Building a new house is easy!

Nobody even noticed we had a new article yesterday. And it was on topic and everything! So just for that, we give you a lame-ass Ikea rip-off on what to do if they ever made any more land. And you managed to get some.

I like Eichs–21st Century Style. But did Steve Jobs?

Did anyone attend the ribbon-cutting of this house yesterday?  Anyone want to check out the Open House today or tomorrow?  Thanks very much to a connected reader who passed this on to us.

Now, feast your eyes on this text:

Joseph Eichler built some of his first prototype “Eichlers” just one block away (here in Sunnyvale). Steve Jobs grew up in the area and was inspired by Eichler.  Designer/Builder, John Citrigno, is a third-generation native. His great-grandfather was a general contractor that built homes in the area.  Mr. Citrigno, a classmate of Steve Job’s at Homestead High, inspired by both Eichler and Jobs, asked the question at every step of design and construction:

“What would Joseph Eichler build if he were alive today?" (given the cultural changes such as the need for more closet space and current construction materials and technology) and “How would the home look, function, and feel… if Steve Jobs were project manager in charge of construction and design”? 

The result is the home that will be unveiled tomorrow in Sunnyvale!

Somehow, we’re having trouble seeing Steve Jobs approve of all the cement in these pictures. However, if he were the project manager the house would run over budget by a factor of ten and he would leave out the off button on all the light switches.  Kind of like the interior photos on the website.

And the website left out something important: how much?  Burbed found out!

How can this be when it’s only a dollar a square foot? More importantly, how can they fit 855,888 square feet onto that tiny lot? We’re not sure of the latest rulings out of the Mountain View Planning Department, but we suspect a Floor Area Ration (FAR) of 693.6 might be an eensie bit over the limit for this neighborhood.

The listing copy doesn’t admit it, but the last photo does; this townhouse is part of Classics at Fairview Park. And we’ve found the place on their site map.

We were hoping it would be Unit 1, because that block of buildings spells ASSSSSS. Unfortunately, #1’s a 3 BR/3.5 BA, so this townhouse is instead Unit 11, in SMMMA block. This is a terrific location, because nobody will be able to enter or exit this complex without driving right by your home.  Be sure to remind each and every one of them that this place was used as a Model Home from June 15th to todays date .

You’ll get all the benefits of end unit (traffic noise on two sides!), plus you’ll still have two different neighbors through your walls! Win-Win!

What should you do if your schools are overcrowded?

We know! We know! The answer is build more houses!

Fremont school officials warn of worse overcrowding if development goes ahead

FREMONT — Builders of the Patterson Ranch subdivision are expected to break ground next year, but school district officials fret that its 500 new homes will add more students than nearby schools can handle, worsening the Ardenwood neighborhood schools’ already major overcrowding problem.

"Our goal is to provide neighborhood school seats for kids, so that they can attend school close to where they live, as opposed to being shipped across town," said Fremont school superintendent James Morris. "We don’t want to tell families that their children have to go to different schools."

But that’s exactly what might happen to families who will buy homes in Patterson Ranch, where the nearest elementary schools already are overflowing. The district’s newest K-12 campus was built a quarter-century ago.

Student enrollment in the district’s 41 schools is 33,000, and steadily rising. Last year alone, Fremont Unified increased by 600 students, district officials said. That was a sharp spike from the past half decade, when enrollment grew 300 students each year. Rising enrollment can be "a good problem," Morris said, but it also poses severe challenges to North Fremont parents.

130802-patterson-classroom70% of Fremont residents, according to Friends of Coyote Hills, are against more development near Coyote Hills. That’s why all five Fremont City Council Members okayed building another 500 homes in the 100 acre area (marked in red on the map we included and the Murky News didn’t).

One thing we found interesting is the family selling the land is only being asked for $6 million for the school district, while it will cost $22 million to build another school for the new homes.  This sounds like a great deal, as long as you’re not a) the Fremont School District or b) living in Fremont (unless your name is Patterson).

