130325-wozon-sculp4saleAnd now for what we discovered!  First, the minute we walked in, we were stunned to see that the place was set up like an art gallery. This was a surprise for a couple of reasons. First, Open Houses are there to showcase the real estate, not the décor, and second, the comments on several of the stories we linked to on Sunday implied that the listing photos were a little, um, minimalist.  Which is a fancy way of saying lots of white paint and little else.

It turned out that not only were most of the sculpture and paintings in the house labeled as if we were in a gallery, they were for sale and the painter and her daughter were there to talk to any interested patrons. The sculptor was her mother (not present). The least we could do is link to their website and show a couple more works of art. Then we could remember that we’re a real estate site, not a fine arts portfolio. And then we could not say anything about the art as our readers excel at critical commentary.  Especially the critical part.

We’re going to show you what they didn’t.  On your left is detail from the music room, and we don’t think this is where they invited the string quartets to play Mozart.  Also the agent helpfully pointed out that this counts as a bedroom, as it has a closet.  The doorway on your right is off the music room and leads to one of a large number of baths.  We’ll get back to them later.

Prime Palo Alto House for under $850K

Thanks very much to Burbed reader steve for calling this house out in comments.  Yes, an actual house (not a condo!  not a townhouse!) in 94301 in a nice area (not near train tracks!  not on or near El Camino or any other busy street!)  This was a fine find requiring an official site visit with some custom photos you won’t see on the listing.  Plus, it’s about time we featured another pink house.

imageJust when you are trying to think if this house has been priced accurately at $1,399,000 (last sold in 2004 for 1.1 M) , a similar listing shows up with a price tag of $1,649,000 (19168 De Havilland Drive, pictured at left, last sold in 2003 for $1,488,000).

Is it a coincidence that these two homes are “perpendicularly” next to each other and have similar architectural styles?

Hmmm…why would an agent advise the owners of De Havilland to bring their home in market at a time when a similar property next door is priced approximately $250K lower. I acknowledge that the backyard of Schubert abuts a busy street, but $250K more, really. I will never pay $5.99/lb for tomatoes in Whole Foods if I know they are selling for $3.99/lb in Trader’s Joe next door. I know, I know…it is a bad analogy. After all, you don’t need a jumbo loan to buy tomatoes.

Moreover, the Schubert property came to the market only 18 days ago. Therefore, it is not like it has been sitting for 6 months and the owners at De Havilland got tired and decided to list their home a month before the holiday season, A.K.A. slow-real-estate season.

imageWhat kind of business decision goes in putting a home in the market for a price tag that is significantly higher than the neighboring home? If you read carefully at the listings for both homes, you will find the answer. Both these homes have something more in common; they have the same listing agent. It seems the property on Schubert, which now looks like a bargain at $1,399,000, is being marketed at the expense of De Havilland. So, buyers don’t delay or you will miss the deal at Schubert; that is if you can get past the bidding war in an attempt to get it for at least $1.5M, which is still $150K lower than the competition.

Any guesses what will happen to the pricing of De Havilland after Schubert is sold? Just go back to the owner of De Havilland and tell them that they should lower the price to whatever-Schubert-sold-for.

Am I the only one who wants to sympathize with the owners of De Havilland property?


imageAddendum: I ended up going to the open house for the Schubert property. The agent proudly explained the updates the current owner made in the kitchen. The cabinets are indeed new but they are Ikea Adel. Please don’t get me wrong as I am a big fan of Ikea, but an increase of $300K since the last sale ($1.1M in 2004) is hard to explain by Ikea cabinets. As for the appliances, the refrigerator does not make ice, and the garbage disposal has been disconnected as it keeps getting clogged. Besides, the only fireplace in the house is now non-functional.

imageAlso worth mentioning, the whole house smelled of Chlorine (from the indoor swimming pool). This stands in contrast to the real estate agent’s false claim about the house having a salt water pool.  The agent tried to mask the cheap-motel-chlorine-swimming-pool-smell by baking garlic-chicken in the oven during the open house. May be, the agent should have followed the traditional route of baking cookies. While the smell of Chlorine was enough to trigger my migraine, I found a few people leaving right away as the smell of garlic was nauseating.

imageSo, here is a wonderful Ikealer, I mean an Eichler for you to buy for $1,399,000 only. As most people might know, the attraction of any Eichler is their architectural philosophy of bringing outside indoors, Well, this purpose has been well achieved in this particular Eichler. The outside noise from Cox Ave can be heard inside the home in its full glory.

