Tons of potential to add bedrooms if needed

Want a house in the lovely Rose Garden area of San Jose?  So do a lot of people!  Central location, big houses on beautiful lots… what’s not to like?  Tracy Tea House found a real goodie that shows every rule has an exception, and every good neighborhood has some Fail.

Now this property is gone,  It’s not on Redfin at all, nor on Movoto even, and Trulia says it’s off-market.  Guess who still has it.  Zillow.

Spacious floor plan on a large lot. Tons of potential to add bedrooms if needed. Charming home located in the Historic Rose Garden area. Formal dining room with plenty of natural light, living room with wood burning fireplace, separate family room looking out into backyard and pool. Perfect for entertaining. Hardwood floors, A/C, side yard with space for boat or RV parking.

120428-yosemite-couchesHere’s what Tracy had to say about this find.

The price on this house keeps dropping like a stone. I looked at it a few times over the years and it is a great old place, full of charm. Except it has location FAIL. It is located at the corner of Yosemite and Race, famous for the prostitution ring, busted 120429-yosemite-poolacross the street. Shares a wall with a Mexican restaurant parking lot, and is down the street  from the “water Garden.”  If only it was located a few more blocks into the Rose garden.. Sigh..

Looks like we had best get some pictures up before Zillow gets a friendly visit from the wild and crazy lawyers who work for MLS.  They even have a much better front view than the one they led with.

There are several higher-resolution photos of an empty house.  This is a photographer who loves the interplay of light.  See these and more photos after the break.

Living not quite so large in Los Gatos

Let’s have another look at Los Gatos, as it’s one of those Real Bay Area cities.  You can tell it is when you see a property listed for twice as much as it sold for in the bubblicious days of 2005.  Thanks very much to Burbed reader nomadic for this peerless property.

Beautiful 7 yr new home walking distance to Courtside, Netflix, LG trails, restaurants and shopping within Los Gatos school district. Regular sale, shows like a model, with high ceilings, recessed lights, granite kitchen & stainless appliances, hardwood floors in the family room/kitchen areas. Large, bright master with over sized tub and walk in closet. Private back yard and large 2 car garage.

120424-smithranch-insideNote the HOA fees prominently listed next to key features such as size of the house, size of the lot, and how many beds and baths.  When did Redfin start doing that?

Now here’s what nomadic had to say about the house.

Purchased two weeks ago at foreclosure (auction?) for $730k and now listed for a lucky $888k to cash in on $158k of instant 120424-smithranch-backyardequity!  It’s on a postage stamp lot that backs up to the 85 off ramp at Winchester.  The most recent sales on the street were in June 2010 for $460/sf, but those were about 1/3 larger – maybe the price isn’t as ridiculous as it seems…

Let’s see if Zillow agrees with “ridiculous.”

120424-smithranch-zillow

Um…whoa.  Those ZEstimates are all OVER the place.  And the “bunus” is the railroad tracks (shown as the dashed line) that run behind the homes across the street, the cherry on top of the awesome sauce that is Winchester plus the freeway ramp.

What do you think this home should sell for?  What do you think this home should sell now that you know it has “corporate ownership” plus “agent has financial interest”?  Usually corporate ownership means you’re looking at an REO, but in this case the place is owned by “Petwun LLC,” and the agent is the “manager” of said entity.

Castro Valley Value is in the Land. And the Vehicle.

This site does not get out to the East Bay enough.  Thanks very much to Burbed reader Jeremy from Hayward for doing the legwork for us, with this vintage villa in Castro Valley.  Remember, if you want us to cover more hella-fine houses from your hometown, be sure to send some in!

Today’s house is one you may be able to pick up with your income tax refund.  Now who says there isn’t affordable housing in the Bay Area?

Bank Owned !!! CONTRACTOR Special !!! Home needs Extensive repairs or may need to be torn down. LOT’s of POTENTIAL for this 1.75 acre lot.

120413-castro-additionHere’s why Jeremy sent us this classic structure:

All I can say is Best. Addition. Ever!!!

No Kitchen? Need extra space? No problem! In the East Bay we just knock out a wall and drive our RV up next to the house, some duct tape, and viola! Mama’s new kitchen!

Oi….at least it’s not $1million!

