Visited during open house (along with several other groups), and although nicely staged, the place is tiny (or, as the Redfin video understates, "compact")! 

It was amusing to listen to the realtor speak of all the positive possibilities (e.g., the house could be torn down or rebuilt (e.g., adding 2nd level)) while minimizing the downsides (creekside property is literally in a flood zone, and would require special build permits/fun with the county).  Yes, yes, value is in the land, but is it really worth more than the Bubble 3.0 sold price?

We also love how the video states that the house is “on the water” and that the 1-car garage means “you’ll always have a place to park your car!”  Also the view of the back patio reminded us of a famous house.

Just came across this offbeat/offgrid Scotts Valley getaway.  What an interesting use of children, to help sell property.  And deep in the woods no less!

Unlike the "mini-San Simeon" property, this one actually has a zip line, as well as other fun structures (cabin, treehouse), and isn’t as far from civilization/paved roads.  And it has "beach" access (to the creek) too!

Given its relative proximity to the RBA, relative RBA pricing, and r3ltrd copyspeak, it’s quite clear who this would appeal to!

Every rule we’ve ever heard about staging a property for sale says to take family photos out of the house, because the buyers want to visualize themselves in the house. If they see pictures of your family, then that makes it harder for them to see themselves living there.  Obviously either the agent never heard of this rule, or she has some really obstinate sellers.  Why?  This property features a bunch of family snaps instead of the usual listing photos.

And whoever’s idea this was, they really want you to admire the family.  The pictures of the grounds that left the wife and kiddies out are not the sharpest prints in the drawer. 

Just wait until you meet “can’t see a neighbor who you all share in the road maintenance.”  We double dog dare you to share in the road maintenance with someone you can’t see.

At least worth the asking price?  Oh no, in the time since wahnny sent this listing in, we are sure that this property has probably increased at least 15% over the asking price.

After all, this is a Regular Sale!  And nothing says “dream home” like having to reassure buyers that the house isn’t an REO or short sale!

But what about the location and the neighbors?  With a quarter acre lot, why would you worry about neighbors?  You’ve got enough room to dig a moat and put in Rottweilers.

Although the next-door neighbor does seem to have more cars than driveway.  For $1.7 million one would expect the neighbors to collect something less intrusive yet more expensive, such as Facebook put options.

For almost $1 million, one can buy a 1930s-style 800sqft bungalow on 7000 sqft lot in Los Gatos!  It actually looks pretty clean inside and out, so it’s not exactly a “crapshack” (as per Burbed standards).  Perhaps “crampshack” describes it better (although in comparison to adjacent homes/lots, it could be argued otherwise).  Well, other than price, this might be quite a deal!

That’s like saying, “Well, other than being on a Superfund site, Gables End might be quite a deal too!”

It’s been a while since multimillion+ RBA houses were featured on Burbed, but I just came across one that seems to go overboard in its ostentatiousness.

The house looks like an ad-hoc mishmash of architectural styles, with each room having different themes, some with painted ceilings, and of course, mawbul kawlums galore!

Curious who the seller/realtor thinks will be attracted to such a place, especially at their asking price.

We’re curious how high the overbidding on this kawlumned kastle will be when it’s so unbelvble.  We’ve included some more pictures for your perusal in case you doubt its awesomitude.  But we’re thinking of calling shenanigans on the home theater.  Either every high-end installation looks and photographs exactly the same, or the picture’s been nicked from another listing.

Just came across this gem in Cupertino.

Asking price is just under $1million for a “17 year new” 3-story 1500+sqft cube house on 1700+ sqft lot.  Not exactly a “crapshack”, but it does seem pretty cramped (small rooms) and probably noisy too (close to highway, major thoroughfares).  Perhaps a small price to pay for access to the “award winning Cupertino schools”, and/or bee-line to Apple Inc.

It can’t be that bad.  The lot is 200 square feet bigger than the house, and there is some green amid all that low-maintenance cement. Plus, fewer windows means less work cleaning them and less sun damage to your drapes and artwork.  We’d say this detached home features all the benefits of townhouse living, right down to the HOA fees!

And wahnny must have been exaggerating for comic effect about the thoroughfare and highway nearby. 

See?  We know it wasn’t that bad! There’s a handy offramp as a buffer zone!

Silicon Valley’s Boom Creates Shortage of $1 Million Homes

The capital of high tech is now the capital of high-priced real estate.

Silicon Valley currently leads the nation in the number of homes sold for $1 million or more, according to Realtytrac. Sales of $1 million-plus have more than doubled in many communities in the Valley this year, toppling longtime luxury real-estate leaders like Beverly Hills or Miami.

Topping the list is Saratoga, Calif., in Santa Clara County, which had 225 homes sold for $1 million or more. That marked a 162 percent increase over last year.

Ranked second was Burlingame, Calif., which had 211 sales of at least $1 million, more than double last year’s rate. Cupertino and Los Altos ranked third and fourth in the nation, with 175 homes and 170 homes respectively.

Booyah!  We lead the nation in million dollar homes.  Sayonara, Scarsdale!  Meet you later, Miami gator!  Buh-bye, Beverly Hills!  Buh-… there’s just one problem with this article.

CNBC is comparing Silicon Valley to other “longtime luxury real-estate leaders.”  And up there on millionaire’s row is… Cupertino?  That’s not exactly the first town that comes to mind when we think “palatial estate.”

We don’t think this CNBC reporter understands the Real Bay Area.  Any region can feature a town full of luxury homes, towns like Atherton or Hillsborough, only somewhere that isn’t very Special.  You can find some real big, expensive estates in cities such as Bloomfield Hills, Michigan (boyhood home of Mitt Romney), or Winnetka, Illinois, or Greenwich, Connecticut.  Or Beverly Hills.

But only in the Real Bay Area can you find crappy houses for a million dollars.  Observe.

First, we look at Saratoga, since there were so many million dollar homes on the list they couldn’t find one to feature in the article (they just noted you could buy 1.2 acres with no house for more than a mill).  Find out what that same price gets you with a house… after the break.

With all the recent chatter about “value in land only”, I thought this might make for an interesting, if not cautionary, tale.

This 4+acre property is nestled deep within a magical forest west of Gilroy.  Since it has no street address, Redfin can’t map it, but the Santa Clara County GIS can (via APN 810-03-022).

The property last sold for $800K during the peak of the bubble years.  Apparently, the seller planned to build a dream house there, investing over $20K towards improvements, but then gave up (the ogre/county wouldn’t permit it?). 

With hopes dashed, the seller resigned to sell the property, but seemed conflicted on asking price (at one point asking twice what was paid for it).  Currently, the seller has settled on a less fanciful price of $100K.

It just goes to show that RBA dreaming can only be truly realized in the RBA.
