Does a non-RBA street name cancel out the city?

We are done with the April blogging challenge, so let’s get back to what made Burbed what it is: ridiculously overpriced crapboxes! That is, if you can see them. This technique seems to work just as well in the outdoor shot of the yard, demonstrating just what kind of a professional we’re dealing with.

So, if a house is for sale in the Real Bay Area, but it’s on a street named for somewhere that is Most Certainly Not In The Real Bay Area, how high will the overbids be?

However, he is looking at $100k in commission for these two babies, so I’m not cutting him any slack!  I think the street name is very appropriate, given my incisive powers of observation!

No ship, Sherlock! Click on either picture to observe the Zillow listings for yourself.  The photos are #13 for 27223 and #10 for 27540.  Also the former had a $100K haircut so far.  Just sayin’.

We note a couple other curiosities besides the matching photos (which may not be on either property).

1. According to Redfin, these properties are in Los Altos Hills.  But the Zillow entry states they are in Los Altos.  One of them rejects your realty and subdivides its own!

2. Speaking of Redfin, only 27223 is listed, and the duplicate photo has mysteriously been removed from the collection.  27540 is not to be confused with 27640 Sherlock Court. (which looks like it needs a big ol’ Burbed hug of its own someday).

Now you get a lovely barn, sport court and ‘guest house’ with one bedroom and one bath….some teeny tiny grape vines – and yes, that lovely cement pad just waiting for its 5,700 sf, give or take – house. What, by the way is sport court? And, it’s not even in the RBA! It’s a long way down the hill(s) to get on Orinda Bart (yes, Bart) to get to RBA land. Or the other hill into the backside of Oakland.

And the 120829-quail-sportcourtrealator was nice enough to note – those 40 some odd acres are zoned agricultural – meaning, I imagine, no subdividing. What, exactly, was the original buyer thinking? Spec guest house? Forget to leave some money in the budget for the house?

Ps – out looking at houses on Sunday and drove by the half finished house – the one with the lovely garbage can shot on Olympic (Lafayette?) – I recognized the plywood. Looks about the same.

Wait, wait, you left out the best part.  The street name is half English, half Mandarin!  We can’t figure out if it’s named for where the quail are run over by vehicles or merely shot by Dick Cheney.

This house isn’t that bad, but a phrase in the 120607-kenmore-laundrycopy is amusing: “the home at its prime was featured in Architectural Digest and Gentry Magazine.  When?  I’d guess around 1960.  Hmm, according to their website, Gentry Magazine (apparently a pretentious publication) was established in 1993.  That hardly seems possible!

120607-kenmore-kawlums1993?  Then what’s with the mermaid on the website?  Splash came out in 1984, and even The Little Mermaid beat the 90s by a month and a half.  But if you read the current issue online, page 5 has a much pricier place in Woodside with the same high-falutin’ terms as eBay.  Yup, a minimum bid and a Buy it Now price.

120607-kenmore-mantleOkay, back to this house.  “The house isn’t that bad”?  How could it be bad?  It has mawbul kawlums!  Some of the other photos, though, suggest someone with too much money and no understanding of the term “less is more.”  Because when it comes to the photos of this house, more is definitely not more.  Maybe someone should tell the agent that plastering his name prominently across every single listing photo only adds to that “gilding the gold-plated fixtures” feeling.

120607-kenmore-little-gentryAnd that doesn’t include the utterly pedestrian street name.  Look, if you have enough wealth to buy in Woodside, you do not want to live on a street that reminds you of your mother’s crappy dishwasher.  Maybe you could make a donation to the Mayor’s favorite charity in return for a declaration renaming the street Miele Manor or Bosch Boulevard.  If you need inspiration, start leafing through Gentry Magazine.

Proof that the Mountain View market is hot, hot, HOT!

There are a number of ways to measure whether a market is favoring buyers or sellers.  Right now, it’s Spring selling season, and the buyers are definitely out there.  It’s a challenging time to buy, because there’s much less for sale.  So is it really a sellers’ market, or are the sellers waiting until prices go up even more?

Today’s find from Burbed reader Petsmart Groomer shows that even an unloved listing will find a suitor in this market.  This home went pending last week after a price reduction, and the agent promptly pulled the photos down.  But that didn’t stop us from checking every real estate site until we found them for you.  Today’s I-can’t-believe-it’s-not-violating-their-MLS-contract site is ZipRealty!

120506-hamwood-deckWe found the photos, but there’s no listing copy, just boilerplate assembled by a computer.  Although several living, breathing Real Estate Professionals could have come up with “has 3.5 full bathrooms, 0.0 partial bathrooms.”

The reason PG sent in this home (other than this excellent photo of the spacious deck) is that the house previously sold near the peak of the bubble market.  2008 was post-peak for most areas except the Special parts.  We’d have to look at the other first-time sales in this development to determine if this was as rich as it got.

You mean It was on the market for $869K!  At the reduced price the FBs won’t break even, unless they had a pet agent who would sell the house for free.

Even the homes that weren’t selling are now selling.  And this one is full of location win.