Hmmm.  The Redfin agent toured it four times and concluded:

The seller just isn’t thinking BIG enough.  Close to SF, close to Silicon Valley, close to biotech jobs, and really, really, really close to 101.

There’s a garage (with no access for a car) which you can instead use for the next Web 3.0 startup incubator make.money.fast opportunity.  Now all that’s needed is a Web 3.0 price and a reminder to drive way on the side of the property.  Way, way on the side.

I’m thinking… $995K.  Who’s in?

Dear Millbrae,

After last weekend’s round of open houses, we need to talk. Your proximity to San Francisco, your highly-scoring schools, all made you seem so attractive on the surface. You’re not as stuffy or pricey as Burlingame, not as ghetto as South San Francisco, not as housing tract-y as Daly City, and there’s no major gas pipeline activity (well, no more than normal). Perfect, right?

frontofhouseWRONG. I’ve tried and tried to make this work! I’ve been to open houses so close you can hear 280, and so near to El Camino you can smell the fast food. Houses priced comparably low because they’re right next to Capuchino High School (yet your kids go to Mills, because Capuchino is the low-scoring San Bruno school), and houses priced absurdly high for being on a major street…but oh wait, it’s Trousdale.

stairwayThis last one on Vista Grande wasn’t a spectacular failure, it was just another stupidly priced for it’s bad layout house. But somehow I can’t take it anymore. WHY are you charging $849,950 (was $849,000 but they upped it that 950…why not 888, I ask?) for a house that looks like every house in Daly City on the outside? On a street that is super narrow with a view of the airport?

And what is with that Winchester mystery house stairway leading to a brick wall at the bottom with a metal plate that opens to a cubby in the wall? MetaldoorAnd then, the piece to resistance, off that stairway, that wood-paneled, linoleum-tiled, rock-lined disaster of a room…what IS that? From one side it looks like someone’s sick idea of a dojo, then we see the bar and sports on the TV and think somebody’s trying to open a club in their basement…WTF is THAT, Millbrae, huh???

Regardless, I didn’t stick around to check out the power lines over the steep backyard or compete with the many buyers on cell phones to foreign investors, I simply threw up my hands and left. For good this time, Millbrae, I mean it.

How many 8s does it take to cancel a 4?

photo 2I had the pleasure of visiting this million-plus-dollar mansion (well, 3/2.5, 2100 sq feet actually) recently at an open house. I had to see for myself if this abode in Millbrae, originally listed at 1,488,888 (recently lowered to $1,148,888) was really worth that much more than Zillow’s median of $933k.

imageWell, the bad news is there’s no bidet. But, the agent on site was quick to tell everyone that almost everything in the house is new or redone, and to prove it, there are blueprints and specs on the dining room table for your perusing pleasure, which prove that the teeny tiny kitchen you see in photo 5 of the listing (right) is actually new!

photo 3And that spacious backyard? State of the art basketball court, look for yourself! But even better, they don’t even mention that the utility room doubles as an office!

It’s clearly a mystery why this place hasn’t sold yet, especially with all those 8s in the price…unless…it’s the 4! Everyone knows 4s are very bad luck, if they just raise the price to $1,888,888, it should move immediately. That’s my prediction, you heard it here first.

Update: Hey, price just went down again on this house – it’s now 1,098,888. Two price reductions in a month! It would have been so much better if it had stayed at 1,488,888 though, that’s just obscene.

