UPDATED: Real Estate Portal Roulette in Mountain View, featuring large bedrooms

Updated 12:30 pm: Added listing screenshots, copy and more writeup from the other 3 non-Redfin portals.  All after the (added) break.  Enjoy.

One of the fun things about running a real estate blog is seeing how differently each of the major realty portals handles the exact same listing. We’ve had several examples of a house switching to Pending/Do Not Show status (usually about ten seconds after it’s listed), and then Redfin will disavow all knowledge of the property ever having been for sale. Zillow will usually lose the photos but manage to hold onto the listing copy. Trulia might do the same as Zillow – or the opposite. And there’s always Movoto, the place to go if you want to see the photos every other site took down.

Today’s prime property, sent in by Burbed reader LomaLuvr, shows the differences in action.  First, we’ll check in with our default site of Redfin.

Price cuts, price increases, pending, relisted, this place has it all!  Even a bargain basement $720 back in 2011 during the slowdown!  All we can say for sure is based on this comment, whoever owns it was dealing with three other foreclosures a couple of years ago – ALL of them in Palo Alto.

120827-almaden-wtf-is-thisThe listing history might inspire you.  They took an interesting approach to getting RBA returns – just HELOC it out and do a short sale for 2x the purchase price after 13 years – I wonder how much they sucked out. (After all, they won’t actually get the purchase value back out.)  I remember them trying to sell at the peak prices just after the real estate crash and thinking “good luck with that.”

What’s this?  Something about an inspiring listing history?  Redfin doesn’t have much on the old pricing, so Zillow to the rescue!

Anyone have any idea why Zillow has reasonably-sized pictures and Redfin doesn’t for this property? Does it have anything to do with the agent who relisted it in July?  (See the EBRD listing in Redfin, the pictures look fine there.)  Does Zillow indicating the place isn’t for sale anymore have anything to do with that?

So many questions.  So many horsies.  So much historical mortgage equity withdrawal.  MUST SEE!

  I lived in this home, as the flippers who bought it in 2011, rented it to me so they could get the permits in place.  Long story short, is that they thought they had the permits in place in February of 2012 so they asked me to move.  Turns out just more paper shuffling by the city, and things are still moving slow.  The house is in bad disrepair.  The son of the original owners (since 1941) died and the family sold it.  All the plumbing was shot, and a poorly constructed addition was slapped on the porch in the back.  The chiminey was falling off the side of the house, and there was quite a fair amount of landscaping growing out of the roof.

  Shortly after I moved out, a bunch of  vagrants ransacked the place, stole all the copper, and broke most of the windows.  Permits are still pending for the tear down and rebuild.  As I was browsing the listings, I found it funny that it was relisted at $910k basically a year after they bought it for $622, and its now no longer livable.

Hmmm, this comment doesn’t seem to be on the thread anymore, but this reply references part of the above.  So nomadic was not hallucinating the post.  Perhaps Redfin is getting a little gun-shy about actual discussion of houses rather than oh-so-postive realtardese.  Talk that way for too long and you won’t even need to take any uppers.

Auction Ends Last Week… or BUY IT NOW

You’ve heard of eBay, right?  If you have something to sell, you can put a picture or five of your item on eBay and wait for the overbids to start racking up.  But sometimes, you just want to have the silly thing sold without the annoyance of setting a minimum bid or being sued for someone sniping someone else’s bid, or finding out your high bidder is expecting you to ship 100 jigsaw puzzles to Estonia for the $8 shipping fee you cleverly padded onto the final asking price.

Look, if all you can afford is $649k, that means you’re probably making less than $100k. Should you really be living in the Bay Area if you make less than $100k? Probably not.

So yeah. Take it if you want it. Leave it if you don’t. We probably don’t want your kind here anyway.

Santa Row, Then and Now

Okay, please hold the pedantic corrections, we know it’s called Santana Row.  “Santa Row” is a Burbed inside joke because of this listing.  (Someday I am going to create a Burbed page of all the inside jokes with links to the original first misuse.  Please send in your contributions for this project and you can get your handle on a permanent Burbed page.  Wow!)
