wanted to point out this stunning, newly constructed custom craftsman to you. If it was near good schools or downtown Mountain View (the description claims both … but not sure about "near"), perhaps the price could be justified. But what we’re looking at here …

And the listing comes on the heels of super fun coverage by burbed, the local TV channel, and the Mountain View Voice. One has to wonder why the agent didn’t include "Buyer to attend meetings on toxic vapors. Walk to Google Offices!"

130224-belle-sketch-movotoI was browsing listings in San Carlos and came across this $2.1mil gem. It sounds terrific on paper, and I guess I can see why it’s so expensive, San Carlos, 4/4.5, 3500 square feet, built in 2012. But was it really?

The pic shows a sketch, and the satellite view shows a big dirt lot. Perhaps since then a house has popped up for which they offer to show you the plans, but then why not show a pic? Is it because you’re buying a lot and approved plans for $2.1mil? And look at the history, it’s all over the place. If I had any time I’d drive by myself and check it out…but it certainly must have some reason it’s been on the market for 138 days.

Back in August, local East Bay Redfin real estate agents forwarded us a picture of hopeful homebuyers camping out – yes, spending the night (some up to 1 month) – to be one of the first to have the opportunity to buy a new construction home in the Shapell Homes Solaire development of San Ramon’s Gale Ranch community.

Fast forward to January – only the 4 model homes are left. Knowing that there would be high demand and wanting to avoid the cluttered look of tents, Shapell decided to have a lottery system to release the homes. Tickets were given out last Saturday morning at 10, and the lucky drawing was an hour later at 11am.

These people in the photo aren’t lining up for a chance to buy a new release of homes. They’re in line to get one of four tickets in a lottery to buy the four remaining model homes. And they will cost $50-90,000 more than they did just five months ago. As is. Penalty if not purchased by 2/28.

Which leads to this weekend Open Thread. How long are lines at the open houses? Are they having lotteries for who gets the glossy fliers?

What could be more awesome than a house in Mountain View?

The median Home Value in Mountain View, according to Zillow, is $877,900.  So what could you get for that amount, if you looked for a house in some other part of the country?  If you were willing to look in Maryland, you could get this nice painting of a house.  Plus HOA fees every month!

Holy crap, that’s a lot of CAPITAL LETTERS for the same price you’d pay in Mountain View.  Plus you get a house that hasn’t even been built yet, so you have no idea of the build quality or the feng shui.  And just think of how much work it’s going to be mowing an entire acre or dusting 4500 sf of house.

For this much money in Mountain View, you’d be looking at a vintage one bedroom from 1948,on a 6969 sf foot lot (we’re just reporting the listing, we’re not making innuendos). It boasts a spacious 914 foot floor plan.  Plus the comparable Maryland place, while near such cosmopolitan confluences like Laytonsville,is 2831 miles from Google (we checked).  In current traffic that’s a whizzy 41 hour commute.  One way.

Also, no HOA fees for vintage homes in Mountain View.

Bunus: The home in Maryland was never featured on Burbed, either.  And homes in Maryland, whether or not they’re built, don’t go up $125K in just five months.  Or down $50K at the exact same time

One of the problems with buying a house in Mountain View is that much of the housing stock is old yet expensive.  And by “old” we don’t mean “charming,” we mean “out of style” and “needs major renovation.”  We’re still talking about cookie-cutter tract homes, but in Mountain View, they’re million dollar cookie-cutter tract homes.

Not today’s property!  Burbed reader Michael Boltonestater found us a new property, so new we’re having trouble figuring out where it is.  And that’s where you come in!

Most realty sites don’t map the location, and the one that did seems to be somewhat lost.  (Hint: Fremont is not a neighborhood in Mountain View.)

I’m calling them out because on the “features” tab it says: “Excellent Los Gatos and San Jose Public & Private Schools.”  They must be referring to private schools in Los Gatos, because the public schools (while quite good) are in the Union Elementary and Campbell Union High School districts.

Wow, it looks AWFUL on the satellite view – worse than the view from Union.

The better-looking but much too close companion chateau finally went Pending a couple of weeks ago.  And given how lovey-dovey these two homes are, who wants to guess that the lot size of 10,500 is for both of them?  (Lot size of 117 is conveniently provided in acres to make comparisons quick and easy!  That’s 11,326 sf.  You’re welcome.)

Burbed fan here – this is the first listing I have found that is Burbed worthy….the photo of the trash bins has to be unique. Zillow has a photo that appears to be a small hole in the ground…..

Oh dear, if J from Alameda thinks a photo of a trash bin or two in a home listing is unique, then clearly we 120208-olympic-interioraren’t doing our job that well.  There’s now a trash bins tag so everyone who enjoys comparing bins around the Bay Area can peruse them at their leisure.  We just had a bunch of them featured earlier this week.

But while this home isn’t unique in featuring photos of where to put your garbage and recycling, it sure lets you know what an absolute blast you’ll have sprucing the place up.  120208-olympic-yardThat is, if by “blast” we are actually referring to the effect it will have on your finances.

