Make this 6 BR house into a 6 BR retreat and please buy it already

We’re taking another drive by Redwood City this week, but this time we’re headed for the hills. Emerald Hills, that is. Or Cordilleras Heights, depending on which realtard portal you choose.  Thanks very much to Burbed reader laurenatuw for this find somewhere in the Woodside zip code.

Best lot in Emerald Hills. Excellent location. 3100 sq foot main house and guest house with additional 579 sq feet. Great possibilities await you. Make it into a 6 bedroom retreat.

130627-california-livingUnfortunately for us, we were unable to find the interesting photos that laurenatuw must have seen when sending this in:

wow, a gem

3100 square foot main house is apparently not big enough to have a couch that wouldn’t block the door.

and maybe they are simply suggesting projects by the abundance of remodel supplies in the pics: tractor, ladder, random plywood, traffic cone – its practically a where’s waldo of construction items hiding in a 1.7mill listing

Alas no remodeling supplies in the current pictures. And for 3100 feet of main house they’re being awfully skimpy on the photos, because here are the other two.

130627-california-guest130627-california-view

Fortunately, there are always some sites our there that take their sweet time updating listings.  Today we’re featuring a new one for you: HomeSwing.  (Wow, that sounds kind of sleazy, doesn’t it?  Maybe they arrange key parties.)

Wait, what… 647 days on market?  Unfortunately HomeSwing is leaving out some useful information, such as the MLS ID number so we could see just how old this listing is. But the 2011 copyright on the photos offer us a free clue.  (As do the exact same photos cached from California Moves, along with the MLS ID of #40541748.  As opposed to the other MLS ID of #40617479. Neither of which start with Lucky #8, so they’re probably dangerous.)

130627-california-couchThen we found a different couch blocking the door.

There was also a completely different random view from the second floor than in the most recent set of (only 4) pix.

Plus a photo of the fence, in case you were worried there weren’t any.  Fences.

We’re sorry we couldn’t find the construction equipment scavenger hunt, but while we’re not finding any, feel free to predict just what the correct price level is to induce the proper overbidding.  This agent is off to a great start raising the price $20K on a house that didn’t sell in two years.

130627-california-view2130627-california-fence

Bunus: Did you make your best price estimate? See how well you tracked Zillow’s Zestimates! They didn’t think this house was appreciating very quickly. It must have been built in one of those Not Actually In The Real Bay Area portions of an otherwise RBA zip code.

Marvelous Mountain View Mansion

Let’s check in with Burbed reader dollarbin again, because Mountain View is awesome. Too bad you can’t have this house.  It went pending, oh phooey, another one that got away! But, you can join in the fun guessing how high the overbids will reach!

THIS PROPERTY HAS A HUGE LOT * HOUSE IS OCCUPIED * LOCATED IN DESIRABLE NEIGHBORHOOD!

130626-sanluppe-otherpicDESIRABLE NEIGHBORHOOD, eh? What does dollarbin have to say about this listing?

Speaking of bubbles:

After a week on the market, this Stierlin Estates home got a $100K bump. Let your imagination run wild because apparently the tenants can’t be dislodged long enough to take interior shots. The massive sound wall from the Norman Y Mineta Highway wraps the whole lot in its cozy shadow.

The two pictures above are all the agent bothered to share. We can also confirm the 16.67% price increase.

130626-sanluppe-history

And the soundwall. Click for a larger version.

Wow, we’d hate to see this agent’s idea of an UNDESIRABLE NEIGHBORHOOD.

Bay Area Bubble 4.0: Oakland. Yes, Oakland.

People often ask us, “Why do you keep saying this is another bubble? All the real estate experts out there keep assuring us it isn’t.”

Puh-leeze, people! Do you really expect those so-called experts to understand the difference between national averages and Real Estate Where It’s Special? Of course not! Those silly “experts” think this isn’t a bubble because prices haven’t hit their pre-crash peaks.  Except if you followed real estate in the Real Bay Area you’d know that they have and they do, every day.  So let’s look at yet another “point of light” illuminating the real estate bubble that we damned well know is blowing up a little bigger every day in the RBA, Where It’s Special.

And even where it isn’t. Because today we’re looking at overbidding in Oakland.  Thanks very much to Burbed reader Bob in Oakland for the find.

