“Work done with permits” with the most lucky price ever!

1350 PEGGY Ave
Campbell, CA 95008

20131002a

First, let’s take a moment to observe that this house has the luckiest price ever. Whoever buys this house will be showered with years of good fortune and good SAT scores. There is no doubt.

Next, let’s just look at all the benefits this house has to offer! Long time readers of this blog know that permits are often just ignored. After all, this is the most disruptive place in the world – Silicon Valley doesn’t need stinkin’ permits. Ask for forgiveness, not permission! So the fact that this house has work done with permits – that’s definitely a unique feature.

But most importantly, once you plunk down this $888,888, you will have enormous flexibility to spend the rest of the $1M you have sitting around to grow this house. Just think of all the possibilities! After all, there’s a 200 amp panel and so much flat land. Will you be building the ultimate brogramming cave? A massive Singapore Math™ study zone?

Let’s hear your best ideas!

Cheapest House in San Jose: Just add imagination & love

Tired of seeing three million dollars for a cracker box in Palo Alto?  Us, too.  Here’s how far you can S-T-R-E-T-C-H your dollar if you’re willing to look in San Jose. Well, the Special parts, anyway.

Diamond in the rough, Corner lot with potential, with some imagination and love you can turn it into your dream home. Large backyard with room for RV or boat parking. Detached garage, perfect for an at home workshop. ALL CASH ONLY. Property condition restricts financing options.

Didn’t we already have a diamond in the rough this week? This one appears to be a little rougher. At least it won’t set you back too much scratch. And here’s why.

130919-drake-patio130919-drake-rear

Not only do you get these lovely pavers, the shadowing on the house makes it look jauntily nautical. Um, that is if “tugboat” can go in that nautical category.

130919-drake-room130919-drake-bedroom

And don’t worry about the low price meaning you’ll do without amenities! As you can clearly observe, the house does have rooms in it!

130919-drake-rous

There’s more! Looks like we found another R.O.U.S, stronghold as well!  That’s two this week!

And here’s really why this place is such a bargain: Location, location, location! Although this location sure ain’t Willow Glen.

Diamond in the rough. Really rough. For many diamonds.

We’re continuing this Week of Win, jumping to a new county each time. Today we’re headed to Santa Clara, the Mission City.  As in, your mission, should you decide to accept it, is to tell us everything you just love about today’s featured property!

We’ll start. It’s on a street named for an architect!

* Diamond in the rough * Huge Lot * Buyer to verify if the property can be subdivided into 3 lots * With TLC, this house is full of potential

130917-wren-lawnThis house is indeed full of something.  Unfortunately there are no pictures inside so we’re going to have to guess what that is.

Also we’re scratching our heads over how much potential this home is full of, especially with the subdivision suggestion. Maybe it has the potential to have even uglier houses much closer.

This amazing living room is exactly where you would find one of the many delightful featured creatures in the movie The Princess Bride. We hope you can spot it right away.

If you can’t, here’s a free clue.  Just go watch the film now that you know where the ROUS live.

130916-sandiego-roundtableMaybe that’s why the house has been on and off the market since 2009.

Bunus: Many houses featured on Burbed have photos of neighborhood features included in the listing.  This home, like many others, has a few shots taken in the general vicinity of the house, including the BART station (just 4 blocks away!).  Whoo-whoo!

But we believe this is the first listing we’ve ever seen that included a pic of a Round Table Pizza franchise.

vintage home in camp meeker off street parking, and, SUN. Bring hammers and contractors and septic pro’s, cause it needs some (a lot) of work. great potential. .did i say off street parking and SUN. .. .. .. .. note lot size. .all sq. ft. via auto fill. . easy to work under house plenty of head space.

130911-mission-kitchenVintage home? How would the agent know? There’s no year given for the structure, although public records say 1938. Which means this house is, um, carry the 3 and… wow, 75 years. Which is five years too young to earn the Burbed “old house” tag!

Fortunately we’ve been provided with an inside look that shows the place is so old, the walls aren’t plumb anymore.

130911-mission-livingIn fact we’re wondering if the interior pictures got mixed up with one of those schoolbus conversions.

Bunus: Undisclosed address? Ha! Burbed loves disclosing them.  It’s 42 Mission Street.  That link goes to Homesnap, which includes a really helpful Google Street View shot.

Bring septic pro’s.  At least it’s easy to work under house.

Look beyond the surface in Sunnyvale

Okay, back to properties! There’s only so many times we can talk about commuting, or gentrification, or rising rents, or Facebook stock options. Instead, let’s have a look at this honey of a house that Burbed reader mtv-renter espied in Sunnyvale!  Oops, missing in action on Redfin… hellooooooo, Movoto!  Who says it’s still Active, even though Redfin says it went Pending Do Not Show ten days ago!

130909-remington-movoto693 W Remington Dr
Sunnyvale, CA 94087
$799,999

Loan Payment: $3,148/mo
Bedrooms: 3
Bathrooms: 2&1/2
Size: 2,015 sqft
$/sqft: $397/sqft
Type: Single Family House
Year Built: 1966
Lot Size: 6,000
Days on Movoto: 21 days
Neighborhood: Sunnyvale
MLS#: 81330762
Status: Active

Look beyond the surface and you will see that this property has a ton of potential. Large deck off kitchen overlooks what can be a lovely backyard. Separate dining and family rooms both with sliding patio doors to the backyard area. Walk to shopping and Las Palmas park * Cumberland Elementary, Sunnyvale Middle schools

130909-remington-floorBut let’s hear more from mtv-renter.

I thought this place might be burbed-worthy. I love the Realtor ™ description.

