For your weekend: Happy Ending in Los Gatos

It’s Friday! That means here comes your weekend, so we’d like to present a great location for a Silicon Valley stay-cation!  Thanks very much to Burbed reader Swan for sending this one in before the A to Z challenge (THANK GAWD THAT’S OVER IT WAS HARSHING OUR CRAPBOXEN). Fortunately the property is still very much on the market.

Let’s check in with Swan on this swank setting:

130502-wagner-storageI have many properties I’ve been planning to send you, but I came across the following this morning and it rose to the top of the list:

At first, I thought I’d submit this home because of the realtard’s line, "Vastly improved property from two years ago." What is that realtor speak for?  Then, in looking at the pictures, I realized I’d seen this somewhere before!

130502-wagner-burbed-121230Yes, a finished home is a vast improvement!  Landscaping helps too!  From the pictures, it seems someone has been living there. The listing history goes on… Be sure to check out photo number 24 of the storage room.  An 8500 square foot home and you need 600 square feet of storage?  The current occupants have sure put the storage room to good use!

Have at it…

Yes, this place looks familiar, doesn’t it?  Or maybe not, since they finished painting and put all those ladders in the 600 square foot storage room.  It sold in May, 2011, for $5.75 million, and these listing photos look a little different than what we covered here.

130502-wagner-kitchen-before

Although we miss the ladders.  Made the place look like part of an Edgar Martins exhibition.

Also, we found the before before pictures.  Don’t miss them (kitchen pictured at left).  They might have asked for $3.95M that round, but they got $1.8.  You really have to check out the property history, because before that it was foreclosed on, maybe even twice in two weeks, and before that it was listed for $7.8M.  Good luck figuring out if it sold for $5.6M, or $7M or both or neither!  This house and its grounds have been nothing but a big and very expensive game of Hot Potato going back all the way to 2000!

So, Burbed readers, why is this amazing estate still on the market after an eternity of 45 days? Do you think the flippers are waiting to collect even more overbids?  Now that would be an even happier ending.

Steve Wozniak’s House for Sale. Again. This time media creams themselves.

Steve Wozniak’s former Los Gatos mansion for sale for $4.4 million

130323-wozhouse-wozLOS GATOS — A six-bedroom, six-bath home formerly owned by Apple (AAPL) co-founder Steve Wozniak — complete with a bedroom mural of the "Little Mermaid," outdoor grotto and firefighters pole for the kids — is up for sale for $4.4 million.

The 7,500-square-foot home on Santa Rosa Drive near Shannon Road includes lots of high-end finishes and a few low-end personalized touches from Wozniak, such as the initials "S" and "W" that were scratched inside a drawer in the music room, said realty agent Arthur Sharif of Sotheby’s International Realty, who is listing the property.

In a brief telephone interview from an airplane as he prepared to fly from Florida to San Francisco on Monday, Wozniak told this newspaper that he liked the original three-bedroom home when he bought it for more than $1 million about 1986.

"I liked the architecture very much but the home kind of grew as my family extended," Wozniak said.

Upcoming Open Houses

130323-wozhouse-arielYes, open today! Burbed meet-up!  The password is When can I submit my overbid?

News media from all over are falling all over themselves reporting that a house once owned by Steve Wozniak is for sale. For some reason, when it was for sale last year, this did not happen.  We mentioned it, though.

130323-wozhouse-currentIt’s interesting reading all these sites. You might learn something if you do, like where Woz is living now. (Yes, that’s it on the right.  Where he is now, not the place above.)

And the comments show most of them haven’t sussed to the fact that Woz hasn’t lived at the Santa Rosa house since 2004.  Some of the improvements he put in the house are still there, but articles don’t mention all of them. The secret kids’ room complex is still there:

It’s a warren of rooms accessed through a tiny, kid-size door surrounded by elaborate molding with a dinosaur design. The complex is a series of little rooms, nooks and crannies connected by ladders, stairs and crawl spaces. Any child would love to wiggle through the complex and curl up on the floor pillows with a book or toy. You can exit via the dinosaur door or slide out on the fireman’s pole.

The listing history is fairly interesting. After the curve-inducing renovation in 2006, the house was listed for even more (we heard ten million but it’s not in Zillow’s listing history).  Whoops.

image

Also, don’t worry about The Woz running off to Australia.  That’s not planned for a few more years.  So if you do buy his old house, feel free to ring him up and him the best way to unstop the grotto drain.