Large beautiful home with a fantastic view!

130612-monterey-aerialThis home may be large and beautiful, but the agent thoughtfully kept things simple by not including any photos other than the one you see right here. Now if that isn’t proof of a real estate bubble, we don’t know what to tell you. This house is telling you, you want an almost 5,000 square foot house? Well you can bloody well submit your overbid and hope you get to see the inside, then!

Did we say overbid? More like over-overbid, because last week the price got cranked up from $550k to $840k despite There’s No Bubble Here.

And if you’re wondering how the heck there’s almost 5,000 sf of house in this modest façade, have a look at the satellite photo. Looks like the builder went deep. Real deep. Also there’s another floor under the driveway, which means you’d best check the drainage.

Bunus: That’s a freeway in the bottom right corner: Lucky number 13!

Los Altos Hills Property Available at Full Price

Yesterday we featured a humongous three and a half million dollar spread on half an acre in San Jose. It was a block from the actual Rose Garden that gives the Rosegarden district its name, but still, San Jose. For three and a half million. Yeah, we don’t think it computes either, unless we want to talk Bay Area Bubble 4.0 some more.

Now, today’s property and its pricing won’t make your eyes pop out because it’s in the Real Bay Area! Let’s find out why it won’t sell!  Thanks very much to Burbed reader nomadic for sending in this Real Realty Reject.

130513-francemont-gameFirst let’s check in with nomadic.

I sent this to a friend a few minutes ago before taking a good look at the listing copy and history.  This should go on burbed.  “Available at full price.”  It’s been on the market since November 2010 and went pending twice, failing to close both times.  The price has been raised at least twice in the past year – now up $700k from last April.

The icing?  It’s an REO.

130513-francemont-counterWell, it doesn’t say it’s an REO in the listing, but the history admits to a foreclosure back in June. June, 2010.  But still, compare this property to yesterday’s! It’s on a full acre instead of a half, it’s got an extra bed and bath, and it’s in the RBA! All this for just “not a lot of money” more! Yet it’s been a languishing listing for at least a year, and that doesn’t even cover all that time before it went pending twice.

Why didn’t this place sell? There are definitely homes in this price range on this street.  Maybe this comment on short sales from a local Realtor might explain things:

The only active short sale in Los Altos Hills, located on Francemont, has been on and off the market since 2006. While it’s a nice house, it has had many offers and still seems to be having trouble closing. It’s unusual for any home to remain on the market so long. In my opinion this is an issue with the bank and not the home.

And the owner of the home is… BAC Home Loans Servicing, through ReconTrust! Thanks a lot, B of A! We all know it really stands for Bunch of A-holes.

Bunus: Virtual tour guaranteed to give you motion sickness.

No photos, just plans. Inappropriate use of quotation marks. A BUNCH OF ALL CAPS TEXT AT THE END. Best of all, construction promised the summer of… three years ago.  Oh, this is going to be good.  Let’s check in with Big D.

130224-belle-sketch-movotoI was browsing listings in San Carlos and came across this $2.1mil gem. It sounds terrific on paper, and I guess I can see why it’s so expensive, San Carlos, 4/4.5, 3500 square feet, built in 2012. But was it really?

The pic shows a sketch, and the satellite view shows a big dirt lot. Perhaps since then a house has popped up for which they offer to show you the plans, but then why not show a pic? Is it because you’re buying a lot and approved plans for $2.1mil? And look at the history, it’s all over the place. If I had any time I’d drive by myself and check it out…but it certainly must have some reason it’s been on the market for 138 days.

130224-belle-redfin-notforsaleHmm, plans on Zillow, sketch on Movoto, along with this description:

Off market until construction complete approximately mid-May. New quality construction. Plans available to view. Go to: www.johnshroyer.com, Click on “My Featured Listings”, scroll to photo of property, disclosures

Mid-May of what year? We’re starting a pool.  And who is John Shroyer? What happened to Michael or Genna Armanini? Does their cell phone still work? Did they pay their Summer 2010 bill?  How did that FOCUS-LIVE-ENDURE! thing work out for them?

Meanwhile, this construction site gave us some serious déjà vu, and for good reason.  Find out why, after the break.

More Bubbly Brewing: Line-ups & Lotteries

New houses selling like they’re going out of style. In San Ramon, where they actually are making more land.

