You can’t build on it and you can’t get a permit to fix it because there’s no room for a septic system. Soooo $65k for .130 acres with a structure that needs to be demolished because it is an attractive nuisance. On floodplain. Who could pass this one up!

The real question is, which one of the neighboring property owners snapped this up?  Because there isn’t a good reason to buy this if you don’t own the lot adjoining it, is there?  Maybe our readers can solve this mystery!

imageMy husband and I saw this home in San Carlos before it was listed by the bank (we were searching REOs) and were intrigued – nice neighborhood, big backyard, and it failed to sell at auction for $889K, so we figured the bank sit on it for a while and list it lower, as it’s obvious nobody thinks it’s worth that much.

WRONG! They didn’t even slap fresh paint on it (as is evidenced by the half-painted kitchen where appliances are missing), just turned around and listed it for….$1 Mil update: reduced to $950K! Why, you ask, would this home that Zillow lists at $926K, be worth that much? Could it be the several exits available out to the deck (I believe it was at least 5 doors, one of which is in the master bathroom, for those quick exits during police raids apparently)? Could it be the fact that you get a one-car garage with a nice front garage door but no side wall to enclose it (In case you get claustrophobic while getting into your car, perhaps)?

Or maybe it’s the bidet! The rather small-ish master bedroom features an even smaller-ish bathroom that you can barely turn around in yet features the normal toilet, sink and shower – and again the door to the deck in case you need to bolt after flushing something – and… A bidet!! That obviously makes this a place that fancy-types live, and thus 116garagedoorjustifies the 7-figure price! Keep your eye on this one folks, it might be going fast…er, by that I mean sometime in the next 6 months I guess since it’s been on the market for a month already.

I’ve attached a photo of the backdoor next to the toilet, you can see the rim of the bidet across from the door. I’ve also attached our photo of the front of the garage door, and the side with no wall. :) Sorry we didn’t get a better photo of the bidet…I think we were just trying not to drop the camera in shock.

$300,000 for a Water Meter

Everyone knows construction costs in the Bay Area are “through the roof” because it’s so Special here.  What everyone did not know is that some places are so Special that it will cost more for a water meter than a house almost anywhere else.

image Bolinas is north of San Francisco, but the residents don’t want you to find them.  The state has given up replacing any direction signs to the town, because they keep getting torn down.  And even if you can find your way there, don’t plan on moving into a new house.  There are exactly 580 water meters allowed in Bolinas, and they don’t come up for sale very often.  No water meter, no new construction.

One is coming up for sale very soon, and it’s going up for auction.  Minimum bid: $300,000.  It’s for sale because a the town, aided by billionaire venture capitalist Michael Moritz, bought a house that burnt down and is turning the lot into a park.  The auction ended Friday, April 16th, after this NY Times article was published.

For most of the last 39 years, “the only way a water meter came free was when a house burnt down, or fell off a cliff,” said Barbara Rothwell, a longtime Bolinas resident.

The meter moratorium has survived, even through protracted litigation, with the support of residents who like this isolated town the way it is.

The last water meter to come up for auction was in 2005, and it sold for $310,000.  Now, that’s Special!  How are your Special communities keeping out the riff-raff?
Incidentally, don’t you think The Bolinas Water Meters would be an awesome name for a rock band?

Update, 4/20/10:  Nobody submitted a bid for the coveted water meter. The deadline has been extended another week, ending on Friday April 24th.

Update, 4/28/10:  No bidders on water meter, auction extended to May 14th

Your chance to get a rare Bolinas water meter has been extended to May 14.

“We want to give people more time,” said Flower Fraser, owner of Seadrift Realty, who is ready to collect the bids.

The original deadline was April 16, then was extended to Friday and now until mid-May. Seven parties have inquired about the meter, but no one has submitted a bid.

Maybe some properties outside the RBA aren’t all that Special.

Wow what a great way to start the week! No wonder this is such an amazing deal… at just $363 per square foot, this would’ve been a mistake. But this is simply because of a bum pipe. How much could that possible cost to replace? And… then… just a little cleanup. I’m sure “flooded” is an exaggeration. I mean, how could that have possibly happened in a house this nice?

There’s a whole lot of instant equity waiting for you in this house. Just bring a mop and some bleach – boom! Watch that $ per square foot soar!
