Huge electrical tower in front of house in Sunnyvale

Let’s take a look at a house with some location fail. When we use the term “location fail” we’re referring to uncorrectable defects that are a function of where the house is. The only way to fix them is to move. Are you sure there was a flip here?  Really super sure?  Because if there was, it’s still selling for less than they tried to get for it five years ago. (And according to Redfin, they were trying to sell it in 2006 as well.) The November sale price is an eye-opener.  Looks like after five or six years of chasing the market down, the owners finally bailed.  Just a month later it’s back in seven digit range.  All it took was a little pergranisteel and traverstone.

But hold the train (literally), folks, here is an RBA winner. Now this is clearly a steal: RBA real estate in the highly desired downtown Menlo Park area, and such a bargain it’s priced for $699,950, which just squeaks by at $50 under $700,000. But how can this be, you ask? Surely nothing in the desirable 94025 zip code can be for sale for such a ridiculously low price! Au contraire, mon ami.

120308-garwood-streetviewNow, the first glaring bit of information that is odd is the “unable to map” in the header line of the address. Clearly the real estate agent thinks savvy buyers are incapable of mapping the true address of this property.

Luckily for us, one of Redfin’s cracking real estate team does note from a tour last September that the property is literally next door to a PG&E power facility. AND, based on the Google map…within about 20 steps of Caltrain train tracks. That’s right. Southern view/bedroom window: power facility; eastern view/from front door: gravelly train tracks. So you’ll be humming and/or rattling to your heart’s content as you revel in the fact that you are now living in the sought-after 94025 zip code you always longed for.

I’ve been reading Burbed for a while, and I was happy to see that you featured something in my neck of the woods today.  If you care to show another house in El Cerrito, this one has some interesting attributes:

This one was listed earlier this spring for ~$600k, cash only, and the description of the house mentioned that it had been a "pot house".  I don’t know if the hideous blue color all over everything helps the plants grow faster.

No luck recovering a cached version of the one hit I got for this address and “pot house.”

Do not go direct to San Mateo

imageOne of the interesting things about reading so many real estate listings is noticing just how few agents have a decent command of the English language.  When the market was red-hot back in the mid-oughties, listing copy was slapdash because the homes, RBA or not, essentially sold themselves.  And now that market action is found at the very high and very low ends, nothing says low-end like a listing that doesn’t even try to scan.

Today’s housing horror, from Burbed reader MS, is a good example of this.  The copy sounds like a Monopoly instruction.  The only question is whether this property is in the Dark Purples (now Browns) or the Light Blues, because it sure as heck isn’t Boardwalk.
