UPDATED: Real Estate Portal Roulette in Mountain View, featuring large bedrooms

Updated 12:30 pm: Added listing screenshots, copy and more writeup from the other 3 non-Redfin portals.  All after the (added) break.  Enjoy.

One of the fun things about running a real estate blog is seeing how differently each of the major realty portals handles the exact same listing. We’ve had several examples of a house switching to Pending/Do Not Show status (usually about ten seconds after it’s listed), and then Redfin will disavow all knowledge of the property ever having been for sale. Zillow will usually lose the photos but manage to hold onto the listing copy. Trulia might do the same as Zillow – or the opposite. And there’s always Movoto, the place to go if you want to see the photos every other site took down.

Today’s prime property, sent in by Burbed reader LomaLuvr, shows the differences in action.  First, we’ll check in with our default site of Redfin.

Nothing wrong with this listing that price cannot fix

There is nothing wrong with ANY listing that price cannot fix.  Remember that next time you find a place full of Burbed win and wonder just how the seller will unload it. Let’s take a look at a property that’s been on the market for so long, when it was listed Bush was still President.

Okay, let’s check out home prices in Windsor.  There’s only two for sale, and they’re both right around this price. For the same money you can get a livable house on not that much land (5-6000 sf). Obviously nobody cares about the house and everyone cares about having lots and lots of space. You can always drag a teardown over from the neighbor’s lot.

But seriously, 2,612 days on Redfin? Which brings us to the next question, we know Redfin is seven years old, because so is Burbed.  So, do there exist listings that have been on the market longer than Redfin has been around?

UPDATED: Bay Area Bubble 4.0 Update #127: Still Bubbly

130414-minibubble-mapRedfin’s got a new blog post out that says just because housing prices are going up, that doesn’t mean we’re in a bubble.

Unless, of course, you live in the Bay Area. While they call some markets “mini-bubbles,” we don’t see anything diminished about the “frenzy” they admit seeing in the San Francisco-Oakland-Fremont metro.  You know, 40-60 offers per listing, suitcases full of cash, that sort of thing.

There’s no mention of the San Jose-Sunnyvale-Santa Clara market, no doubt because the idjits who put together Case-Shiller listings didn’t look at which ones were missing and why. By breaking the Bay Area into smaller MSAs, they spun Santa Clara County off from SF/Marin/Alamenda/Contra Costa/San Mateo, resulting in Silicon Valley no longer being in a Top 30 metro.  We’re sorry, but that’s an incredibly dumbass decision.  Does anyone really think that more San Mateo County 16 million working people work in SF than Santa Clara County?

This is an Open Thread. Why do you think San Jose isn’t in Case-Shiller, other than their terror of our always being #1 every month?

The Bay Area is “Ground Zero”

Real Estate “Flash Sales” Prove Market Is Hot

If you’re looking for a home in the Bay Area, you will probably need two things on your side: luck, and a lot of cash.

Those who aren’t willing to compete with up to dozens of other offers on a home are now trying to buy it – hours after it’s listed on the market.

The new trend has been dubbed by realty experts as “flash sales” – any sale that happens within 24 hours.

For example, a home in East Palo Alto on Gates Street was put on the market on March 19. It got nine offers the same day and sold for above asking price within 24 hours.

Glenn Kelman, CEO of online real estate brokerage Redfin which is set up in 19 U.S. markets, said that trend is growing in the Bay Area and calls it “Ground Zero” for an incredibly hot housing market, one that experienced an incredible boom at the start of 2013 in January.

I hate to be the kind of person who brags, but… well… told you so.

Oh, I forgot. We’re in the Bay Area. I need to humble brag.

I’m so amazed and honored to be proven right.

Just how special?

Ken DeLeon, a realtor, said his latest listing is a 1200 square foot home in Palo Alto that he just put on the market Thursday. “The amazing part is just within 24 hours, we already had a client with a Chinese all-cash buyer offer us more than 300,000 above and we said, ‘No thank you, please wait,’” DeLeon said.

He and other realtors said they’re still catering to those wealthy foreign buyers, mostly from China and Russia; however, with historic-low mortgage interest rates and an inventory that’s also hitting record lows, they said the competitive cash offers are no longer limited to the high-end homes.

Hey Realtors – I gotta tip for you: Price the house in RMB. Why? There’d be even more opportunities to add 8’s to the price!

“There are sometimes traffic jams outside open houses,” said Kelman. “Folks get worried they can’t wait for the offer deadline on Sundays, so they make a preemptive strike to try and buy it on the spot.”

Forget waiting 3 hours to eat brunch at Mamas, or camping out 3 days to enroll your kids into pre-school… now you have to camp out a week to attend a open house.

The Bay Area is back. Better than ever.

This is the year where the $ per square foot in the Real Bay Area will beat the average $ per square foot for Manhattan. You heard it here first.

Flash sales: DOM <= 1

Want to look at Open Houses but inventory is too low? Here’s yet another reason why Bay Area Bubble 4.0 is in full swing for Spring: Flash sales. Redfin coined this term for a house that’s in contract within 24 hours of being listed.

They also made a list of how many flash sales there have been in the last five months in each of the markets they cover, and San Jose came in 15th out of 15 with 74 quickies. San Francisco didn’t even make the cut at all!  All-time flash sales champion? Phoenix, with 540.

Downstairs bedrooms may be locked