And the front yard, well, I am still confused about how they appeared to actually level the street, I feel like it’s something you’d see at the Exploratorium. The house layout is much the same, as it turns out, just completely redone, refloored, repainted – to the point of being rather amazingly unrecognizable. This all courtesy of Sequoia Realty Services, which seems to consist of some grouping of these folks we see in the listing:

Speaking of repainted, the contractor said the foundation issues turned out to be cosmetic, by which it appears he meant “I painted over the cracks” – you might recognize the old crack, but now it’s sage colored! So much better on the eyes. But the floors upstairs are indeed level, so perhaps the issues weren’t such a big deal. Go ahead and plunk down your $1.2 mil and find out. My husband and I had an appointment with our Redfin agent to visit this house at 9am on a Sunday. It’s pretty apparent from the listing photos that this place is unoccupied, right? Well, sort of. We started our tour in the living room, and when we moved into the kitchen I noticed a pair of flipflops on the floor under the table. As we continue down the hallway, the first door is closed. I open it a crack and see somebody on the floor on a sleeping bag with a blanket pulled over their head!

stonyhillfoundationWe quickly decide to head outside and look at the backyard, giving the person time to perhaps wake up and regroup before we come back inside. As we are outside we notice a big crack in the foundation, which takes this “needs updates” house in a nice neighborhood past the realm of fixer upper (we looked under the house and could see signs of major shifting as well), especially at the listing price of $928K.

We go in and head downstairs, where we find a couple mattresses with sleeping bags, empty pizza boxes and some barely concealed bags containing Pabst Blue Ribbon cans (sorry, no photos of the contraband to show, we were stonyhillplayhousetoo busy laughing). Aha! It all becomes clear! The girl who once occupied that darling playhouse in the backyard has apparently grown up enough to throw a party in her childhood home, and forgot about the fact that her parents are actively trying to SELL the house.

We go back upstairs and my husband knocks on the closed door, pokes his head in and says that we’re going to look around upstairs and then leave. I hear several teenage girl giggles as he closes the door. He said he saw at least 3-4 girls in their PJs in the room, and a couple who wouldn’t take blankets off their heads…we finally deduce those must have been the BOYS. :)

Despite the shaky foundation and best efforts of teenage partiers, the house went pending a week later and sold very quickly after that – I’m assuming to an investor – and some private school teens were left without their PBR party hotspot. Awww.

Don’t miss the opportunity… to be annexed to Campbell!

Here’s an on-the-ground report from Burbed reader Sam Adu, direct from comments.  In case you were wondering if they were making any more land, it looks like they are.  Unfortunately, this county land is going to end up in Campbell.  Hurry, offers are due Wednesday! imageI’m always captivated by homes with huge walls surrounding them (i.e. 183 Dillon, Campbell). It must be how they remind me of my very short stay in a Ghanaian prison during some unrest we had in the late 90s. I wasn’t mistreated in there but all the guys on my street were definitely fearful and we were surrounded by these humongous walls in prison.

Anyways, we visited 1125 Shamrock yesterday. There is a zero lot line in the rear of the house with a giant rear hotel wall (easily seen in pics) abutting the property.

The real estate agent recommended that we paint a mural (or graffiti?) on the hotel wall to pretty it up. I liked to imagine myself throwing a tennis ball against that wall all day long for my lab and waking up all the hotel guests. Who the hell would be getting a hotel room in that part of Campbell though?

imageRedfin picture #3 of the place has a ‘cat on a dresser’, which is almost as good as ‘dudes on a couch’. It was funny visiting the place because that dang cat was sitting in the exact same spot when we were there.

Right next to that cat (and cropped out of the picture) is a bookshelf full of scientology dvds+books. Black cat + Scientology material + foreboding wall = Mr. and Mrs. Adu high-tailing it out of there.

Too much bad ju-ju at that house for us…not to mention that the house is smaller than the Adus’ current apartment.

You could live next to a castle!

I’m going to conduct a little experiment today.  Here’s guest blogger Divasm with a fine write-up of a visit to a house previously discussed in comments.  Now, it just so happened that I also wrote the same place up, as the listing just begged for the Burbed treatment.

But Divasm actually visited the house, and, better yet, took pictures!  So at some point in the future, no doubt when I’m scrambling for new material, I’ll run the column I wrote on this house, based on nothing but the listing itself. First omen that this house will be, ahem, interesting is the freaking castle next door! Seriously, look at it – all you’re missing is a dragon and a moat.