120413-castro-rv-parkedThis has got to be a whole new level of WTFness, even if it didn’t have that lovely support post right next to the RV entrance.

Here’s another view of the RV.

Hoe.  Leigh.  Crap.

Jeremy followed up with:

Do you get a break on a combined auto/home policy for this?

120413-castro-rv-doorDo you pay property tax or car registration?

It is pretty spectacular. Loving the retro dwell-ready colors on the RV as well….

Be sure to head over to the listing, because there are plenty more photos, although most are of the house without an RV parked in the middle of it.

Lot’s of POTENTIAL, indeed.  Too bad the listing doesn’t specify if the RV stays.

An oldie but a goodie in Mountain View

Today is the last entry of a string of hella fine housing from Burbed reader Petsmart Groomer.  We hope you have enjoyed Petsmart Groomer week.  Next week we’ll return to a mix of properties from all over the Bay Area submitted by some of our other readers (if we still have any).

Many thanks again to Petsmart Groomer for all the finds, including this, um, place that’s been on Burbed twice already!  But you’d have to go all the back to 2008 to remember this one.  That was so long ago we were still using the MLS website for our listings!

120405-middlefield-burbed-080327[6]

And then we revisited the same house again three months later!

Palo Alto duplex home is 2 units $1950 each or maybe $1500

Real estate is a great investment that can pay you to live in your house.  That is, it pays you to live in your house if you rent some of it out.  Here’s an investment opportunity too good to miss from Burbed reader Petsmart Groomer.

Duplex home set up as a two separate units of 1,100sq feet each rents for $1,950. 1 level is a 2 bedrooms/2 baths and the other unit is a 1 bedroom/1 bath rents for $1,500 on a month to month. 1 car garage is rented for $100 a month. Home can be shown by appt only every TuesdayRight fence to be fixed before close of escrow.

imageThe market is hot, hot, HOT here at Ground Zero of the Google-Facebook Nexus.  I don’t understand why this one hasn’t been snatched up yet.

Any ideas why some dot.com entrepreneur hasn’t moved into one unit, rented out the other, did some internets magic in this amazing Garage, and raked in the Profit?

Is it because the listing copy has even Redfin too befuddled to compute a rent ratio?

If we just add up all the dollar amounts mentioned above, we get $1149000 / ($1950 + $1500 + $100) * 12 = 26.97.  That ratio would say “RENT!” anywhere but in Palo Alto.  Here, just getting the privilege to bid on a neglected rental property in a dynamic neighborhood right on the cusp of High Speed Rail is such an honor, the agent won’t show you the inside.  Even though today is Tuesday.

Remodeled Kitchen and Bath a few years ago and still looks new, large back yard. Double payne windows. Central Heat and air conditioning. Concrete patio, big back yard. Walk to Ellis Elementary school. Room to expand drive way for 2 car off street parking. Even though this is on Fairoaks the back of the homes where the bedrooms are is very quite so you can sleep in easily.

120401-fairoaks-tableIs this supposed to be the dining room, right next to the front door?  Now that’s innovation, which is practically Silicon Valley’s middle name!

What sort of lens would get that stretched-out effect on the front door while making the table look like it’s all the way in Santa Clara?

Have a look at some of the other photos of this house and see if you notice how space and time have completely taken leave of their senses.

Remember, this is house is barely over a thousand square feet, but you can store an unlimited amount of potential here!

Move in conditions in San Jose

Here’s a peach of a property courtesy of Burbed reader Swan, complete with an agent who ought to look into some alternate nicknames.

Move in conditions, up dated kitchen and baths. Well maintained 4 bedrooms plus one additional master bedroom. Large level back yard , 2 car side by side. Apartment complex at back of this house. Short sale , 2 lender’s ( 2 loans )

120313-heatherdale-livingroomHere’s what Swan thought about this place:

I came across this listing today and found it possibly Burbed-worthy.  First, the realtor’s name is Lucky Chan.  In my experience, any person or animal named Lucky is usually the opposite.  This realtor should change his name to Honest.  He is very honest in the listing:  apartment 120313-heatherdale-yardcomplex at the back of the house (yup, sure is), short sale (have fun looking at the price history on Zillow), and two lenders (that can’t be good).  Last we have "2 car side by side."  Do the cars come with the house?  Where are the lucky 8s in the price?  Anyway, someone buy this quickly so Lucky can get lucky.

