What a terrific investment! Look at that historical return of, uh, well, you can still rent it out, right? Once upon a time, people said that anywhere in California was a good investment that could only go up. imageYes!  Another million-plus property with a listing in all caps!  Yes!  LOTS OF POTENTIAL.  Yes!  Busy street!  Yes!  Busy one-lane-each-way street with constant backups!  Yes!  No garage, just a one-car carport!  Yes, Yes, Yes!  YOU MUST SEE THIS PROPERTY INORDER TO APPRECIATE.  Because it’s just sitting there on Redfin, day after day, depreciating.  Take a look at how it’s depreciating while you don’t go see it.  It’s all your fault this lawn hasn’t been watered in 84 days!

Here’s another reason this property is a must-see, I mean a MUST SEE.  Yes, it’s on a busy street, but did you consider how the lot shape could mitigate that location fail?

All you have to do is bulldoze the scraper that’s only on the land to allow a home mortgage, instead of paying 50% down for an empty lot.  Then BUILD YOUR DREAM HOME in the extended area in back, far from the traffic,  And if you think just being on a busy street is bad, take a look at this.

At least Howard street doesn’t go through; there’s a sidewalk cutting it short.  Nothing like living at a five-way intersection for great feng shui.  And nothing like the neighborhood for great property values:

Oops.  This place isn’t just on the Wrong Side of of El Camino Real.  It’s in the exciting community of Belle Haven, Wrong Side of 101!  Let’s see how Belle Haven compares with its zip code.

Um… wow.  Guess they came up with that $536 a square foot price by averaging the neighborhood cost per foot with the whole zip code.  But look, the house sold for $145,000 in 1989, right as the last bubble was running up, It’s more than doubled in 20 years, so it has to be in the Real Bay Area!  Plus it was TOTALLY REMODELED IN 2006.  This is definitely the neighborhood to do an expensive remodel (did you see that Jacuzzi?), because the price has nowhere to go but up, up, up!

Here’s what nomadic had to say about this house:

OMG.  It’s a freak of nature.  The noise from 280 is loud.  Very loud – it’s right across from the house and elevated for maximum annoyance.  It’s like two houses were glued together with a hallway or two. The listing says “2100sf guest house,” but you can hardly tell where one ends and the other begins because it’s just a double interior door, and then there’s a second kitchen back there.  The floor plan wanders from room to room with no sense whatsoever.

On the front, there are stairs with access to a roof top deck (see aerial view).  It’s like having turrets on an old house; you could set up a reporting station for traffic on 280.  It’s the weirdest house I have ever seen.  It could be Winchester West.  But what would you expect for just $367/sf in Los Altos Hills?

Thanks, nomadic!  Let’s take a look at that aerial view.

Yowza.  A half-acre parcel and the house seems to take up most of it.  And what little isn’t built over seems to be paved over.  Viewing the grounds from a little higher up shows this lot has been somewhat… subdivided.  And yet, no spec homes have sprouted yet.  Think of the excitement in buying this house, knowing a future neighbor could begin construction on another monster house just a few feet away from yours!  You’d better snatch that parcel up and put in Sarah’s Cafe West next door.  If the neighborhood improvement committee complains, give them all 25% off coupons.

Oh yes, the noise from 280.  This is an easy remedy.  If only the agent had the sense to use a more attractive map:

Problem solved!  Lovely riverside setting!

Besides, if the freeway is inconveniently elevated for maximum annoyance, that means it’s conveniently sited for tourists to see the large signage you’re going to put on the roof deck.  Remember, the original Winchester Mystery House is also atop I-280, but isn’t in the Real Bay Area part.  This house is full of freeway WIN!

Usually a property gets featured on burbed because it’s incredibly overpriced or a complete and utter disaster.  It’s rare to find a listing that’s both.  Thanks to burbed reader sonarrat, who has absolutely broken the mold by finding us this house.

This property has way more than merely a sky-high price and poor condition.  Not only does it need extensive repairs, but you have absolutely no say in how to improve it because it’s on the National Registry of Historic Places!  But this gets even better.