But this must be the picture J was thinking of, courtesy of Trulia.  Trulia has a different set of pictures than Redfin for this home.  This could very well be the pool.  Or it could be the Portal to Hell.

Meadow Vista, Calif: As a top contractor in Silicon Valley, Dick Breaux is in a rare position: Amid a national housing slump, he continues to build big and elaborate houses. Projects have included a renovation of a 65,000-square-foot mansion and a 22,300-square-foot redo that required a crew of artisans from England, and he’s currently working on a 14,000-square-foot compound with an amphitheater on 12 acres in Hillsborough.

Dick Breaux, a top Silicon Valley builder of luxury homes, uses his experience to create his weekend retreat for less. Nancy Keates has details on Lunch Break.

Yet for most of his 35 years in the area, Mr. Breaux and his wife remained in their 3,000-square-foot ranch house in the less-pricey town of San Mateo. It was like the cobbler who never has time to make his own kids’ shoes, said his wife, Kate.

The couple still live in San Mateo, but they have built a new house for themselves: a 6,000-square-foot, four-bedroom weekend home, in a golf community just outside Sacramento. Finished in late 2010, the house includes many of the techniques Mr. Breaux gleaned from the Bay Area’s better-known architects and designers. It also cost him $340 a square foot to build, compared with the $600-and-up cost of the houses he usually builds for others. Though some of the savings came from lower labor costs, more came from choices Mr. Breaux made to maximize a luxurious look for less, from selecting standard window sizes and less-pricey patio materials to deciding to use off-the-shelf closets instead of a custom made alternative.

I have a feeling that Dick Breaux’s ideas on how to save money are still a mite rich for some of our readers.  Here are some Burbed Secrets to really saving money when building your own home:

120204-wsj-breaux-retreat-facadeSecret #1: Don’t build it in the RBA.  Remember, they’re not making any more land here, but there’s oodles of it in Sacramento.  Why do you think Dick Breaux saved so much? 

Secret #2: Off the shelf everything.  That slate roof with copper flashing?  Puh-leeze!  Those are colors, not materials.

Secret #3: Be an in-demand contractor that charges $600 a foot and charge yourself less than your customers.  You’ll save hundreds per foot!  Save even more by building a 6,000 square foot house instead of the more typical 8,000 foot getaway.

120204-wsj-breaux-getaway-cabinetsSecret #4: Your suppliers can charge you less too, if they ever hope to work on another one of your megaprojects.  Remember, somebody has to pay retail, as long as it isn’t you.

Secret #5: Architect, shmarchitect.  High-priced professionals like architects and interior designers simply make things cost too much.  Get yourself a copy of Turbo FLOORPLAN and save, save, save!  Save even more with MS Paint!

120204-wsj-breaux-sheetrockSecret #6: Breaux says don’t cut corners on the cabinets.  Why not cut out the cabinets entirely, including the corners? Grab some two by fours from one of the other construction sites down the road, along with a few cinderblocks.  Your shelving is done at less than one percent of what the pros would charge you!

Secret #7: Breaux saved money by using sheetrock that looks like much more expensive plaster.  You can save even more by using sheetrock that looks like marble.  Roll some up in a cylinder and you’ve got yourself some mawbul cawlums, just like rich people want.

Secret #8: Convey a sense of luxury without a Cayman Islands bank account.  Breaux says avoid having your rooms look like boxes, and he did it with slanted corners.  If you don’t care what’s plumb, you can make the whole house slant, and everyone will think you’re a postmodern genius.

Secret #9: If you make a mistake, bury it.

Secret #10: Instead of renovating your kitchen four times, build a new house with four kitchens.  That will give you more resale value for the money invested.

Contractor’s License Yanked over offending trench

State suspends license of contractor in fatal trench collapse

State officials Friday suspended the license of the contractor building a home in Milpitas where an immigrant carpenter was buried alive over the weekend when a trench collapsed over him.

The Contractors State License Board said it suspended U.S.-Sino Investment, based in Fremont, after discovering the builder claimed to have no employees when it filed paperwork in 2008. Agency spokesman Rick Lopes said the employee list was necessary to meet state requirements for workers’ compensation insurance.

The owner of the company, Richard Liu, is believed to be in China and could not be reached Friday for comment.

120203-milpitas-trench-collapse-2We have to go back to some earlier articles to find out a little more about the home in question.  It turns out that you need a state permit, not just a mere city Mother-May-I, to dig trenches deeper than five feet. 

Furthermore city inspectors had issued a stop-work order three days before the tragic accident, because the trench was not shored. The recent rains made it even more unstable, plus the construction work by the contractor was also considered poor quality.

Why do you think a 5800 sf house foundation needs a 12 foot trench?  Were they building their own wine caverns?  Given that it was in Milpitas, shouldn’t it have been corn syrup caverns instead?

Notice anything interesting about this 2010 sale?  Not only did the agent provide both ends of the deal, but that name ought to sound a tad familiar.  If it doesn’t, go back and read the third paragraph of the Merc’s article above.

Criminal charges are being considered against the contractor, but then again, building a 5800 sf “small mansion” seems to require additional karma loss.
