Gorgeous and Affordable Single Family Home! 3 bedrooms, 2 bath with 1 master suite. Featuring a Delightfully Upgraded Granite Countertops, Stainless Steel Appliances, Hardwood floor Double Pane Windows, and Crown molding. Laundry Inside. Close to transportation, Tanforan Mall, SFO Airport and freeways. Street Parking. Good Size Backyard. Great for investment!

131027-walnut-yardSo, why is this a Realtard’s dream?

It’s not just the trifecta of stainless, granite and hardwood, or the “affordable” price of not much less than not a lot of money.  It’s not even the HDR photography that lovingly picks up every bit of the shredded plastic in the back yard.

Let’s hear the answer from wftf:

I have a perfect representation of the last 2 or 3 housing bubbles, all in one house!

131027-walnut-frontdoorMaybe people didn’t realize planes would be rumbling by overhead and couldn’t take it anymore after a year. This might explain the rapid turnover/flipping activity, but not all of it.

Selling 8 times in 25 years and going for number 9?  That’s got to be some kind of record.

Maybe the agent just has their card laminated onto the room divider when the residents give up.

That’s also a record for the fewest steps from the front door to the kitchen we’ve ever seen.  But check this out, the agent wasn’t kidding about close to transportation. And yes, that’s the airport off the right margin of US 101.

Beautiful Turn-key home in Redwood City

Today’s beautiful home is brought to you by Burbed reader Petsmart Groomer. Thanks very much!  And if you see a house for sale and think it ought to be on this front page, please send it to one of the addresses in the upper right corner. We’ll ignore it for weeks until it goes Pending and then frantically look for it in web caching somewhere.  Be sure to include what name you want to be called so we can “accidentally” use your real one instead.

Beautiful Turn-key home with everything remodeled. Brand new kitchen with stainless steel appliances, hardwood floors, crown moulding, new interior doors and garage door. Nicely landscaped yard. A must see!!

130910-junipero-sinkLooks like the only missing cliché is the granite. But from the picture above, “turkey” isn’t the right barnyard metaphor for this property.  Take a look. This is a classic single-nostril Snout House.  The insanely small lot size is just a “bunus.”

And speaking of bunuses, check out how they solved this common architectural challenge of too few square feet for mandatory residential fixtures.

Now, are you ready for your closeup, 1321 Junipero Ave? Well, you already got one, above. We’d like to highlight how well you play with others, as you  can see in Google streetview.

A must see!!

East San Jose Mawbul Kawlums! This house sits on a lot of square feet

Okay, East San Jose hills, but still! Oh my gawd who lives here, the POPE?  Thanks very much to Burbed reader TL in San Jose for sending in this feature that indicates what makes a joint classy. KAWLUMS!  Put some in your bedroom!

130905-chaboya-kawlums2Not only this mansion teeming with MAWBUL KAWLUMS, the listing isn’t full of much of anything. We didn’t forget the description; there isn’t any. Also missing are basic entry items such as the County, the house style, and how many stories in the building. But this agent doesn’t have any stories to tell. Instead, we’ll let the photos do all the talking.

We did find this description on MLSListings:

130905-chaboya-kawlums3*BREATHTAKING UNSURPASSED VIEWS OF SF BAY AREA, SILICON VALLEY, AND THE BEST SUNSETS IN THE AREA* 7 BEDROOMS* 6.5 BATHS*2 MASTER SUITES* 2 KITCHENS W/ S.S. 130905-chaboya-kawlums4Best of all, it links to a virtual tour with, we shit you not, 80 pictures.  Because the 25 on Redfin are obviously not enough. Also not enough are the missing description in Redfin and the ALL-CAPS one above. So we are delighted to share the one from the virtual tour as well, because it demonstrates the care and consideration taken with selling a three million dollar house.

130905-chaboya-description

It certainly does. 148,104 sure is a lot.

UPDATED: Real Estate Portal Roulette in Mountain View, featuring large bedrooms

Updated 12:30 pm: Added listing screenshots, copy and more writeup from the other 3 non-Redfin portals.  All after the (added) break.  Enjoy.

One of the fun things about running a real estate blog is seeing how differently each of the major realty portals handles the exact same listing. We’ve had several examples of a house switching to Pending/Do Not Show status (usually about ten seconds after it’s listed), and then Redfin will disavow all knowledge of the property ever having been for sale. Zillow will usually lose the photos but manage to hold onto the listing copy. Trulia might do the same as Zillow – or the opposite. And there’s always Movoto, the place to go if you want to see the photos every other site took down.

Today’s prime property, sent in by Burbed reader LomaLuvr, shows the differences in action.  First, we’ll check in with our default site of Redfin.

Beautifully updated & ready to move right in! Open floor plan with hardwood floors in the LR, hall & bedrooms, granite slab countertops in kitchen & baths, dual pane windows, stucco outside. Formal living room, eat in kitchen & separate family room. Great location, close to major companies, walking trails, schools & downtown. Easy access for commuters, close to Cal-Train/Light-rail & the freeways.

We immediately knew something was wrong, because LL asked about “large bedrooms” (in the listing copy). That didn’t any make sense because there’s nothing in this copy about them.  Do these bedrooms look large?  Here are some listing photos, in actual size.

San Bruno Spectacular!

We’ve been spending far too much time in Santa Clara County. Let’s head North! No, not that far north, we’ll leave San Francisco and Marin and whatever non-Real Bay Area places near there for another day. There’s so much Burbed Win in San Mateo County you really don’t have to go far to find amazing properties like this one! Thanks very much to Burbed reader waiting_for_the_fall for today’s Bodacious Building in San Bruno!

