What school district a house is in matters to most purchasers.  If it didn’t matter, this agent wouldn’t have put the schools in ALL CAPITAL LETTERS like THIS.  Then again, if schools were that important to making a sale, you would think the agent would GET THE NAME OF THE MIDDLE SCHOOL RIGHT.

There are two middle schools in the Sunnyvale school district: Columbia and Sunnyvale.  This house is Special, though.  It has Super Secret Extra Bunus middle school: SUNNYSIDE!  Or the Realtard can’t be bothered to learn school names, which are THE MOST IMPORTANT THING BUYERS WANT TO KNOW ABOUT THE PROPERTY.  Sunnyvale, Sunnyside, what’s the difference?

Not much difference at all!  So let’s move on to the house itself.  Fortunately Team Redfin has been working together and sharing everything to find us our perfect home!

Whoa, major wear and tare?  Does that mean a noxious Biblical weed infestation or that we have to subtract the weight of the shipping containers the house came in?

Okay, enough sniping at silly spelling mistakes.  Some people are made to be copy editors, some create first-person shooter games, and some have a talent for selling houses worth over half a million dollars by making charming mistakes throughout the reams of paperwork.  The agent did make the effort to take several shots throughout the property.  So let’s admire all the photos of this house.

Yes, this is the same Realtard as the old house, and she’s SHOUTING AT YOU just as LOUDLY.  Hmmm.  At first I wondered if she was behind the development in the first place, but the 2008 attempts at sale, as well as the April sales used a different broker.  The limited liability corporation behind this development was called Willowshire LLC, with a mailing address in Saratoga. The contractor was Vern Easthouse, of Los Gatos, and the construction was approved by the San Jose Planning Department back in 2005.  The three new houses were begun in May 2007 and finished in August, 2008.

imageMeanwhile, soon after they were finished, the ownership was transferred from Willowshire to United Security Bank of Fresno, by way of some capital service, not the one which held the construction loan.  Whoops!  I found a Notice of Default dated June, 2008, so the financial problems hit before the homes were finished.  There were a couple of mechanic’s liens filed against them too.

Meanwhile, there’s another long list of asking prices being changed, delistings, relistings, etc. etc.  Here’s what Zillow had on this place:

There’s similar roller-coaster action with the original old house as well.

A Cisco manager married to a financial consultant bought one of the three new houses in 2009.  A Yahoo executive married to an Internet startup CEO bought another one of the new houses in 2010 and recently signed a consent decree for this property, which suggests he had some kind of lawsuit going against the development.  The original house in front and the remaining new one was bought from United Security Bank by a Palo Alto developer this April for $570K… but it had been sitting empty for 3 years.  New light bulbs and Drano now installed, it’s your turn to move in!

Best of all, when you want to do that Pride of Ownership/Water Your Own Lawn thing… it won’t take a lot of your time.  Check out that lot: 2613 square feet.  Your gardener will charge you more to drive to your house than to rake the leaves!

Neighbors from Hell, On Both Sides

The Greater Seattle Area isn’t usually part of the RBA, but this is such a great story that Burbed reader nomadic sent in, we thought you’d really enjoy it. (That is, if by “enjoy” we actually mean “take great delight in the woes of these nuts.”)

Neighbors’ dispute escalates into all-out legal war

A neighbors’ dispute that began with a wrecked motorcycle has escalated into a saga of police investigations, allegations of dog poisoning, ruined careers and the disbanding of the Sultan Police Department.

Photos: MARK HARRISON / THE SEATTLE TIMES.  Two very different gated homes near Echo Lake in rural Snohomish County are the scene of a bitter feud between neighbors. Gayle and Ray Harvie, above, are seen with one of their mastiffs. Neighbor Caroline Pepperell lives in a yellow manufactured home.

Gayle and Ray Harvie were at Disneyland when they learned a troubled neighbor had stolen, and then crashed, their new $12,000 Yamaha motorcycle.

The 18-year-old thief was fine, but the Harvies, who’d raised three boys themselves, thought he needed to be taught a lesson. They called police and pressed charges.

When his mother, Caroline Pepperell, and Ray Harvie spoke a few days later, Harvie insisted she or her son pay for the damage. Pepperell refused. They hung up.

That was the last conversation between the Harvies and Caroline Pepperell for nearly six years. In that time, their dispute metastasized into a saga involving three separate police investigations, a dead dog, Adolf Hitler’s secretary and allegations of forgery and organized crime. It led to the conviction of a decorated cop, the disbanding of the Sultan Police Department and, in March, a $79,146 judgment after a four-day jury trial.

You really have got to read the entire story to get the sense of how completely out of hand things got.  It would not be fair for me to summarize this incredible story (other than to say it’s the Hatfields vs the Jarndyces, the Trash vs the Cash, or maybe The Rubes vs a poorer Larry Ellison by way of Half Moon Bay or something).

Gayle and Ray Harvie have the white fence, and Carole Pepperell the brown one next door in a rural neighborhood that seems anything but peaceful in light of their long, costly, complicated feud. After years of personal havoc and legal conflict, neither side is ready to back down.