Like they said, “a good problem.” Can’t wait for the overbidding!

Price cuts, price increases, pending, relisted, this place has it all!  Even a bargain basement $720 back in 2011 during the slowdown!  All we can say for sure is based on this comment, whoever owns it was dealing with three other foreclosures a couple of years ago – ALL of them in Palo Alto.

130224-belle-sketch-movotoI was browsing listings in San Carlos and came across this $2.1mil gem. It sounds terrific on paper, and I guess I can see why it’s so expensive, San Carlos, 4/4.5, 3500 square feet, built in 2012. But was it really?

The pic shows a sketch, and the satellite view shows a big dirt lot. Perhaps since then a house has popped up for which they offer to show you the plans, but then why not show a pic? Is it because you’re buying a lot and approved plans for $2.1mil? And look at the history, it’s all over the place. If I had any time I’d drive by myself and check it out…but it certainly must have some reason it’s been on the market for 138 days.

Back in August, local East Bay Redfin real estate agents forwarded us a picture of hopeful homebuyers camping out – yes, spending the night (some up to 1 month) – to be one of the first to have the opportunity to buy a new construction home in the Shapell Homes Solaire development of San Ramon’s Gale Ranch community.

Fast forward to January – only the 4 model homes are left. Knowing that there would be high demand and wanting to avoid the cluttered look of tents, Shapell decided to have a lottery system to release the homes. Tickets were given out last Saturday morning at 10, and the lucky drawing was an hour later at 11am.

These people in the photo aren’t lining up for a chance to buy a new release of homes. They’re in line to get one of four tickets in a lottery to buy the four remaining model homes. And they will cost $50-90,000 more than they did just five months ago. As is. Penalty if not purchased by 2/28.

Which leads to this weekend Open Thread. How long are lines at the open houses? Are they having lotteries for who gets the glossy fliers?

What could be more awesome than a house in Mountain View?

The median Home Value in Mountain View, according to Zillow, is $877,900.  So what could you get for that amount, if you looked for a house in some other part of the country?  If you were willing to look in Maryland, you could get this nice painting of a house.  Plus HOA fees every month!

Holy crap, that’s a lot of CAPITAL LETTERS for the same price you’d pay in Mountain View.  Plus you get a house that hasn’t even been built yet, so you have no idea of the build quality or the feng shui.  And just think of how much work it’s going to be mowing an entire acre or dusting 4500 sf of house.

For this much money in Mountain View, you’d be looking at a vintage one bedroom from 1948,on a 6969 sf foot lot (we’re just reporting the listing, we’re not making innuendos). It boasts a spacious 914 foot floor plan.  Plus the comparable Maryland place, while near such cosmopolitan confluences like Laytonsville,is 2831 miles from Google (we checked).  In current traffic that’s a whizzy 41 hour commute.  One way.

Also, no HOA fees for vintage homes in Mountain View.

Bunus: The home in Maryland was never featured on Burbed, either.  And homes in Maryland, whether or not they’re built, don’t go up $125K in just five months.  Or down $50K at the exact same time

Mountain View: Sure to Impress

One of the problems with buying a house in Mountain View is that much of the housing stock is old yet expensive.  And by “old” we don’t mean “charming,” we mean “out of style” and “needs major renovation.”  We’re still talking about cookie-cutter tract homes, but in Mountain View, they’re million dollar cookie-cutter tract homes.

Not today’s property!  Burbed reader Michael Boltonestater found us a new property, so new we’re having trouble figuring out where it is.  And that’s where you come in!

Does anyone know where this complex is and if anything is still for sale there?  Could it be this one?  Because if it is, you have better like trains.  And by “like” we mean “like listening to them.” Lots of them. Most realty sites don’t map the location, and the one that did seems to be somewhat lost.  (Hint: Fremont is not a neighborhood in Mountain View.)