Hundreds of hopeful San Ramon buyers line up for new construction lotto

Posted By: Jenny Pisillo | San Francisco Chronicle | January 18 at 4:00 am

Back in August, local East Bay Redfin real estate agents forwarded us a picture of hopeful homebuyers camping out – yes, spending the night (some up to 1 month) – to be one of the first to have the opportunity to buy a new construction home in the Shapell Homes Solaire development of San Ramon’s Gale Ranch community.

Fast forward to January – only the 4 model homes are left. Knowing that there would be high demand and wanting to avoid the cluttered look of tents, Shapell decided to have a lottery system to release the homes. Tickets were given out last Saturday morning at 10, and the lucky drawing was an hour later at 11am.

These people in the photo aren’t lining up for a chance to buy a new release of homes. They’re in line to get one of four tickets in a lottery to buy the four remaining model homes. And they will cost $50-90,000 more than they did just five months ago. As is. Penalty if not purchased by 2/28.

Which leads to this weekend Open Thread. How long are lines at the open houses? Are they having lotteries for who gets the glossy fliers?

What could be more awesome than a house in Mountain View?

The median Home Value in Mountain View, according to Zillow, is $877,900.  So what could you get for that amount, if you looked for a house in some other part of the country?  If you were willing to look in Maryland, you could get this nice painting of a house.  Plus HOA fees every month!

Holy crap, that’s a lot of CAPITAL LETTERS for the same price you’d pay in Mountain View.  Plus you get a house that hasn’t even been built yet, so you have no idea of the build quality or the feng shui.  And just think of how much work it’s going to be mowing an entire acre or dusting 4500 sf of house.

For this much money in Mountain View, you’d be looking at a vintage one bedroom from 1948,on a 6969 sf foot lot (we’re just reporting the listing, we’re not making innuendos). It boasts a spacious 914 foot floor plan.  Plus the comparable Maryland place, while near such cosmopolitan confluences like Laytonsville,is 2831 miles from Google (we checked).  In current traffic that’s a whizzy 41 hour commute.  One way.

Also, no HOA fees for vintage homes in Mountain View.

Bunus: The home in Maryland was never featured on Burbed, either.  And homes in Maryland, whether or not they’re built, don’t go up $125K in just five months.  Or down $50K at the exact same time

RV Access Parking is a PLUS!

Today’s featured home was sent in by Burbed reader waiting_for_the_fall.  We’re delighted to receive it, not only because this is the first contribution from this long-time regular we’ve seen in a while (or maybe even ever), but also because it’s from a part of the Bay Area we don’t cover as often as Silicon Valley.  This house is in the East Bay, and a part we don’t get too many nominations for, and best of all, it’s selling for less than not a lot of money.

Remember, if a house is in Northern California, it too can be Burbable!  Send your favorites on in to one of the email addresses in the upper right corner.

121016-briarwood-livingHere’s what wftf said when sending us this place:

Will you please check out the price fluctuations on this craptastic house?  It made me dizzy reading the wild price gyrations on zillow.
And it is pending!

I give up.  The banks are winning.

Did you know you can’t spell wftf without wtf?  Because wtf is definitely the best reaction to the price gyrations on Zillow.

121016-briarwood-price-history

121016-briarwood-bedroomSo is this house in the Real Bay Area or isn’t it?  It more than doubled in the ten years between 1996 and 2005, but then… not so much.  Since buying this house for 630 big ones, the current owner has tried listing it at $674K just two years later, and then started throwing prices at the wall seeing if any of them would stick.  Not sticking in addition to $674K were just under $600K (with lucky 8s!!!), reducing it to $429K (just 3 months later).

Price goes down, price goes up.  Plus at least four different agents, at four different brokers.  It all adds up to an eyepopping over thousand day old listing!

Then again, perhaps this lovely room is what’s keeping the buyers away, since it appears to have girl cooties.

Yes, we found a real Dude Hanging Out, plus flash in the mirror.

Maybe if the agent goes back and takes this picture again, from an angle with no DHO and no flash, the house will go Pending in a day.  After all, LOCATION!LOCATION!LOCATION!

Gosh, they raised the price two weeks after listing it, too!  Doing everything right like this should make this house as popular as Bill Clinton at a haiku convention.