And even the article isn’t enough, the arguments go on in comments, where one poster suggests the article itself was solicited by the Harvies’ attorney, and goes on to accuse the Harvies (these are the people with the big house and the big dogs) of paying neighborhood teens to “vandalize and harass other neighbors.”  Oh, and supposedly the Pepperell son had a key to their place all along, which is why he “borrowed” the motorcycle.  Pepperells = the trailer trash.  You can feel the contempt in the house descriptions:

The Harvies’ 3,200-square-foot gated home sits among more modest houses — including Pepperell’s yellow manufactured home — on a 4-acre plot in the woods southwest of Monroe. The Harvies own a successful concrete-design firm and proudly note one of their three sons is a scout for the Los Angeles Angels.

It didn’t take too much trouble finding their respective houses, above.  That’s the Harvies’ place on the left, and the Pepperells’ on the right.  The article implies the Harvies are some modern Lords of the Manor, or at least of the block, and doesn’t inform that there are other large houses on their street, some with even bigger lots.  This one, literally around the corner and sitting on a ten acre lot, is for sale, and for a lot more than the Zestimate of the Harvie place.  That said, Zillow pegs Harvie House at more than twice ($541K) the value of Pepperell Palace ($224K).  Both lots appear to be similarly sized.

Yowza.  Good thing the worst neighbor problem I had was yappy dogs.  No biting, no poisoning, no stolen motorcycles.

Left, Motion-sensor lighting, an array of video surveillance cameras and some signs on tree trunks, all on the Harvies’ property, reflect the ongoing feud between neighbors.

Oh, and these guys have now appeared on Good Morning America.  Guess the newspaper wasn’t enough free publicity.  Plus the Harvies are the sort of people who quote George W Bush when they create web pages proclaiming justice was served.

Don’t feel any sympathy for Pepperell because of the Harvies’ politics.  She’s lost police jobs not once but twice for using police computers for her own personal issues.  Pepperell was fired for using police databases against the Harvies, and lost a previous job at a different department for running license plates of men she wanted to date.  Note: a judge ordered her reinstated to the Sultan police department, where she managed to get fired a month later for some other unrelated reason.

Above, Fred Walser resigned as Sultan police chief in 2008 and pleaded guilty to a crime after the feud led to a cover-up scandal. Walser regrets his plea and says the city acted out of fear the Harvies would sue.

Do these people remind you of anyone featured on Burbed before?  Maybe these jerks?  We have a follow-up here, their lawyer has had his license suspended and is now being held on various felony charges in San Diego.  But they never managed to get any police departments shut down.

We already had a house ready for a party back at the beginning of the year, but this may be the first time the photos featured a party actually in progress.  Do you think the guests will sue or are they Facebooking their friends to say “Did you see I made Redfin?”  Actually from the age of this crowd I should ask if they’re telexing their friends, that is if they can’t get the houseboy to run down to Western Union.

Another thing to ask is just what this agent was trying to accomplish with this particular selection of photos.  It’s not so much that they’re bad photo, they aren’t.  But there’s a sameness about them that seems curious in trying to sell a home of this type.

Also I refrained from breaking out the little red arrows, but we have some mawbul kawlums going on here, or at least kawnkrete.

Okay, I’ll say it.  Seven and a half megageorges for this house, and they can’t be bothered to photograph the inside?  Maybe they’re trying the exclusivity angle by restricting the view to qualified buyers only.  But I’ve seen enough people pretending they have money when the whole financial structure is cantilevered atop playing cards and toothpicks, or in the real estate world, Different Piles of Other Peoples’ Money.  The upside of leverage is the profit when home prices go up, and the downside, well, if you aren’t smart enough to work that out then you get what you deserve.

Maybe they didn’t show the inside because the FBs can’t afford to furnish the place.

Okay, that was a cheap shot, but Redfin didn’t have a link to any other pictures.  I did go over to Zillow, intending to get the missing listing prices, and they had inside pictures plus they link to the virtual tour.  In a way, I’m kind of sorry I found it.  Not only is this place overdecorated like a simulacrum of “rich people’s furnishings,” the audio track is pseudo-wealthy music, too: the goddamned Pachelbel’s Canon in D.

I hate Pachelbel’s Canon with a passion.  Maybe that’s why the house hasn’t sold in more than two years. (253 days on Redfin, my sackbutt.)

This house may not be on VH1’s I Love the 1680s, but it sure loves 2006.  I say it’s going to party like it’s 1999.

In any case, that’s what caught my eye in this listing, besides the bubblicious price of $699,000.  The owner is a realtard and he bought it last summer for $680,000 (no doubt eying the prospect of $130k in instant equity).  Maybe he’s not being quite so ridiculous, given the next door neighbor’s house is pending at a $688k list price.  He ought to take a closer look at his listing though; the lot square footage actually belongs to the house. 

I’ll give him props for having faith in modern technology: do you suppose he’s got the solar panels as back up to keep the sump pumps going in case of power loss?  A basement in Alviso seems to be an act of hubris.

I’m trying to puzzle out the listing history too.  It says it was sold August 18,2010, yet it’s been on the market for 245 days.  The listing also has this note:

Can anyone solve this mystery nomadic has dug up in the slough?  Or are you too busy writing up your overbids so you can unlock that instant equity?