120313-heatherdale-backFor a short sale, this property is in surprisingly acceptable shape… that is, for what little we get to see of it.  I do wonder why, given how little clutter was left in the yard, why we’re looking at any of it.  It would have taken all of 2 minutes to move that ladder and the blue ball out of the frame above, and another 2 for the small collection of patio crap at left.  I guess it was easier to simply go for the soft-focus effect.

And Honest, or Lucky, could have been even more honest by telling us about this home’s excellent location, location, location.  Not only is there an apartment complex behind it, you’re also really close to transportation!

120313-heatherdale-satellite

Plus let’s take a quick peek at the neighborhood.

120313-heatherdale-streetview

Awesome!  A gated home next door, plus on-street parking is at a premium.  Looks like you’ll be having all kinds of spirited discussions with your neighbors!

All this and a house old enough to collect Social Security.  Maybe you’ll get Lucky, too.

Real Pride of Ownership in Santa Clara

Here’s a Santa Clara twofer for you, as we stay in The Mission City for a second day.  This is a fine submission from Burbed reader Petsmart Groomer that should convince you to stop renting and start owning before you are PRICED OUT FOREVER.

Come see this wonderful home in Santa Clara with real pride of ownership. This is a move in ready home with nothing for you to do! Enjoy the updated kitchen, remodeled bathroom, hardwood floors under the carpet, a beautiful pool and spa and more. The neighborhood gets very little traffic and in the Cupertino School District (Eisenhower Elementary and Hyde Middle School).

120312-claremont-kitchen

Yeah.  Definitely nothing for you to do with this place.  Just be ready to move in, and you won’t ever need any coffee in the morning as this kitchen décor is going to wake you no matter how late you were up.

Also, the listing copy above mentions how little traffic the neighborhood gets, so maybe we should have a look at the neighborhood.

Perhaps it’s because the three-story townhouses that loom over the backyard are all populated by Neighborhood Watch enthusiasts.

120312-claremont-satellite

120312-claremont-solarMore good news: this house appears to have some solar panels, and they are perfectly sited with a southern exposure.  They’re also perfectly sited not to overheat or generate excess capacity, thanks to those townhouses blocking the harmful winter UV rays.

And if you want to know more about that housing development over the back fence, Burbed has already paid them a couple of visits, both to a townhouse and the (genius!) detached single family house tucked into a high density complex.  That means your back fence neighbor is one of two dueling Lords of the Manor.

Looks like there’s lots of Real Pride of Ownership for everyone to share!

Fantastic like new 3BD/2.5BA for under $700,000 in Menlo Park. Spacious living area, hardwood floors, crown molding, new paint & carpets and beautiful kitchen wih granite counter top tiles, walk in pantry. Private yard with deck & grass area. Close to downtown. Price is right!

120308-garwood-powerlinesI found another gem. This one is based in Menlo Park, for which I have deep affection, having worked and briefly rented there for some years. But hold the train (literally), folks, here is an RBA winner. Now this is clearly a steal: RBA real estate in the highly desired downtown Menlo Park area, and such a bargain it’s priced for $699,950, which just squeaks by at $50 under $700,000. But how can this be, you ask? Surely nothing in the desirable 94025 zip code can be for sale for such a ridiculously low price! Au contraire, mon ami.

120308-garwood-streetviewNow, the first glaring bit of information that is odd is the “unable to map” in the header line of the address. Clearly the real estate agent thinks savvy buyers are incapable of mapping the true address of this property.

Luckily for us, one of Redfin’s cracking real estate team does note from a tour last September that the property is literally next door to a PG&E power facility. AND, based on the Google map…within about 20 steps of Caltrain train tracks. That’s right. Southern view/bedroom window: power facility; eastern view/from front door: gravelly train tracks. So you’ll be humming and/or rattling to your heart’s content as you revel in the fact that you are now living in the sought-after 94025 zip code you always longed for.

120308-garwood-satellite

Well played, “Eliz. Bianchini, Coldwell Banker-Woodside” (from Redfin listing). Can we really trust someone to publish correct information about a listing when she can’t be bothered to fully spell out her first name? Just wondering.
