Celebrate this Property’s Centennial by Making it Yours

Other than the grousing about infrequent updates, people often say to us: “If only Burbed would run more older homes full of character!”  If only.  This Woodside wonderama features a house built in 1914 complete with a stupid street name PLUS the designer of the flipping playhouse gets a name-check. If that doesn’t make you reach for your bank-check, we don’t know what’s wrong with you.

Thanks very much to Burbed reader Petsmart Groomer for sending something in even when we didn’t feel like posting squat.

Welcome to Upenuf View Lodge, circa 1914, one of the original lodges in the hills. 3 bed/3 bath on 4+ acres. Artist studio built in the 1860′s, and 2 bed/2bath guest house. Unique opportunity to bring this family compound into the 21st century. Live amongst the Redwoods with unsurpassed views of the valley. Barbara Butler designed playhouse. Award winning Portola Valley Schools. Only 10 minutes to 280

131210-upenuf-wutWait – artist studio built in the 1860s? That would be like being built in 1660 if this were the East Coast, or 1060 if we were in England.

Do you think this is the studio that dates from the Civil War, or just the Barbara Butler designed playhouse? Inquiring minds want to know… who the heck is Barbara Butler?

Also, check out the map on Redfin, this home is west of Skyline.  From some of the other Redfin photos, you’ll find this property is much more La Honda Hippie than Woodside Wealth.

Smug techies commission uber-pimped pads

Want to read another self-congratulatory article about how much money everyone is spending in Silicon Valley? You didn’t? See you tomorrow, then!  Thanks very much to Burbed reader PK for alerting us to this important development that nobody at all saw coming.

Silicon Valley techies spur home building and remodeling boom

130913-svbuilding-lahBy Pete Carey, San Jose Mercury News
POSTED:   09/10/2013 07:04:31 PM PDT | UPDATED:   3 DAYS AGO

Taking advantage of Silicon Valley’s robust economy, affluent techies are building or remodeling homes, transforming parts of the area’s older housing stock and fueling a boom for Bay Area architects and interior designers.

"The problem is finding time to sleep," said architect Roger Kohler, of Palo Alto, whose firm has more than 20 projects in construction or just completed in Los Altos, Palo Alto, Menlo Park and Atherton.

The tech workers range from midlevel engineers at startups or at tech giants like Apple (AAPL),Facebook and Google (GOOG) to older CEOs or founders selling their companies. Some are doing relatively straightforward, if pricey, remodels, while others are leveling old homes and building new ones with basement game rooms, large garages and the latest in high-tech features.

Catherine Jhung, a vice president at Cleantech.com, and her husband, Brian Buchholz, who works at Google, are including "a lot of the new technologies for green building" in the San Carlos Craftsman-style home they will soon break ground on. The existing home — which they bought seven years ago — was torn down. Construction bids are coming in at $270 to $285 a square foot, or about $900,000.

130913-svbuilding-steampunkThere really isn’t much to say about the article itself, although do check out the photo in the extended gallery of the steampunk bathroom pipes. No, once more the fun is in the comments.  Here are some we really enjoyed.

Oops here comes the haters. Techies forget they live in the bubble. Outside of the bubble, is the long lines of haters.

Wait, we live in a bubble?

This is the kind of Silicon Valley self-congratulatory stuff that is typical of the Mercury News. I can hardly believe that anybody smart enough to make that much money would be dumb and vulgar enough to flaunt it in print like this.

Yeah! Go hide your money in a Swiss Bank Account like we do!

Steampunk? 20 years ago we called it postmodernism. Don’t see any compelling reason to invent a new term when a perfectly good one exists.

You, my friend, do not get steampunk.  Then again, not sure the architect did either.  There’s a distinct lack of gears, valves, and, well, steam.  This looks more like the Rube Goldberg ball machine at the Tech Museum.

The final comment is our personal favorite, in reply to this section of the story:

130913-svbulding-exterior-lahTim Williams and his wife, Renee, both work in biotech and were "half looking around" when they found a lot in Los Altos Hills for sale on Craigslist. "We’re not in the 1 percent," said Tim Williams, "so it was a bit of a stretch for us."

CONTEMPORARY DESIGN

The couple lived in an old cottage on the property during construction of the 3,100-square-foot, contemporary home, designed by Bahi Oreizy and Mariela Pfennig-Mahmud of 360 Design in Los Altos. The new home is stucco, metal and wood on the exterior and has tile floors, under-floor heating and lots of south-facing windows to help sunshine warm the home in winter.

not 1% ??? bought a lot in Los Altos and put up 3100 sq ft home with heated floors? I got news for you, YOU ARE in the 1%. and your just too stupid to realize it.

