Saving the best for last, I give you 1083 Park Ave., San Jose. This listing is full of Burbed Win!  First, five beautiful, out of focus pictures of the front of the house.

So, I know Vallejo isn’t included in the RBA – but enjoyed the listing pictures on this one very much – especially coupled with the copy.

I think my favorite pic is the pillows surrounding the fireplace.

It’s hard for us to choose just one favorite pic, and it was even harder for the realtard to do so.  And she didn’t have to! 130716-nedson-iceblockI don’t tour many homes these days, but this one is close and my curiosity got the best of me. Photo #8 does not do justice to the unevenness of the master bedroom floor. Don’t be fooled by the Cul-de-Sac address, the bedroom windows look right out onto busy Middlefield Rd.. This one shouldn’t stay on the market, the listing agent told me they already had an all cash offer for $800K after one day of open house, and they expected more and higher bids to come.

130716-nedson-tilefloorIt’s kind of funny, I came to burbed in 2011 so I only experienced the last bubble in archive form, but it seems like these Mountain View listings are exactly like the kind of WTF listings that we saw in Palo Alto back in the early days of burbed. There might be a few of these legacy crap-shacks in PA still, but I guess now they probably are just quietly sold as teardowns, whereas prices have finally risen in MV to tempt the truly unsell-able stock onto the market.

You keep using that word, unsellable. We do not think it means what you think it means.

Bay Area Bubble 4.0: Oakland. Yes, Oakland.

People often ask us, “Why do you keep saying this is another bubble? All the real estate experts out there keep assuring us it isn’t.”

Puh-leeze, people! Do you really expect those so-called experts to understand the difference between national averages and Real Estate Where It’s Special? Of course not! Those silly “experts” think this isn’t a bubble because prices haven’t hit their pre-crash peaks.  Except if you followed real estate in the Real Bay Area you’d know that they have and they do, every day.  So let’s look at yet another “point of light” illuminating the real estate bubble that we damned well know is blowing up a little bigger every day in the RBA, Where It’s Special.
