Rare Investors/Contractor’s Fixer Upper Special! This home is in need of extensive repairs, or it can be demolished and rebuilt. Zone M1 (Light Industrial) with many possibilities! Ideally located 5 minutes from Santa Clara University next to the beautiful Rose Garden Area. Walk across the street to the newly built Newhall Park with lawns, picnic areas and playground.

131210-myrtle-stuff131210-myrtle-saluteHere’s what Swan had to say about today’s house.

Just trying to help Burbed keep the masses happy!

I am pretty sure this house can’t say, "Done with permits."  I am not even sure it’s legal to live in this place, but the toilet seat is up welcoming the next owner!

We guess that says it all – except there’s way more pictures than this, so you can get an idea of just what they mean by “extensive repairs.”

You know what else they forgot to mention? Close to transportation! This is the Nelson Mandela of Close to Transportation because it has accomplished everything.

Cheapest House in San Jose: Just add imagination & love

Tired of seeing three million dollars for a cracker box in Palo Alto?  Us, too.  Here’s how far you can S-T-R-E-T-C-H your dollar if you’re willing to look in San Jose. Well, the Special parts, anyway.

Diamond in the rough, Corner lot with potential, with some imagination and love you can turn it into your dream home. Large backyard with room for RV or boat parking. Detached garage, perfect for an at home workshop. ALL CASH ONLY. Property condition restricts financing options.

Didn’t we already have a diamond in the rough this week? This one appears to be a little rougher. At least it won’t set you back too much scratch. And here’s why.

130919-drake-patio130919-drake-rear

Not only do you get these lovely pavers, the shadowing on the house makes it look jauntily nautical. Um, that is if “tugboat” can go in that nautical category.

130919-drake-room130919-drake-bedroom

And don’t worry about the low price meaning you’ll do without amenities! As you can clearly observe, the house does have rooms in it!

130919-drake-rous

There’s more! Looks like we found another R.O.U.S, stronghold as well!  That’s two this week!

And here’s really why this place is such a bargain: Location, location, location! Although this location sure ain’t Willow Glen.

CONTRACTORS DREAM! in Fremont

Happy Monday! Let’s get back to some housing win by sticking our toe just the teensiest bit into the East Bay. Noooo, we don’t mean Oakland or Berkeley or Richmond. We mean just over the Alameda County line but almost in Silicon Valley: Fremont! Or as our hard-working real estate professionals call it: Fre-tastic!*

FIXER UPPER! HANDYMAN SPECIAL! CONTRACTORS DREAM! TWO HOMES ON ONE 10,000 SQ FT LOT! 880 SQ FT SHOP! LOTS OF PARKING! CHECK W/ CITY REGARDING POSSIBILITIES!

130915-mission-cabinets* This is somewhat of an exaggeration on our part (by which we mean a complete lie). We don’t know anyone who calls the city Fre-tastic, although we did overhear one realtard tell a client that this area was Fre-netic. That’s good, right?

And speaking of good, this will be an awesome house for any small children you happen to have lying around. Not only is the playground all set up in front, look what’s in your back yard!

130915-mission-railway

That’s not just ordinary railroad tracks, but a railroad station for Niles Canyon Railway. Yes, good old-fashioned trains, in your very own backyard! Or close enough to smell them, anyway! Whoo-whoo!  Oops, we mean WHOO-WHOO!

CHECK W/ CITY REGARDING POSSIBILITIES!

Not everyone can afford to live close to Google.  For everyone else there’s real life and real budgets. That means properties like the one we’re bringing you today.  Oh wait, this property has an asking price of $850,000.

Stunning Single Family Home in Resort Style Encanto Community. Located walking distance from Santa Clara University and a short drive from Santana Row and San Jose International Airport. This is a unique corner lot with one of the biggest lot size in the community. Beautifully done Front/Back yard which are rare in this community. Bonus Room big enough for a pool table. Perfect for entertaining.

130827-dahlia-closeupLet’s have a real good look at this “Resort Style Encanto Community,” because streetview is not available. Obviously this is such an exclusive resort, self-driving Google robot overlord vehicles aren’t allowed in.

You may not realize it, but the photo above and the other one of the pool are not the building that is for sale.  As a Burbed exclusive, we’d like to show you just what exactly it is they’re selling.

And then we’ll pull back a bit and give you another thing the agent didn’t.

Context.

130827-dahlia-satellite

130827-dahlia-poolSee that house in the lower left corner of the plex, right next to both the railroad tracks and the kitchen & bathroom warehouse? Yup, that’s it. But hey! Front/Back yard which are rare in this community.

Wait until you find out what’s on the other side of those railroad tracks!