Do you like a bargain?  This house has had a 42% haircut so far!  That’s $1.5 million of instant equity right there!  And it’s been on MLS for two years!  Now what would you pay?

How about a big house on a quarter acre with no garage?  Because in 1878 nobody needed a garage.  There’s a “barn” for your “horses,” and if that was how rich people lived in 1878, then why should you complain?  This house is on the National Registry of Historic Places!  Be grateful they’re not making you dress in period costume!  And speaking of complaining…

This has got to be the best burbed listing EVER!  So please buy it, because it’s only assessed for $104,000.  Everyone at the Fire Department will come over and thank you personally.

    1. The next door neighbor is the boston market parking lot. The lot goes way back behind the property, has garabage and graffiti everywhere. I assure you it’s really great at night time.

    4. I’ve personally witnessed guys hanging out in the park near the house during the day rapping at the top of their lungs. NO JOKE

Go ahead, count the arrows.  I definitely agree this new estate is extraordinary, but then again, things can be extraordinary without necessarily being good.  Like extraordinary rendition.

No, you aren’t seeing things.  There are columns in the MUD ROOM above.  Why a house in a semi-arid region like Northern California needs a mud room is something for you to ponder on while you check your bank account.

Had enough of that magnificent stairway?  Let’s check out the back yard.  Column WIN!  The structure in the center of the first picture below is the guest house.  Only 4 columns.  Not even as much as the decorative set of arches by the pool.

But… problems in paradise: there were cracks forming on the paving under that big balcony in that last picture above.  The house was finished this spring.  Should have used real marble!  That’s a waterfall in front of the guest house (columns foreground).  It was a great idea, but not for the reason you may think.

That’s the guest house on the left (above).  So, you thought the mud room was a funny place to put marble columns?  How about taking Mike’s advice and put some in your kitchen!  Or your bathroom!  Oooh-la-la!

Unfortunately, those MAWBUL CAHLLUMS not only weren’t sold by Fred Armison personally, they aren’t even made of marble!  They’re hollow tubes of concrete!  You’d think for almost nine million dollars the builder would spring for the real stuff?

You’d also think for that many big ones they’d spend a little bit to stage this place properly?  You’d think wrong.  This is what you see when you view each bedroom:

Nothing says, “I’ve got money and power” like a completely empty room.  And when I say empty, I mean there isn’t even a thumbtack on the inside of a closet door.  This house just reeks of empty, as you can see from playing Debbie Does Doric above.  There’s even empty spaces where the builder couldn’t figure out what to do with them, so he turned them into randomly shaped closets in unexpected places.  It’s like those tiny balconies on the second floor of the front of the house.  Those balconies were barely a foot deep.  So you have a room with no window, just a french door to a decorative balcony.

Oh yes, the waterfall.  The waterfall is there to deal with the reality of the lot:

Not quite easy freeway access, but almost!  The waterfall is there so you won’t hear the gentle susurrations of Interstate 280.

In summary, I think this house is still empty because it looks like it was designed by someone who grew up poor and thinks this is how rich people live.  You know, as many faux marble columns as possible.  Faux!  That’s French!  That’s good, rich people speak French!  Heck, call it a faux mansion!

But there is one fantastic feature the agent forgot to mention.  Since nobody ever lived in this house, nobody ever died in it either.  It’s guaranteed to be ghost-free!

I see one advantage of this place already.  There’s no Google Streetview of the front of the house!  How many people can make that claim?

The compound seems to include the “Owner’s Living Quarters” on the ground floor of The Big House, the Guest House (with 4 bedrooms if you believe the agent’s virtual tour, or 3 bedrooms if you believe the listing), the Garage (with a one-bedroom apartment) and a building to be named later.  The Big House also boasts three office suites (so the emphasis is more on the “work” than the “live.”)  If you’re a Type A who wakes up at 4:30 in the morning to pound out a few dozen memos (after having turned in at 3:30), you could just set up a cot in each office and expect the same from your minions.