I got news for you, when you call someone stupid, you’d better not confuse the difference between your and you’re.  Not that we don’t 100% agree with this, as we did stick the home photo in next to the text for some serious cognitive dissonance.

Oh Please Oh Please Oh Please in Woodside

Sometimes we run across some terrific properties where the listing is canceled before we can feature it. And as long as we can still find the information online somewhere, we’ll still share it with our fans.  Today’s featured home spent more than TWO YEARS waiting for a suitor and finally went home from the Ball, alone and dejected.  But now the housing bubble is back, at least in the Real Bay Area.  So we’re hoping to see this house on the market again Real Soon Now.

And the current listing photos on Movoto are exactly the same as the ones from almost two years ago. What isn’t the same is the price.  Looks like this charming cottage took a 22% haircut before leaving the barber’s chair.  Let’s have another look inside.

UPDATED: Special Bunus Report: Record-breaking property sale in Woodside

Thanks very much to Burbed reader Real Estater, who passes along the news that We’re Number One.  Again.  That is, We’re Number One as long as you don’t count ranches with a hundred thousand acres in Montana.

Silicon Valley real estate stunner: Woodside estate sells for $117.5 million

By Pete Carey, SJ Mercury News
Posted:   01/25/2013 07:00:12 PM PST; Updated:   01/25/2013 09:13:29 PM PST

WOODSIDE — A legendary investor’s sprawling estate here has sold for $117.5 million, one of the highest prices ever for a residential property in the U.S.

The sale price eclipses the previous Silicon Valley record of $100 million paid for a Los Altos Hills mansion by Russian investor Yuri Milner in 2011 and comes amid a red-hot market for luxury home sales in Silicon Valley and the Peninsula.

The private sale was closed in November between the owner, private equity investor Tully M. Friedman, and an undisclosed buyer represented by SV Projects, according to public records.

130126-mtnhome-frontNice going, San Jose Mercury “We once were a real News organization! Really!”  You’re reporting on a record-breaking property sale and couldn’t find any pictures of the property?  And it’s not like you didn’t have a few leads to go look for them.  Like the one from SFLuxe you alluded to at the end of your story and didn’t even hotlink in.

Their article has several excellent photos of delicious houseporn, all credited to photographer Jay Graham.

SFLuxe states their article is an exclusive, so they must have an arrangement with Graham to feature his photos.  Do check out their article.  In the meantime, Redfin is redirecting any requests to see the property record with a lovely redirect loop, so let’s see what we can find out elsewhere.

Update 20:50 — The Redfin link is working again but it’s been somewhat scrubbed. What a coinky-dinky.

Description
This 8930 square foot single family home has 4 bedrooms and 4.5 bathrooms. It is located at 360 Mountain Home Rd Woodside, California.

Sure makes you wonder about those Zestimates when they’re off by 500%, although it’s hard to model paying top dollar for bragging rights.

We’re not going to find much in the public real estate websites, because the property was never listed for sale.  Still, the SFLuxe article gives a few hints.  The architect is Allan Greenburg, who featured four photos of the house in his online portfolio:

130126-mtnhome-poolWoodside Residence
California

This northern California home sits in an elaborate hilltop garden. Reflecting the strong Palladian tradition in the United States, it is planned around hyphens and dependencies and features a double volume, elliptical garden room.

Photo: Michael Biondo

And as to why we are almost Number One in expensive real estate transactions?  There’s that 124,000 acre ranch in Montana that Stan Kroenke bought, listed for $132.5 million (including the cattle).

Update 20:50: Adding in an aerial shot.  Note the road at the side of the house is not where the entrance is, that’s far off beyond the lower right.

Anyway, eat your heart out, Yuri Milner.

Flood estate in Woodside is for sale… $85 million.  Perfect example of why Prop 13 needs to go…. the most recent property tax was under $8000.

That estate doesn’t look flooded at all, but we admit we didn’t check all 92 acres of it.  Maybe that lake used to be the golf course.

And what’s this “On Redfin 60 days”?  SM sent this in four months ago.  When we went to check the listing history for further hints, we found only an MLS listing entry from November, plus an announcement that the seller didn’t want any estimates of the property’s value, so no links to any of the automated home valuation websites would be provided.

Like this one.

130117-greer-zestimate

They’re awfully sensitive about any of you finding out that you could rent this place out for $6500 a month instead of Buying It Now for $85M.  As the agent helpfully points out, “You never see this kind of land.”

Too much brush to walk in Woodside

Driveway is a slight downslope, house is on the flat, then another downslope on a road to a lower, larger flat pretty area. From there property does go down to Raymundo, but too much brush to walk.