Bunus: Another unit is for sale in this community, which doesn’t have all the benefits such as the whopping 3800 square foot lot. What it does have is 26 photos for you to enjoy Resort Living.  And lots of trains.  Perfect for entertaining, provided the people you are entertaining are all three year old boys.

Thirteen Forty Seven: Diamond in the rough part of Old Palo Alto

Yesterday’s house didn’t seem to do it for our readers, or at least the readers who enjoy commenting about properties featured on our site. So today we’re going back to a tried but true perennial: the Palo Alto crapbox, with bunus WTF pricing.  And no, we don’t mean that the way you think we do.

Thanks very much to Burbed reader Michael Boltonestater for sending in today’s house. Oh yeah, one more thing.  PENDING!

130826-alma-movoto1347 Alma St
Palo Alto, CA 94301
$625,000

Loan Payment: $2,423/mo
Bedrooms: 2
Bathrooms: 1
Size: 848 sqft
$/sqft: $737/sqft
Type: Single Family House
Year Built: 1925
Lot Size: 1,100
Days on Movoto: 8 days
Neighborhood: Old Palo Alto
MLS#: 81329852
Status: Pending – Do Not Show

Diamond in the rough! Contractor special for a property that needs cosmetic and some possible structural intervention. Price reflects condition. Many possibilities! Don’t miss this great opportunity!

130826-alma-framingDid you say possible structural intervention? Say no more! Nothing like a real challenge to whet the appetite on a Tuesday morning, because the usual shortcomings of a busy street and Elon Musk’s Hyperloop right across from it aren’t sufficient. And if you think that would scare anyone away, think again! How many other properties on 1100 square foot lots went pending in 8 days?

We were sure than lot size was a typo until we took a look at the aerial view.

130826-alma-satellite

This is a one-story house, 848 square feet. Looks like a similarly-sized house shares the lot. 1100 could well be correct. But, seriously, is any price too high for your own quarter of a tenth of an acre in Palo Alto?

Mountain View: Sure to Impress

One of the problems with buying a house in Mountain View is that much of the housing stock is old yet expensive.  And by “old” we don’t mean “charming,” we mean “out of style” and “needs major renovation.”  We’re still talking about cookie-cutter tract homes, but in Mountain View, they’re million dollar cookie-cutter tract homes.

Not today’s property!  Burbed reader Michael Boltonestater found us a new property, so new we’re having trouble figuring out where it is.  And that’s where you come in!

121011-geary-movoto291 Geary Way
Mountain View, CA 94041
$1,249,900

Loan Payment:  $4,283/mo
Bedrooms:  4
Bathrooms:  4
Size:  1,744 sqft
$/Sqft:  $716/sqft
Type:  Single Family House
Year Built:  2012
Lot Size:  1,768
Days on Movoto:  48 days
Neighborhood:  Downtown
MLS#:  81231702
Status:  Pending – Do Not Show

121011-geary-angledThis gorgeous new 4 bedroom home is sure to impress with its stunning wrap-around balcony. This Home is in a prime location on the park AND it is an end-unit! The open floor plan is spacious and fully equipped with all the latest interior finishes. The first level has a bedroom and full bath which is perfect for a guest or the in-laws. Hurry in before it’s too late!

You didn’t hurry in and now it’s too late!  Despite the lack of interior photos, you cannot buy this house (for $1.25M!!!!) because someone’s already beaten you to it.  And note that by “house” we really mean “who are they kidding, if they admit this is an ‘end unit’ then why not just call it a townhouse?”

121011-geary-playgroundNote the clever home type: “Single Family House.”  Nothing about whether it’s attached to or detached from anything (other than pricing sanity).

Does anyone know where this complex is and if anything is still for sale there?  Could it be this one?  Because if it is, you have better like trains.  And by “like” we mean “like listening to them.” Lots of them. Most realty sites don’t map the location, and the one that did seems to be somewhat lost.  (Hint: Fremont is not a neighborhood in Mountain View.)

More importantly, are you impressed with its stunning wrap-around balcony?  PS: If you liked this house, you might also like this one, which is on the same street but not too late.

Lost Horizon: Now Playing in Mountain View

When a market is as hot, hot, HOT as Mountain View, it pays to look at what won’t sell.  Take a gander at this gorgeous gatehouse and let us know why you think it’s still without a prom date.

LOCATION!LOCATION!LOCATION! Beautiful home in downtown MtView! Mostly dual pane windows/doors; gleaming hardwood flr, plantation miniblind/shutters, skylight, mirror closet drs, newer roof, newer landscaping. Relax in leafy backyrd. close to everywhere–downtown restaurants, light rail and train station, high tech companies/google/facebook. .Ready to move in!