Downstairs: 2 beds, fam rm, 3rd bath with travertine tile. New roof, new sewer line, new water supply line, new int and ext paint and doors, new electrical, copper plumbing, and more.

130801-herman-pylonsYes indeed, that is exactly what we had in mind when the Realtard told us this was a “Traditional” San Bruno house. Just wait until you see the “Contemporary” models!

Now, wftf (which is, we swear we are not making this up, wtf with an extra f for emphasis) will explain why today’s house was worthy of your attention.

I found another "gem" for you.  What makes this house so special is the wonderful views out the windows. Check out the 7th picture and the glorious views of freeway pylons out the window. The redfin tour insight would be helpful to someone blind and deaf:

130801-herman-kitchen"A great remodeled unit that is very close to the freeway. Very small corner lot."

Good thing they mentioned it was close to the freeway, I wouldn’t have noticed!

What we want to know is who designed this kitchen. Sorry, we mean who dsgnd this kit remodeled with permits. These are either the skinniest countertops and cabs in the Bay Area, or this is the deepest s/s app, or it’s pulled out from the wall because the seller is about to walk off with it now that the house has sold.

And if you live somewhere that you have to mention your kit was remodeled with permits, you’d better grab it quickly.

Peak Pricing: Not Just for RBA Homes

We’ve been talking about the Bay Area Real Estate Bubble 4,0 for half a year now. One way to tell things are getting bubblicious and frothy is when areas we don’t think of as expensive start acting like Real Bay Area markets.  Today’s featured home is from the East Bay, and it joins the peak parade,  Thanks much to Burbed reader Brittney for alerting us to this disturbance in the Force.

Corner location! Features include two tone paint, plantation shutters and crown molding throughout. Kitchen with stainless appliances, honey maple cabinets and granite counters with backsplash. Upgraded fireplace in family room with custom tile work. Backyard w/ grassy area and custom patio!

130702-westbury-livingYes! Corner location! Twice as much traffic who can all appreciate your two-tone paint job! Now let’s hear from Brittney.

Just saw this listing go sold recently. It was listed at $724,900 and sold for $825,000 which is incidentally the exact amount paid for it by the owners back in Oct 2005 – peak of the peak during that bubble. Nothing new was done to the house and it’s not anything special in that area….

130702-westbury-patioThat’s one diference between the RBA and the East No Way, namely when the market peaked. RBA homes peaked in 2008, except You Are Priced Out Forever AGAIN this year. What’s great is you can choose whether you can’t afford Palo Alto or whether you can’t afford Dublin.

Just remember what you can’t afford for $825K in Palo Alto.

Bunus: Holy Planned Unit Development, Batman, this place has a FAR of 0.63.  That’s what your HOA fees bring: the bribes development fees to make that even legal.

UPDATED: Quimby: A street? A neighborhood? So many Questions

BlogAtoZ-QWelcome to one of the Scrabble “bunus” rounds of the Blogging from A to Z Challenge! Yes, some of the letters are worth more points, because they’re Quite harder to play. And there aren’t any cities in the entire Bay Area that start with the letter Q, so we’re going to have to come up with another Quality. And we’ll have the same Quixotic Quest again when we deal with X and Z!

So, are there any other place names we can use? Neighborhoods, local landmarks, that sort of thing?  San Francisco has 118 distinct neighborhoods, and not 130418-norbert-qone starts with the “Scrabble Challenge Trio.”  Ditto for the 33 hoods in San Jose.  (Which raises a Question: why does San Jose, with more geography and more people, have much fewer place names?)

Fortunately, we are about to be Quietly rescued by Redfin, who helpfully has their very own Quirky neighborhood names!

Update 10:16 AM: See added picture and graf toward the end. Quite Quintessential.

Gem nestled in the Quaint town of Campbell

Still not convinced that we’ve entered Bay Area Bubble 4.0?  Burbed reader wahnny has another entry trying to support our hypothesis.  Let’s take a good look at this cavernous castle in Campbell!

Another Gem by Gaurdian Home Brokers, nestled in the Quaint town of Campbell. Located a short walk from starbucks and the Famous Pruneyard Shopping Center. This Bugalow features all new kitchen with granite counters, stainless appliances, paint int/ext, landscape, new windows and more. Top-rated schools.

130317-everett-viewAnd heeeeeeeeeeeeeeeeeere’s wahnny!

Another [example of bubble pricing] is a flipped 1900s bungalow in (non-RBA) Campbell,

Not quite as cozy, and on a much smaller lot, but near top-rated schools / starbucks /shopping centers, and currently selling for "not a lot of money".

130117-everett-preflipThis is much better, wahnny, this is a flipped 1900s “bugalow.”  Another Gem by Gaurdian Home Brokers. (If the realtard meant this agency in Folsom, then we must admit this is the first time we’ve caught one who couldn’t properly spell the name of their own broker.)

If you’re interested, the before pictures and listing are available here (photo right).  Here’s the older listing copy:

Amazing potential! Southern-facing FIiXER UPPER w/ sunny fenced yard! In a sweet architecturally eclectic neighborhood a block to the heart of Campbell & restaurants, cafes, boutiques, & Sun. Farmer’s Market. Master br w/ walk-in closet & access to private patio. Eat-in kitchen w/ breakfast nook/laundry closet has French doors to the large yard. Fully fenced & low maint. yard.

Look at that!  For $180K less than the current asking price, you could have done business with an agent who could not only spell, but also use words like “eclectic.”
