50 Shades of Brown in Campbell

Decor is an important part of getting a house ready for sale.  Decor isn’t just furnishings, but wall treatments, art, floor materials, paint, and of course, tchotchkes.  Today’s featured find is furnished fully with an eye for consistency.  Thanks very much to Burbed reader wahnny for this crib in Campbell!

Regular Sale! An entertainer’s Spanish style dream home! This house has it all and you must see to appreciate the attention to detail in this custom beauty by Jay Andre Construction. This home has been totally rebuilt in 2005 with countless amenities. 2 spa/saunas, luxurious office, a gourmet kitchen w/ granite counter tops, tile, and hardwood floors. Too many to list! Open House 1/12 & 1/13 1-3PM

Over 4,000 square feet and the photographer remembered to water the driveway before taking pictures!  Either that or that moody sky had plenty of rain.  Now let’s hear from wahnny on why this house is so Special.

130116-audrey-officeRecently came across this lavishly adorned villa in the middla Campbell.

Almost every photo shows the house in various shades of brown (in keeping with the spanish colonial/western/desert theme, no doubt).  And talk about sophistication … in addition to the obligatory “kawlumns”, a variety of plumbing fixtures are included (see tour website for photos)!  Very elegans/earthy!

Location/neighbors aside, it’s probably worth at least the asking price!

130116-audrey-kawlums

At least worth the asking price?  Oh no, in the time since wahnny sent this listing in, we are sure that this property has probably increased at least 15% over the asking price.

After all, this is a Regular Sale!  And nothing says “dream home” like having to reassure buyers that the house isn’t an REO or short sale!

But what about the location and the neighbors?  With a quarter acre lot, why would you worry about neighbors?  You’ve got enough room to dig a moat and put in Rottweilers.

Although the next-door neighbor does seem to have more cars than driveway.  For $1.7 million one would expect the neighbors to collect something less intrusive yet more expensive, such as Facebook put options.

130116-audrey-streetview

Must see to appreciate!

Abandoned Bungalow Bothers Burlingame Big Bucks Burghers

Here’s a cheery little story just to remind you that you’re all only one abandoned hellhole of a house away from losing Real Bay Area status, and it can happen anywhere!

Dumping ground: Burlingame neighbors tire of long-vacant home

January 08, 2013, 05:00 AM By Bill Silverfarb, SM Daily Journal staff

130108-channing-smdailyDaily Journal Neighbors want action taken against the owners of a vacant home in Burlingame who have not maintained the property for years. (photos, Bill Silverfarb)

A long-vacant home in Burlingame’s Lyon Hoag neighborhood has turned into dumping ground and neighbors in the area are sick of it.

The home, at 139 Channing Road, sits in the middle of million-dollar homes but neighbors fear their own property values will be negatively impacted by the property — which they say looks like an overrun junk yard.

The listed owners, Michael James O’Brien and John Quillian O’Brien, moved out of the home several years ago after a death in the family and have not maintained the property, neighbors told the Daily Journal.

Bruce Bettencourt, who lives right next door to the house with his wife, has called Burlingame code enforcement at least “100 times” over the years about rats, garbage, junk and overgrown vegetation on the property, he told the Daily Journal.

He has found dead raccoons on the property and fears it has also become a nesting ground for rats.

Dead raccoons plus live rats! Usually we get our housing fun from real estate listings.  But you can learn a lot from reading the news sites as well!  Let’s see what we can find out about this house.

130108-channing-carWhile you can’t see much from the street, here’s an abandoned car from the view over the back fence.  If you check out the Streetview pictures, you’ll find trash cans in front of the house next door, but we don’t think that’s what the neighbor called the code enforcement office about.

You’d think that San Mateo County would want their $16,000 in back taxes.  You’d think they’d bring some kind of fines against the owners for abandoning their (live) dogs in the house.  Supposedly John Quillian,  Michael O’Brien’s stepson, recently told the city he’s planning on moving back in.

Why doesn’t the city or county force a sale of this property?.  Not only would that lead to  a new owner cleaning up what’s turning into a health hazard, but it will be good news for the local agencies as well.

How hot is the Peninsula housing market?  It is so hot that this fine property, despite the unincluded Chandlier, went pending on New Year’s Day.  And that forced us to use Trulia instead of Redfin.

130101-north-pushpinIt is so hot that the agent responsible for this listing didn’t even bother taking an actual photo of the house and just slammed in a Streetview shot (trash bins included!).  Here’s proof at left if you don’t believe me, unless the one original owners have a very interesting outdoor light fixture.

And this market is so hot that a home could be described as “more room than you could imagine” and then force you to imagine it.  That’s right, no inside pix!

It is so hot that not even the lovely view from the front yard could distract all the overbidders.

Yes, this market is so hot, this place went pending in 18 days.  2013 had better be the year you resolve to not get PRICED OUT FOREVER!!!!!!!!

Property damaged by 2006 slide on Boulder Creek golf course. Engineering reports and county reports on file. Drive by only. DO NOT ENTER PROPERTY. CASH OFFER ONLY.

121227-hilton-bathHere’s what wahnny said about this resort location:

Although the photos and listing appear to match the reality of the area (made worse with recent rains), the dreaming still continues.

You’ll be having pleasant dreams in this Golf Course abode!  They’ll be so amazing that’s why you’re only allowed to drive by.

Nobody’s allowed to enter the property until you’ve paid your cash offer.  If that isn’t proof that The Bubbles Are Back, we don’t know what is.

121227-hilton-streetview

We’re sure you can clean up that 2006 slide on Boulder Creek golf course, if you can find where the engineering and county reports are “on file.”

