell thing turns out to be true.)

Too late, Blinked and we missed it! Huge opportunity GONE

Here’s an interesting listing sent in by Burbed reader Tracy.  Unfortunately the listing was canceled last week after almost constant price reductions over an entire year.  That can only mean one thing: Rising prices are back, baby!

Priced Right For A Deal! Country Ranch-Style 4 Bedroom Home on Huge/Massive Lot in Cul-de-Sac Location-Room to EXPAND & GROW. QUIET NEIGHBORHOOD. Tremendous Value. Mostly Hardwood floors under carpets. Detached 2 car garage with extra workshop. Great backyard for entertaining, bbqs, room for expansion and huge garden. Ready for your finishing touches. Come by and feel the love. GREAT DEAL!

First, here’s what Tracy had to say about this house (before the listing was canceled):

This is a weird one with monthly "huge" price reductions, a HUGE
lot with "nice" neighbors...

Guess we missed the love, and that’s a shame, because Redfin agent Keith Wong toured the place twice!  Here’s what Keith had to say about this house.

image

Keith Wong – Field Agent on Redfin’s Southern East Bay Team

"Property has potential to be converted to a bigger property. Current property out of date but with the right buyer who is looking to do a possible tare down or a complete make over, this is the lot to do it"

3/25/2011

Possible tare down?  We better have an actual look at this place.

image

Wow, has that shade of green been used by an auto manufacturer since 1958?  Oh, it’s the tarp!  Never mind, then.  I figured if they threw in the car this deal might actually cash flow.

Speaking of cash, here’s the listing history from Zillow (Redfin helpfully deletes the prices when a listing is canceled, the spoilsports).  Quite a tare down:

image

See, that’s the kind of can-do initiative the Bay Area is famous for!  Here’s someone selling a place they picked up for only $50,000 at the beginning of the bubble and trying to convince everyone it’s actually worth an order of magnitude more, when almost everything else in that part of town is selling for 1999 prices!  And that’s why the listing got canceled.  Someone will give it a tare down, or maybe just a complete make over, and it’s going to sell for $800K.  Alum Rock’s gonna be hot, hot, hot!

As seen on Flip This House: Outstanding Remoldel

Thanks to Burbed reader Sam for this “very unique” find in San Carlos.

Wow!!This is a Tremendous 4bed 3 bath home. Unmatched features and wide open floor plan make this home “fit for a King” Heated bathroom floors, heated towel racks, remote control digitally controlled shower. Electrolox Icon Stanliess steele appliances with build in espresso machine makes this kitchen one of a kind. All new windows, floors, doors, Outstanding remoldel.

imageHere’s what Sam had to say about this listing:

I guess the listing agent forgot that in 2011 the “recently flipped” moniker isn’t a feature. Flip This House is sooooo 2006. But hey, it’s “fit for a King”: it has heated towel racks! It also has “Stanliess steele”. I don’t know what that is, but I’m pretty sure it would make a good porn star name.

Well, we got good news and bad news for you, Sam.  The bad news is this listing recently changed, maybe when the buyers accepted that pending without release offer.  Maybe they took away that “recently flipped” comment you mention that I didn’t find, what with my keeping your email sitting around for 2 weeks.  But the good news is that we don’t have to scratch our heads wondering what’s wrong with this place.  Redfin’s doing the heavy lifting for us!

image

Very unique!  I love very unique!  Nonconforming and weird is good too!  We’re going to love working with our Redfin overlords.  Meanwhile, check out the Google Streetview of this place!  I guess Spring Bounce means equity is rising. Something is rising, because the place doesn’t look exactly level.

image

But wait, there’s more!  Look at the listing history, OMFG!  This must be what Sam mean about recently flipped.  Plus a bonus foreclosure, this place has it all.

image

Don’t worry, Zillow’s got us covered on those missing listing prices.  Hoo-boy, can you say “Price Reduction”?

image

image

Cheer up!  The house was pending back in September, 2010, and that deal fell through.  It could happen again and YOU could be the next owner!

Whoever does buy it, please replace that rug with something that doesn’t look like the hardwood floor cut open and rotated 90 degrees.  Even Stanliess steele would look better.  But nothing beats a remote control digitally controlled shower.