Oh Please Oh Please Oh Please in Woodside

Sometimes we run across some terrific properties where the listing is canceled before we can feature it. And as long as we can still find the information online somewhere, we’ll still share it with our fans.  Today’s featured home spent more than TWO YEARS waiting for a suitor and finally went home from the Ball, alone and dejected.  But now the housing bubble is back, at least in the Real Bay Area.  So we’re hoping to see this house on the market again Real Soon Now.

Wait a minute, this place looks very familiar.

And the current listing photos on Movoto are exactly the same as the ones from almost two years ago. What isn’t the same is the price.  Looks like this charming cottage took a 22% haircut before leaving the barber’s chair.  Let’s have another look inside.

These pictures look way worse blown up larger (click ‘em!). And now that any fool can take HDR photos on an iPhone, maybe this is all we should expect.  After all it is the BOARDER OF ATHERTON.

130213-eastbrook-frontWe’ll leave it as an exercise to the reader to find out why Zillow led with the cabinet picture instead of the front of the house.  Now let’s check in with Dibber:

Or maybe it never left?  Winchester Mystery House, Los Altos Hills campus.   Check out the listing history.  Who says Silicon Valley is expensive.  I can get you into Los Altos Hills baby!  And only $269 per square foot.  I’m thinking listing mistake…Concord?

130213-eastbrook-dungeonPerfect for the large extended family?  Honey, please show aunt Betty to the 2100 square foot guest house, but this time please keep her out of the wine cellar and off the roof deck.  And honey, the kids really shouldn’t be playing pick-up soccer on the 280.

Yes, ridicuously cheap.  Too bad Foothill College doesn’t have fraternities.  This place would would be perfect… traffic noise would drown out the party noise!

Wonder why this never got snapped up last time we featured it… And here it is all the way from 2010!  Remember this one?

130213-eastbrook-1009-reprise

Wow, has the unwitting seller finally dropped the price low enough price to find a buyer?  Or is this just a coincidence that prices are finally going up again?

What could be more awesome than a house in Mountain View?

The median Home Value in Mountain View, according to Zillow, is $877,900.  So what could you get for that amount, if you looked for a house in some other part of the country?  If you were willing to look in Maryland, you could get this nice painting of a house.  Plus HOA fees every month!

Holy crap, that’s a lot of CAPITAL LETTERS for the same price you’d pay in Mountain View.  Plus you get a house that hasn’t even been built yet, so you have no idea of the build quality or the feng shui.  And just think of how much work it’s going to be mowing an entire acre or dusting 4500 sf of house.

For this much money in Mountain View, you’d be looking at a vintage one bedroom from 1948,on a 6969 sf foot lot (we’re just reporting the listing, we’re not making innuendos). It boasts a spacious 914 foot floor plan.  Plus the comparable Maryland place, while near such cosmopolitan confluences like Laytonsville,is 2831 miles from Google (we checked).  In current traffic that’s a whizzy 41 hour commute.  One way.

Also, no HOA fees for vintage homes in Mountain View.

Bunus: The home in Maryland was never featured on Burbed, either.  And homes in Maryland, whether or not they’re built, don’t go up $125K in just five months.  Or down $50K at the exact same time

Time-tested Los Altos Hills listing dares you to overbid

A little less than a year ago we found an agent website listing ten big, expensive properties in the Real Bay Area (well, most of them were in the RBA). We dug in deep to see how the very high end market was doing as it began the fourth year of a prolonged economic slowdown.  Burbed reader Robert Dow recently sent in a Los Altos Hills luxe listing, and sure enough, it was one of the ten featured fabulous freeholds.  So let’s dwell on these digs in more detail.  To the Batmobile!

Palo Alto schools

120821-oldtrace-libraryHere’s what Robert had to say when bringing this gem to our attention.

Saw this listing for a $19,880,000 home for sale. No idea if this a reasonable price, but the house is pretty spectacular. Is this the kind of listing you’re looking for or is there some other set of criteria? Thanks.

Who wants to tell Robert what the criteria are for a home to be featured on Burbed?  There are so many ways for RBA realty to win the Internet!  For example, this one’s got a MAWBUL KAWLUM even on the guest house porch!  And check out this “library,” where books are under glass.

Like any big, expensive, and mutli-acred mansion, it has a Virtual Tour.  Unlike most of them, it also has a Gentleman’s Bar (unclear if the strippers are included, consult agent for details before writing offer).  But most importantly, it has a history, although you’d never know that if you used the Estately page.