2Homes!!2years new luxury 2 story homes

It’s been far too long since we’ve checked in with East Palo Alto.  Today’s featured home, courtesy of Burbed reader Petsmart Groomer, shows that you can have luxury at an affordable price.  Remember, if you’re choosing from luxe, low, large, and location, you can usually have two.  Let’s have a look at today’s low and large!

121206-runnymede-livingWhen PG sent this in, the house was simply noted as “East Palo Alto wonder.”  As, we wonder why anyone would build a house in East Palo Alto to this level of finish.  Let alone two houses.

Then we realized that the builder either took too long to catch the last bubble, or is positioning to catch the next one.  And isn’t $750K a reasonable price to pay for 2 houses in an up-and-coming neighborhood (that is, if by up-and-coming, we really mean “last up, first down”?)  Good thing the agent is pinching pennies by not wasting them on extra spaces in the listing copy.

Also, check out how well these luxe lodgings fit in with the neighborhood!

Return to the Whine Country: A must see!!

Yesterday we showcased the cheapest house we could find in Napa County.  Today we continue with our vineyard labors.  Except, we’re late to the grape-stomping.  Burbed reader JL sent this one in a couple months ago and we’re only now getting to it.  We apologize to all our readers who would have bought this house instantly if only we had featured it sooner.

Beautiful upper Castro Valley home with a great private backyard that has valley views. The property has a new roof, interior doors, paint, carpet, laminate flooring, and other miscelaneous improvements recently performed. A must see!!

121205-vineyard-kitchenHere’s why JL shared this house with us.

This one is not all that notable, other than that it’s a really ugly house. But the street view REALLY sells it.

Of course it’s notable! It’s on a street with a name straight out of Napa County, which makes us wonder why the trellis is so bare.

Yet like yesterday’s home, the photographer gives us some of those artistic stairway views.  Plus the kitchen shot is completely awesome, that is if by awesome we actually mean another word that starts with “aw.”

121205-vineyard-stairs121205-vineyard-patio

The street view, you say?

121205-vineyard-streetview

Indeed.  These must be the “other miscelaneous improvements.”

Like Google Streetview? You’ll LOVE Google Houseview!

Burbed reader nomadic informs us of a major Google Maps update.  Guess it’s not rolling out to everyone at once because we haven’t seen it yet.

121118-houseview-yesno

Awesome sauce! This is going to change real estate, because now, who needs to wait for an Open House or an agent to put together a Virtual Tour?  With this new feature, you can see a home’s interior layout, room sizes, fixtures and decor with just a few mouse clicks.

Bunus: Think of all the homes that will now qualify for the Burbed Good Housekeeping tag of approval!

Only cash buyers for this property, the buyer(s) are to take possession with the occupant(s) in possession. There will be NO interior inspections for this property, only drive by.*** DO NOT DISTURBE THE OCCUPANT(S) *** Thank You.

Here’s why alyson sent us this listing:

“great for 1st time buyers” but you can only drive by before buying!

121112-hiller-streetview

121112-hiller-mission-impWho says you can only drive by?  You have many other options!  You could also walk by, jog by, bike by, skateboard by, rollerblade by, or wait for the next snowstorm and cross-country ski by.

Also, if you’re really feeling adventurous, you could descend down the chimney wearing a cable harness like in Mission: Impossible, to avoid the laser-activated alarms this house is obviously secured by.  That’s why there’s no photos inside.

We do like how Movoto encourages us to Go See This Home when the listing copy tells us we can’t.

Election Day Special

If you haven’t already sent in your absentee ballot, today is the day for you to vote.  There’s a clutch of candidates who made speeches and some of them are going to get elected.  Burbed has not endorsed any specific candidates, but we have a guide to the state propositions based on how much each would increase the value of your house.

Now, here’s the house we’d vote for if it were on the ballot.  Thanks very much to Burbed reader MJ for nominating it!

CONVENIENT ACCESS TO HWY 280, 85 AND LAWRENCE EXPY. IN OTHER WORDS A TURNKEY HOME FOR YOUR BUYER.

121105-wolfe-stove-1Here’s MJ’s nominating speech.

I’ve read the blog for a while but never felt compelled to send anything in. Until now. I believe I found a home with every Burbed cliche. It is a crapshack. It has a sweet price history, quadrupling in price in fourteen years, eights in the listing price, garage converted to “living unit with two bedrooms and a kitchen”, awful location on a busy road (though oddly the listing copy mentions its proximity to a different busy road), seven photos of the stove, and insane listing copy noting twice it isn’t a short sale. It even has DHO, see the reflection in the patio door.

121105-wolfe-reflectionI don’t feel like I can take credit for this. The realtor really deserves it all.

Oh it gets better. My wife found out it come with Sunnyvale utilities but Santa Clara schools, four Redfin agent comments, and the first shot is a Google street view. We really have hit every Burbed cliche except pink house.

But was it a former meth lab?  Got ya there, huh?

121105-wolfe-redfinMJ sent us a link to Redfin, which was perfectly fine when we checked it out a couple of days ago, but this is what we see now.  Another Burbed cliche, the listing got pulled the day we wanted to write it up.  Fortunately it’s still on almost every other real estate site (for now), so we’re going to grab those pictures while the grabbing is good.

Whoa, how’s this for a cliche?  Search for the house by address, click on the Trulia listing, and get the wrong house in the wrong town.  We swear we’re not making this up, but the Google link to the house was sending us to 1395 Jefferson in Santa Clara.  Whew!

At least the Redfin comments are still there, even if the 24 photos were taken down.  See some of what you missed, after the break.

Does this house look familiar?  It should, because it showed up in comments yesterday.  We’ll let you use that worthwhile section to admire how hard this agent is working for that $60,000 commission.  A word and a photo, both!

We’ll leave you with a peek at the actual house (which would have raised the agent’s commission to $80,000).