121216-marva-satelliteWe sure like this description of the property.  Here’s what Swan had to say about it.

Let’s start with the realtard listing 3.73 acres in Woodside for $2250.  Why I didn’t jump on the deal then, I’ll never know!  Suddenly, the price went up to $2,250,000 only to be reduced to $1,895,000.  Of course, the listing is pending!

Anyway, how about the realtard’s description of the property.  Huh?  Say that again?  The Redfin agent seems to sum it up nicely:  fixer.  Oh, and be sure to check the satellite view in Google.  There’s a an RV (or something) with a lovely blue tarp over the top. And, on the back part of the property, a broken down vehicle along with that burned down barn.  I’m sure the surrounding mansions love living next door to the hillbillies!

Wait, what’s this about 3.73 acres for $2250?

121216-marva-prophist

Yowza.  And the Redfin agent?

121216-marva-insight

She did not actually say “fixer.”  Just “open your wallet.”

Auction Ends Last Week… or BUY IT NOW

You’ve heard of eBay, right?  If you have something to sell, you can put a picture or five of your item on eBay and wait for the overbids to start racking up.  But sometimes, you just want to have the silly thing sold without the annoyance of setting a minimum bid or being sued for someone sniping someone else’s bid, or finding out your high bidder is expecting you to ship 100 jigsaw puzzles to Estonia for the $8 shipping fee you cleverly padded onto the final asking price.

We’ve covered houses going up for auction before, but this is the first one we’ve seen with another eBay feature.  Thanks very much to Michael Boltonestater for this wonderful wealthsink in Woodside.

120619-harcross-buyitnowYes, you did read that correctly.  “Buy it now for $12,950M”  Funny, “Mary & Brent” doesn’t sound particularly French.

But the price in the listing copy isn’t the only thing French about “Le Soleil.”  Because it’s just as French to not particularly care if the auction went ahead last week, or got delayed until October.  Remember, the French word for mañana is lendemain, but it doesn’t have quite the same sense of urgency.

120620-harcross-concierge-auction

120620-harcross-facade-2120620-harcross-poolThis has got to be the first “Was $21M” house we’ve ever seen with postage-stamp-sized MLS photos.  Every single exterior shot is under 200 pixels.  Maybe they are postage stamps and we’ll be seeing them on wedding invitations all summer.

As to real property that you can Buy it Now on eBay?  Here’s something we swear we are not making up.

Enjoy this spacious, single-level, View Contemporary features 3 Bedrooms, 3.5 Bath plus formal Library/Study, on a quiet, private cul-du-sac in the highly sought-after Woodside Hills community. Live-in, remodel to suit, or build anew to take advantage of this huge 1.04 * acre lot with sweeping western hill views. The home at its prime was featured in Architectural Digest and Gentry Magazine.

120607-kenmore-too-much-furnitureThat first sentence doesn’t scan at all.  It starts off telling you to enjoy the house but gets lost in panting over the features.  Just because you’re spending over a million on a house doesn’t mean you should expect a realtard capable of proofing his own copy.  Anyway, here’s why nomadic sent this property in:

This house isn’t that bad, but a phrase in the 120607-kenmore-laundrycopy is amusing: “the home at its prime was featured in Architectural Digest and Gentry Magazine.  When?  I’d guess around 1960.  Hmm, according to their website, Gentry Magazine (apparently a pretentious publication) was established in 1993.  That hardly seems possible!

120607-kenmore-gentry

120607-kenmore-kawlums1993?  Then what’s with the mermaid on the website?  Splash came out in 1984, and even The Little Mermaid beat the 90s by a month and a half.  But if you read the current issue online, page 5 has a much pricier place in Woodside with the same high-falutin’ terms as eBay.  Yup, a minimum bid and a Buy it Now price.

120607-kenmore-mantleOkay, back to this house.  “The house isn’t that bad”?  How could it be bad?  It has mawbul kawlums!  Some of the other photos, though, suggest someone with too much money and no understanding of the term “less is more.”  Because when it comes to the photos of this house, more is definitely not more.  Maybe someone should tell the agent that plastering his name prominently across every single listing photo only adds to that “gilding the gold-plated fixtures” feeling.

120607-kenmore-little-gentryAnd that doesn’t include the utterly pedestrian street name.  Look, if you have enough wealth to buy in Woodside, you do not want to live on a street that reminds you of your mother’s crappy dishwasher.  Maybe you could make a donation to the Mayor’s favorite charity in return for a declaration renaming the street Miele Manor or Bosch Boulevard.  If you need inspiration, start leafing through Gentry Magazine.

Coming soon!  We can’t wait!