120821-oldtrace-masterFortunately, when we reviewed the Astonishing Webpage we filled in all those price reductions, so there’s not much more to add.  And Zillow has it all, anyway, even if Redfin and Estately used the memory hole (as well as the seller request to not link to its Zestimate of $17,227,396)

Listed: 3/17/2008 at $25,000,000
Price Increased: 4/26/2008 to $28,950,000 (+16%)
Price Reduced: 5/22/2008 to $25,000,000 (-13.6%)
Listing canceled: 9/20/2008
Relisted: 8/30/2010 – 12/27/2010 at $24,950,000 (-0.2%)
Relisted: 2/1/2011 – 7/11/2011 at $20,500,000 (-17.8%)
Relisted: 7/22/2012 at $19,880,000 (-3.0%)

120821-oldtrace-kawlumsOh, about that Zestimate.  It’s 13.3% below today’s list price, which disappoints us.  We had a theory that the Zestimate for any large, custom, hard-to-price estate like this would be exactly 15% lower than the current asking price (and if you don’t believe us, go back to the Astonishing Webpage and check all ten of them).

Anyway, the hapless seller has been chasing the market down for more than FOUR YEARS.  At what point will their price cutting finally hit the market bouncing back up?  They have to get lucky this year, there’s a couple of 8s in the price now! Oh, wait.  Facebook isn’t going to save the RBA after all.  Never mind.

Our Peacock laid an Egg. On his face.

Here’s the denouement of a Burbed perennial, and best of all, it’s even in Mountain View!  Thanks very much to Burbed reader mabel du for giving this turkey one more roast with this fine guest post.

And speaking of birds, soon we’re going to have to talk Mountain View and Chik-Fil-A, but we did enough politics yesterday next door in Los Altos.  So please give mabel du a real, warm, RBA welcome as today’s Guest Blogger!

Do you prefer a bath or a shower?

This flipper-to-be sure took a bath in his bubblicious real estate gamble.  A fun bubble bath?    Not so much.

Plans to feather his nest ran afowl when he ate more than $200k to unload this rotten egg, and that ain’t chicken scratch.   Buyers didn’t flock in as hoped, so after hovering for years on a wing and a prayer he finally ended the drag and landed a buyer.

Purchased for in 2007 for $674K, dropped more cash to remove the previous crapshack, finally sold for $475 in 2012.  I don’t think that’s how RE investments are supposed to work, certainly not in the RBA.

To wax nostalgic on this oldie but goodie, let’s revisit previous Burbed entries for this 4H fowl failure:

Following Up on an RBA Foreclosure

It’s always fun to revisit a house that’s previously been given some Burbed love.  Today’s house is a foreclosure with an unpermitted garage conversion, exactly what you’d expect to find in Old Palo Alto.  Thanks very much to Burbed reader Wendie for today’s cognitive dissonance.

Amasing 4 bd 4 ba in old town palo alto . newly remodeled with new presidential comp roof, new paint and fixtures, refinished hardwood floor, double pane windowes, stainles still appliances , lots of closets. garage had been converted to a family room and aditional room including full bath by the previous owner , permit unknown. this may not been included in sf. huge price reduction.

120701-coleridge-ivyHere’s what Wendie had to say about this house:

Didn’t you highlight this house a few months ago as a short sale? I think it was listed as 1.2 back then….

Why yes, we certainly did mention this house, but it was last September, and it was on bank auction list.

120701-coleridge-11sept20

120701-coleridge-seller-is-agentBut back then the agent wasn’t mentioning all the excitement in the former garage!  And this house is just full of excitement.  A huge price reduction!  A foreclosure last October!  Yes, a foreclosure, not just in the Real Bay Area, but in Old Palo Alto.  Who knew that Larry Page could walk to a foreclosure in his own neighborhood?  (We would have said Steve Jobs, what with all the “walk to Steve Jobs’ house” comments about this neighborhood, but he could not walk to this house when it foreclosed as he passed away one week earlier.)

And if the garage and the price and famous dead neighbors isn’t enough excitement about this house for you, here is the icing on the cake.  You’d be buying the house from the agent herself.

Be sure to read all contracts carefully, because based on that listing copy, this may not be one of those agents who pays attention to silly little details.  Annoying little details such as spelling or capitalization or prices or whether a contract is actually signed.  And if you’re not a detail person either, then the two of you are a match made in heaven.  Or at least Old Palo Alto, which is practically the same thing.