120919-horizon-dhoYet another house in Mountain View, but this one has a “bunus”!  It’s right here in Picture #21.  We had to use a different Red Arrow, because while we were busy finding housing fail, Aviary went and dumped its Advanced Suite of Red Arrow Drawing Tools.

Yes, we found a real Dude Hanging Out, plus flash in the mirror.

Maybe if the agent goes back and takes this picture again, from an angle with no DHO and no flash, the house will go Pending in a day.  After all, LOCATION!LOCATION!LOCATION!

Gosh, they raised the price two weeks after listing it, too!  Doing everything right like this should make this house as popular as Bill Clinton at a haiku convention.

How is the real estate market in Silicon Valley?

People sometime ask me, “How is the real estate market in Silicon Valley?”

Well, let’s look at this e-mail I got recently:

20120708c

Townhouses across the street from train tracks, light rail, a high way, and a major road – starting at $624 per square foot?

If you ask me, the market is doing pretty darn well. Everything is back on track, just as nature intended. Finally the Real Bay Area is back on track to eventually overtaking lesser places like Manhattan, London, and Tokyo for most expensive real estate.

The real question is: will you be lining up for 3 days or 3 weeks on the street to get one of these units?

Thank goodness!

Charming, updated home in Monta Loma. Close to Downtown Mountain View, Palo Alto & Google. Light filled living room with hardwood floors and fire place. Spacious updated kithen with view of back yard and open to the dinning area. Beautifully landscaped yard with pavers, great for entertaining. Master bedroom with hardwood floors, updated bath and the view of the back yard. Just move in and enjoy.

120625-thompson-kitchenYipppee!  Another entry from Monta Loma.  Don’t know where that is???  Here’s all you need to know:   Close to Palo Alto, Google and other companies.

F@#k Mountain View!  This house is sooooo close to the land of your dreams:  Utopia, fairies & unicorns.  And it comes with a free choo-choo just yards away.  And by ‘yards’ I mean a mere 4 houses or about 200′.   Wait a sec, my math is off…  First you have to hop over Central Expressway (not so expressy at 8:00am or 5:00pm, tho), then you get your choo-choo.

Please allow me to translate realtor-speak “Beautifully landscaped yard with pavers, great for entertainment = There’s not one f@#king blade of grass.  Just what every family with kids or pets desires – warm, inviting bricks to play on.  Better stock up on band aids for the skinned knees, and plastic glassware when you entertain on your new, cold, hard reality  (tho, it’ll be about 110* in the summer on that heat sink).

120625-thompson-backyard-2 “… and the view of the back yard.”  Nothing is more comforting than staring out a window at an expanse of pavers.  Why not just move into a condo?  You’d have numerous options to select from in Utopia Palo Alto.  Well… there must be at least a couple PA condo options for $819k.

I don’t have time for a full rant about “updated bath other than:  Two bathrooms, two pedestal sinks…  I can hear the ghosts of Christmas past yelling “Great!  Where’s the f@#king extra roll of toilet paper???”

All this for not so much money in the RBA.  Wait…  is Mountain View even in the RBA anymore?  According to this realtor, not so much.  F@#k Mountain View, all you Googlers who really want to live in PA!

Single family home locate on commercial zoon, city may allow home office use for light industry. Interest party need to confirm with city ordiance. 3 bedroom 2 bath upstairs (one master), two additioanal bedroom 1 bath downstairs done with permit. Spacious garage park up to 4 cars tandem.

Today’s featured house convenient to, well, everything (how much more central can you get than the Street of Kings?).  Plus, by only including one photo the agent has made it easy for you to review this listing as quickly as possible.  Not only that, this house is even more Special than you think.  It’s been on Burbed before!

120612-elcamino-burbed-090302

120612-elcamino-oldlistingWow, you can buy it for less than its 2009 asking price, despite it being in the middle of a red-hot market.  And that’s an old asking price, because the home was delisted the day before it appeared here back in 2009.

Also we just had to sneak in this really old listing picture from when it sold in 2000.  For $535,000.  Think of how much this place is really worth now!  And there’s more good news!  The Redfin agent has done the legwork so you don’t have to.

120612-elcamino-redfin-agent

This location is perfect.  If you don’t already have four cars, step next door and buy them.

120612-elcamino-streetview

Don’t like what they’re selling next door?  No problem at all!  Just head across the street to the CalTrain station and check out what’s chillin’.

Look, you’re a busy person.  This house has a four car garage.  That works out to 25 years per covered parking space.  Now that’s a DEAL.