Yup, you definitely have to look beneath the surface – a surface of dust, dirt, grime, and age. Despite all that surface, though, it’s a wonderful $800k diamond in the rough on a crappy intersection in a crappy part of Sunnyvale. These days, anything under $1M is a bargain!

Not just a bargain, a ton of potential!  Let’s examine several pounds of it.

130909-remington-good-housekeeping

Did we mention this house is on a busy street? So many people will admire your new home every day!  We had some follow-up conversation with mtv-renter on the house and hood:

Yeah, you’re right, it’s not that crappy of a part of sunnyvale. I exaggerate about Sunnyvale because I don’t like it much after looking at a lot of houses there; few neighborhoods are walkable to anything but your car, and the downtown area, despite much development, feels kind of dead.

130909-remington-streetview

Also, check out the street view image for this house. The realtor used every trick in the book to make the house look like it’s a palace on a large lot: wide angle lens and a very low point of view to make the bushes up front seem like they’re hiding a large house far in the distance. In reality, that long walkway up to the entry-way is just a crooked asphalt footpath, and your neighbors are close enough to smell them on a hot day, which probably happens a lot given the lack of insulation in these places :)

Watch the hawks soar with Portola Valley potential

There are many ways for a house to show Burbed win. One is for it to be completely overpriced, and the other is for it to be an utter crapbox.  Which kind do you like better? Can’t decide? Today’s house is BOTH!

130829-westridge-flagstoneOver 3 acres with spectacular southern exposure, views toward Monte Bello Ridge. Watch the hawks soar! Architect designed with Frank Lloyd Wright’s "Falling Water" in mind, this mid-century contemporary is ready for extensive remodel or build new. Owned by one family since 1953. Wonderful privacy. Two guest cottages. Much deferred maintenance; 3-stall barn w/ hayloft in disrepair. Potential!

130829-westridge-poleDesigned with “Falling Water” in mind? We guess we could say our mid-century modern shack was designed with Monticello in mind… and yet it was a suburban tract house in fact.  Only ours has fewer paper cranes.

This house also reminds us of the one yesterday: way more pictures outside than in, and no bedrooms snapped at all. Wonder why not? Maybe by deferred maintenance they really mean the owners haven’t gotten out of bed since 1953.

Updated: Bay Area Real Estate Bubble 4.0: Not Over. Nuh Uh Uh.

130708-28th-priceisrightThis weekend we featured a Murky News article claiming that frenzied overbidding on Real Bay Area homes was done. It wasn’t the only such piece claiming that RBA overbids out of suitcases full of cash were coming to a halt.  To which we say: Sure it is. Redfin is tracking the bidding wars, and they say it’s cooling off… outside the RBA.  Specifically, there are fewer multiple bid situations outside California, and in the Golden State, things have eased up a bit in the Southland.  But don’t worry.  It’s Still Special Here.

Let’s find out just how special with this home sent in by Burbed reader mtv-renter.

Much sought after charming single family home with spectacular southern views. Very bright and light. Main level features lovely dining area, spacious living room, office area, stunning remodeled granite kitchen and marble bathroom. Opening to a secluded charming backyard, perfect for entertaining. Second level features two bedrooms with original built-in dresser drawers. Fabulous, new bath with marble walk-in shower. One of the bedrooms overlooks the enchanting garden and the other captures the southern view. There is a lower level just waiting to be finished with great expansion potential!

130708-28th-bedroomTake it away, mtv-renter!

Oh holy hell, the good times are back!

I visited this place myself, but given the line out the door for the open house, didn’t even consider placing a bid. Good thing!

Asking price: $989k, sold for $1,756,000, that rounds up to 78%. This is an astounding $1,661/sqft.

It gets better,

last sold for $749,000 on Sept 24, 2010. That’s $1,007,000 in appreciation over 1012 days, or $995/day.

130708-28th-yellowEveryone should buy in San Francisco. Riches await!

But wait, there’s more!

It gets better, check out the buyer’s agent’s name:

You know, we prefer to point ‘n laff at realtard behavior rather than their names, but in this case… well, there it is.  Meanwhile Burbed reader Petsmart Groomer notes that this house has come to the attention of SF Curbed.  Where, asks PG, is the million dollar upgrade?  After all, in 2010 it took 3 price cuts to finally change hands at… $749K despite appearing on television!

Big reduction. Please come see this Victorian Noe Valley Home as featured on the TV Show Sell This House. It has amzing Southern Hills Views. Two bedrooms and One Bath. Period detailing throughout the house. Near shops and restaurants.

Why that million dollars is clearly in the kitchen. The stainless steel fridge must be worth $400,000 all by itself.

130708-28th-kitchen-2010130708-28th-kitchen

130708-28th-redfin-restatedBunus: extra bathroom! That’s got to be the other $600,000!

Update 7/10/13: Seems the realtard made a little mistake with that sale price. It’s actually only $1,150,000. However, realtards typing in completely WTF numbers into listings is simply a different kind of Burbed win. So it’s all good, as long as you aren’t the realtard.

See the comments for more details. You should be reading comments on all our articles, anyway. You should be posting in comments, too. Don’t agree? Explain why! In our comments!

A 2BR 1BA single family residential located in a very desirable area west of Redwood City, near the border of Atherton. A diamond in the rough, this starter home has great potential and with some TLC and creativity, can transform into a charming house with picket fences and great curb appeal. Near Woodside Shopping Complex, transportation, school and other commercial establishments.

The house may need some TLC and creativity, but the picket fences are already there and are painted white for your convenience. Now just work on the curb appeal: check out that Streetview below, and did they have to feature the trash bins in two different listing photos?

Also practice saying “West Atherton” a bunch.
